Review 1：Our room however, had an obstructed view because of the hotel next door. We didn't have ANY INTERNET! The exit from the upstairs to the lobby was locked at night (which seemed to be against fire code) and was not opened on time in the morning to get coffee.The elderly lady at the desk didn't seem to care that we were trying to have a working vacation and that we didn't have any internet. They do advertise...internet in every room. So ...get a room close to the middle (you might get internet) stop at the store and grab some groceries and pretend that the office/lobby does not exist...because other than taking your $$$, it doesn't.

Review 2：We had a great location on the water, our room was comfortable, clean and remodeled fairly recently. Beautiful sunrise. Reasonable price for the location. Like a little efficiency apt.

Review 3：The public areas of the hotel let it down. The entrance is shabby. The check-in desk is small and poky and the public lounge smells of damp.

Review 4：Beautiful situation right on the beach and close enough to bars and restaurants. Many surrounding areas to visit. Rooms were spacious and equipped with everything you would need.

Review 5：Beautiful location. Near excellent restaurants. Staff was exceptional! Very clean which is very important to me. As I drove around it turned out to be the BEST place on the Cape. Balcony had the best ocean view ever. Mom was happy she could enjoy the ocean without walking.

Review 6：There was no one on duty between 8pm and 8am. No phone # in the room of whom to contact if needed. Our telephone was not working which we reported but was not fixed while we were there. Our cell phone did not work inside the building. No guest directory in the room. the ice machine was in the lobby which was locked between 8pm and 8am! Only straight backed chairs in room but nothing comfortable to sit in.

Review 7：The location. The facilities were well kept except for the stairs to the second level were not in good shape. The cleaning staff did a very good job.

Review 8：the beds are too hard, personally we like a very dark room and to much light came thru the blinds, we did hang a towel over door however the lights outside the room still came thru the kitchen and bathroom windows

Review 10：everyone was very nice and the location was perfect.... close to everything and we were there while the festival was going on which was great... only thing we would have liked different is coffee ready earlier before the walk on the beach, which is sunrise.... LOL

Management did ask that they try not to swear. This continued until at least 10:00 one night but weather put them inside the next night. We really did not have use of the balcony.

Review 19：It would have been nice to have been able to make a small pot of coffee rather than have to wait for the office to open. Ice was not available because it was in the office and it was closed after 10:00.

Review 24：The Wi-Fi signal to our 2nd floor end unit was essentially nonexistent. We werelocated next to the adjacent Red Jacket resort, and it was somewhat noisy until 11pm. Breakfast available at 8am consisted of a corn muffin sans coffee.

Review 30：For the price you pay and what you get, it's not balanced well. All your paying for is the Beach. Muffins for breakfast if you get there early enough. The room had a water leak from the A/C the y said was condensation. Sorry, even my wife could tell the leak was an old one. The screen on our screen door to the beach had a hole so big my head would fit through it. Plus the screen door had to be pulled shut unless you wanted to wait 5min to do it on it's own. Last but not least, NO FIRE DETECTOR.

Review 34：Very hard to get Internet-was spotty; Couldn't use cell except in the parking lot and the corded room phone did not work. A lot of stairs to drag our suitcases up to the second floor (stairs to first floor, also)-no ramps or elevators. Our room was very nice but there was some unfinished reconstruction-e.g. open holes in the closet ceiling, vents not flush with wall, screen door wasn't flush and holes in it.

Review 35：Second floor excellent ocean view and privacy were very good. Housekeeping and maintenance staff were very personable and helpful. Looked recently furnished/updated with very nice looking furnishings.

Review 36：The bed was infested with bed bugs. I saw them when I first inspected the bed. Thank goodness we didn't set our suitcases or clothes on the beds. The receptionist was very accommodating and refunded our money promptly, which made me question if they already knew of the infestation - since they didn't even question me when I told them about seeing the bed bugs on the mattress.

Review 38：Got a call at 7 pm the day we were to arrive asking when we were going to get there. The office apparently closes at 9 and the manager left our keys in the room for us. I have never experienced this before going to a hotel anywhere.

Review 41：Prime location with all newly renovated rooms and a spectacular view. It didn't feel like your typical beach motel. It was extremely clean and all of the other guests were so nice! You have private access to the beach front and the jet ski rentals, banana boat, and parasailing excursions were right there. It's also an added bonus you get 10% off your bill at a local restaraunt right on the marina. We didn't want to leave!!

Review 42：The bed linens needed to be changed as soon as I inspected the bed flat sheet was used as bottom instead of fitted. Blankets on the beds can be updated. Comforter needed to be replaced and it was done without hesitation.

Review 52：Pool was gross. Green and murky. Unable to use. Reported it to maintenance who lied and said it would be clear in an hour. Still green and murky next day. Entrance not kept up. Torn awning, dirty, stained rugs. Duct taped. Room with stained, ripped chairs. Unusable wifi- slow and kept disconnecting. Phone in room didn't work. Stairways to get to second level inconveniently placed and unsafe. Narrow, dirty, cement stairways.

Review 54：The rickety staircase to the 2nd floor rooms that were uneven and could not be up to building code. From the road it seems something out of the 1970's. The Wifi and phone service was spotty.

Review 56：We had no cellular phone signal in the room and our room phone did not work. They were aware that our phone did not work but didn't offer any solutions. I did not like being without a phone of any kind in the room. We did have wifi. The breakfast of muffins in the lobby were usually put out at 8 am and gone 10 minutes later.

Review 57：Beautiful property with amazing ocean views from every room. The beach was perfect, quiet and not crowded - like having your own private beach. Rooms were clean, updated and comfortable. The kitchen was well stocked with utensils, cookware & plates and there uses grill on the lawn/patio which is very convenient if you want to cook.

Review 60：There's NO WiFi inside the rooms, contrary to what the staff claims. You have to stand outside the front of the building to get it. Breakfast consists of coffee and muffins if you can find one.

When I asked about the pool and when it will be open because the sign said it would be open by 8 and at 930 her answer was its too cloudy in a very rude way even though the pool was completely fine to swim in.

Review 64：Cell Service on the Cape and this area in particular is quite spotty, obviously this isn't in the owners control but it's worth mentioning. WiFi is advertised as available in every room but based on the buildings construction the only place I was able to pick up the network from the room was in the area of the kitchen and even there the signal was week.

Review 65：Great location directly on a lovely beach. Every room has view. Room/Beds were very comfortable and I had no problems sleeping at night. We only took advantage of the coffee and muffins one morning as we were usually up and off exploring before service started, but it was a nice touch. I would definitely stay here again.

Review 77：My wife is always worried if the rooms and bathrooms are clean. She was very pleased. We stayed during the week and nobody was there. It felt we had the whole place to our self which is always a plus!!!

Review 78：We had trouble with the wifif and phone service. There were network signals but I think the resorts on either side were hampering the connections. We had no cell service in the room except when we went into the bathroom or out on the back lawn.

Review 100：I was traveling with a friend who had a loss and we were looking for a water view. We found it with you and it was wonderful to go out the door and down to the beach. We did have to move to a new room the first day because a new room did not have phone access yet. That was taken care of immediately and we were quite comfortable for the rest of our stay. Review 101：Previous 3 visits we were put in completely remodeled rooms setting the expectation that all rooms were remodeled (very nice). But upon arrival this time we stayed in the room adjacent to the office, the door was ajar when checking in, doors only opened half way and most efficiency items were dated, including a 19 inch cathode ray tube TV. The bathroom was in disrepair. Price was the same as previous stays but accommodations were substandard compared to expectations set from all other stays. Overall, somewhat disappointed, but would recommend motel. Just request a newly remodeled room.

Mirror in bathroom makes it about impossible to do your hair or put on makeup.

Review 114：We were impressed with the cleanliness and location of this motel. The cleaning staff was polite and helpful as well as the checkin/checkout staff. The beach was even more than what my expectations were and we are now looking forward to returning in the 2015 season with our extended family.

Review 115：After 8pm it is necessary to walk up a flight of outside steps to the second floor rooms. The steps could possibly be difficult for elderly or disabled persons. Before 8pm, you can walk up a flight of inside steps next to the office. We couldn't find a vending machine on the property. They have a continental breakfast in the lobby and crushed ice.

Review 116：I liked the ocean view and the facility in general. It was very quiet off-season, except for a party in a neighboring motel, which was actually very reserved for a beachfront facility. I personally liked the lobby furniture and atmosphere a lot. My wife wasn't thrilled.

Review 118：First of all the location of this hotel is wonderful. We stayed here in mid September and the beach was all ours, it gets much quieter on the Cape in September and that's what we like. The rooms are updated and very clean with nice kitchenette. The owner and staff are very nice and accommodating. There are lots of great restaurants in the area and a great little bakery just down the street within walking distance. And best of all the view from the rooms balcony is absolutely beautiful.

Review 119：Bathroom to small . Couldn't see your self in the mirror. No room to open the door. Asked why our room was more then our friends was told it was an up grade wish it was not.close lounge to early unable to get ice after 8. Need ice machine available.

Review 128：Once off Rte.28 the location is wonderful. Loved the lawn and walk down onto the beach. Rooms clean and good sized. The call to the desk for help to work TV brought immediate response. We obviously enjoyed our stay and wish it could have been longer.

Review 130：Loved our room (214)...it was large, clean, and looked newly renovated. The view is great. Only thing is the air conditioning is really loud. Everytime it went on, it woke us up. So we turned it off, but our neighbor's air conditioning woke us up because you could hear it quite clearly. Otherwise it was great.

Review 136：From the weathered exterior of the motel, you could not guess the newly renovated interior. Everything in the room looks new and clean, from the little kitchenette to the bathroom.

Review 137：Had some issue with room on upper level (leaking from ceiling/roof). Staff was very nice (and we were too) about moving a couple of times during our stay. However, one staff member was very cold/nasty about the morning (8/5/14) they decided to repair the roof with no warning to us. Noise over our heads started at 7AM and continued for the rest of the morning.... it was our last full day and we had decided to just lounge in our room and at the beach for the day. Wasn't nearly as enjoyable with all of the banging, walking, noise over our heads/room! Woman at front desk could have been MUCH nicer when I asked about the noise and how long it would be. Otherwise, the rest of the staff was VERY pleasant! Mattresses in 210 could use replacing.. not comfortable. Lobby needs a "refresh".

Review 138：The location was perfect for our needs. Parking was convenient and location was wonderful to get to other places, both local and the rest of the Cape. The beach was lovely, and couldn't ask for better views from our rooms (we had two... one on each level... first level worked out perfectly for elderly aunts that were travelling with us. They could walk right out of their room and sit and overlook the water. Most of the staff was VERY pleasant and accommodating.

Review 139：Dirty carpet in the room. Sticky old stains on carpet. Beach was messy with cigarette buts and seaweed. Needs to be groomed in the mornings.
