Review 1:In spite of being adjacent to 4 lanes of traffic, we didn't hear it. The location was extremely convenient for everything we needed and needed to do. We were there in winter; there seem to be lots of summer activities on-site.

Review 2:No coffee maker in room or hairdryer. Having a light breakfast would have been nice but there were food places all around.

Review 3:Very comfortable and firm mattress. Close to where I had meetings. Very reasonable rates and clean. Close to stores and restaurants.

Review 4:7 Oakes exceeded my expectations. Needed a cheap place to stay and this place fit the bill. Wasn't expecting much for the price but the room was really clean, tastefully decorated, very comfortable bed and clean bathroom. It's easy to find and minutes from downtown. Our hostess was extremely friendly.

Review 5:There were no amenities in the room (coffee maker, alarm clock, etc.). The bed was very hard, pillows very thin, washroom/shower very small. The place desperately needs upgrading. No breakfast.

Review 6:The owner was extremely friendly however difficult to understand (ESL). The room was clean. The jacuzzi tub was an amazing size for two people!

Review 7:Bed was very uncomfortable. Pull out sofa was stained terribly and the owners said we had a recently renovated room. Very noisy.

Review 8:We did not like this motel at all. Even when reading the reviews and seeing the pictures on Booking.com the pictures are deceiving.

Review 9:The walls were a bit thin and we heard some sound travel between the room adjacent to ours, but everyone quieted down at night and it didn't have a big impact on our stay.

Review 11:I found my stay great at this motel. Staff are nice, rooms are clean and quite charming. It has an older retro look with some modern as well.eg. new TV, newer bed (very comfortable) the jacuzzi tub suites are terrific. Each room does have a bar fridge.No microwave unfortunately but Tim Hortons and other restaurants are within a block radience. This is definetly my place to stay when in Kingston. Price is right as well.

Review 13:Very good location near the 401 Hwy. Very friendly and accommodating staff. We needed to sleep 6 people and the price for a room with three double beds was far less than the price of booking two rooms with two double beds each.

Review 14:The room was clean, clean, clean although the furniture is older. The beds have been upgraded and are very comfortable. Because this is an older motel, the rooms are large with lots of space. The owners are helpful and focus on making sure they run a quiet property. Good value for the price. There are two grocery stores almost next door.

Review 21:The owners are exceptionally nice and friendly. The motel, altough, not fancy still provides all the basic amenities. The room was clean, quiet and warm while it was quite cold outside. Good value for this price.

Review 24:The staff were very welcoming and accommodating! The motel was a quiet and clean place to stay. It was well located to the place I came to Kingston for. Good value.

Review 25:Renovations have been started but not completed. There was no cover over the bathroom vent fan/light. The light can was filled with spider webs. Not appealing.

Review 27:It was the only room left in town for Queen's U drop off day so it was tolerable. I would prefer not to stay there again as it was very dated and expensive for the inferior quality. I have stayed in the town of Kingston for much less.

Review 28:With the windows opened, we heard our next door neighbours coming back in the middle of the night.

Review 29:Good accommodation for the price. Very comfortable beds. With the three queen beds, the room could accommodate the five of us without problem.

Review 30:WIFI signal is not stable and one of the room I booked (at corner) has no WIFI signal at all.

Review 35:The receptionist was very friendly. Location was not bad. The room was spacious and we liked the option of having three queen beds.

Review 39:Perfect location for what we needed. I like the old style motels where you back up to your door. Room was clean, a little dated maybe but was what we expected for the money.

Review 47:The strangest thing happened a couple of hours after we left the property. The manager called us because a pillow had been switched in our room and it was assumed (incorrectly) that we had taken one of their pillows. It was very hard to convince the couple running the motel otherwise. How did it happen? My mistake, I guess. I left the door open when we left as a courtesy to the person cleaning the room. Never again! Next time we will make sure our hosts are happy with the room when we leave.

Review 48:We found this motel to be clean, comfortable and well appointed for the money. There were two sinks, which was a nice feature. The bed was comfortable and the linens and towels were good quality. The staff was friendly and courteous.

Review 49:Very old furniture and fixtures and musty smelling. Noisy neighbours all night as the walls are very thin. We will not be back nor will we recommend it to anyone else. A big disappointment.

Review 50:Aluminum Door to the room was really hard to open, it did not open very wide and hard to get through it with luggage. Toilet paper was the thinnest paper I have ever seen in a motel, poor quality.

Review 55:Very warm and friendly from Vietnamese lady whom I assume is the owner. Most unusual for this class of hotel is the instead of a self-service laundromat they'll do your laundry for you for $8.00 a load, wash and dry.

Review 58:Motel needs upgrading. Very budget. Towels were almost see through as was the toilet paper. Was not impressed that the laundry charge (not able to do yourself) was $4 for a wash and $4 for dry and took over 4 hours because laundry person was painting the pool!

Review 62:The room was very nice. The ac worked good. We also used the fridge & the hot water was hot if you wanted it. Drain plugs worked (unlike some places) so it seemed well maintained. It was also handy to be next to the Fresco Grocery Store.

Review 63:This was like going back in time. A 60's look and feel but clean with a soft bed too. The lady at the front deck is just the most pleasant person sorry I didn't get her name but the moment you meet her you will know who I am talking about.

Review 67:Staff were friendly and helpful. When we reported that the heating was not working, someone came straight away and eventually left us a portable heater. It was clean and the beds were fine.

Review 68:Deadbolt on door was broken, leaving only a simple pushbutton lock on doorknob - that a child could bust open. If it werent so late and if I hadn't been so dead tired I'd have either demanded another room or left. I told receptionist about it in am. Strange that such an otherwise well-kept place would be so sloppy about security!

Review 79:The room was very clean. The bed was new and very comfortable. The staff was excellent and very friendly. I liked the fact that the motel does not have any rooms on a second floor. It was very quite.

Review 82:The shower did not work. We would have liked to sign in earlier but we're told there would be an additional $15.00 for this so chose not to. The nature of our trip was medical and this would have been helpful. More modern bedspreads would be a nice touch. The phone book was outdated and I needed to find a medical clinic. Current would have helped.

Review 83:Our room was warm , spacious and clean. The tub and sinks were modern and clean. We appreciated the Wi Fi and the fridge . The bed was amazingingly comfortable.

We were leaving by train the day of our departure and when the taxi was late showing up, the owner drove us to the train station! The customer service was beyond excellent and made our visit worthwhile.

Review 93:Extra fees for checking in at 1pm, no understanding or options for late checkout. Staff called me incessively to demand immediate payment for additional day when she would not extend my checkout to 2pm the following day. I was forced to pay fees for early checkin and an additional day when I had specifically outlined my schedule in the reservation.

Review 98:I have stayed here several times and would definitely recommend it. Rooms are clean and quiet, family who owns motel are friendly and helpful, and prices are the best in town. Just minutes away from all kinds of amenities (coffee shop, grocery store, drug store, big shopping mall) and a short drive away from downtown.
