Review 1:Would have liked to have a later check out (it is 10am). It is always nice to have at least an extra 2 hours (some places let you stay at least until 12), and we were not afforded that. There was not a lot of business in the middle of the week on the Cape at this time of year, so that wasn't ever going to be the issue. There were PLENTY of rooms available.

Review 2:Didn't stay but overnight, however, clean and tidy, nice rooms, great views. Wish we had more time and will definitely come back!!

Review 3:as mentioned in what liked the airconditioner was not performing as expected. Would shut off and not having ability to open windows was an issue.

Review 4:Everything was fantastic excluding air conditioner. At the far end from ocean yet still a great view. Pool was very nice. Staff friendly. Room decor excellent.

This is a timeshare and we were not there to purchase one, but ended up listening to a sales pitch by a very nice lady- however at the $300 a night we paid, we werent thrilled about the attempt to sell as we were getting ready to check out.

Review 12:Nice room, decor and very clean. Location great- near mouth of Bass River. As kayakers we enjoyed paddling the river-the entire length and back. Nice little bakery down the street, but wished there was a descent hot breakfast offering on site. The beach was nice to walk. We were there during meteor showers in August and enjoyed the sky at night on the beach. We liked the private back patio and path right to the beach- just steps away

Review 13:The beach had no chairs or umbrellas to sit on. You could borrow chairs but they only had 6 available on a first come first serve. They were changing the air conditioning and it did not keep the room cool. It is listed as a 2 room with a partition that you could close for privacy on both sides but the air was only in the living room part, so the other room was sweltering.

Review 14:this location had a nice beach and was convenient to restaurants. It was easy to find and to get to.

Review 17:Bed sheets or bed and towels didn't have that fresh laundry smell although they're clean. The unit didn't have a stove but only a microwave to cook. However there is a community room with a full kitchen. Can't swim in the beach, full of seaweeds, makes water look dark.

Review 19:Staff complaining about their jobs, and more than one staff member complained to me about lack of stadding and communication between the front desk and house keeping. Poor experience due to staff making me feel uncomfortable.

Review 20:Could hear and see the public event on Bass River Beach during the day that would only be a problem if one is trying to sleep. Could also hear snoring and muffled phone conversation next door but not enough to be annoyed.

Review 21:Private beach next to a public one. Great location for a day trip to Cape Cod National Seashore and Provicetown. Close proximity to Hyannis for a day of shopping and tours/ferry rides from Hyannis Port. Very tastefully decorated and comfortable suite with club facility. Just right for our family of four with two teenagers who slept on pull out sofa-bed in the living room (with hidden sliding doors). Don, who checked us in on Saturday was very welcoming and helpful with restaurant suggestions (our conclusion: Captain Parker's has the best clam chowder but Skipper has higher quality seafood dishes overall.)

Review 27:We could hear exactly what the guests upstairs were doing. So get a room on the upper level if you want to ensure peace. Check in at 4pm and check out at 10am is on the short side compared to other hotels

Review 29:Additional costs to upgrade room because the Ocean View on the first floor was a parking lot. I really wanted a true Ocean View. No elevators. Bike trail was 5 to 6 miles away.

Review 32:The walls and ceiling have no sound protection. We could hear someone banging stuff around above us. There was a couple next door that argued all night and we could hear almost everything. Very annoying at 11 PM.

Review 34:Being midcape and on the beach let me spend as much time on the beach as I wanted and I was also minutes away from Chatham and the seals, bike paths, and other beaches. The room itself was outstanding. The kitchen had silverware, plates, coffee filters, and cups. It was great to eat my breakfast on the bench overlooking the ocean.

Review 36:I loved the location of the room which overlooked the ocean as well as the balcony they had for each room. the rooms we notably refurbished and very comfortable. Noteworthy was the fact that the hotel attempted to overcharge me with their new rates but I called Booking.com and they resolved it as well as securing me a better room with the great view. Bookiings certainly came through

Review 37:The resorts next to ours offered their guests beach chairs and umbrellas. We asked to bring the pool chairs down to the beach and were told no. That would have been an added luxury. The staff at the front desk on check in was not friendly.

Review 39:No outside access directly to/from the room. The one indoor corridor ..at least on the first floor... is so narrow that 2 people cannot walk side by side. Makes it difficult with luggage and housekeeping carts in the hall. The room "balcony" was more of a decoration than a useful area...really just a step-out area for 1...(maybe 2?) person(s) to check the weather. The bed mattress wasn't too comfortable..felt like stiff foam but I got used to it and slept okay. My husband didn't seem to mind. Was surprised that with all the updates done that there was no safe in the room. Pretty pricey but in line with most of the other hotels on the beach.

Review 40:Can't beat the location and beautiful view of the ocean! The staff was attentive and friendly. Minor issues, coffee pot didn't work and the TV remote didn't always work, were fixed promptly. Great activity room for kids. Picturesque deck overlooking the ocean. King size bed came with the one BR suite. Room always smelled fresh and clean. Beautiful room with up-to-date decor. Loved the "private" patio because I do smoke and enjoy my morning coffee and cigarette first thing in the morning. I can't be the only smoker that appreciates not having to look bedraggle amidst the company of others! Overall great experience!

Review 41:Rooms overlook a parking lot, with a glimpse of the sea beyond. The beach is very small, just the width of the hotel. The AC is located in one end of the room, so if you're planning to use the sofa bed for kids or other guests with the pocket doors closed to separate sleeping spaces (sounds fantastic in principle), be prepared for one part of the room to be freezing and the other hot. The rooms are advertised as soundproof, but kids in the room above us disproved this claim quite well.

Review 92:Ads lie - there are no hot tubs in the rooms but promotion even liststhem on the reservation. There is the world's tiniest swimming pool--asa lap swimmer, I had looked at the web site, and thought the pool lookedample. It was not.Front desk was not well informed about the area. Didn't know of a very good restaurant just a half a mile down the road. Rarely does a reception desk employee look up, smile or say hello when you go by the desk, headed in or out. The walk from our room (second floor over reception area) to the pool was very long, and the layout is extremely unattractive any way you look at it.

Review 94:The walls really are paper thin and you can hear talking in the other rooms. This wasn't really an issue except when the room next to us was getting ready to check out. There were a lot of people talking and it woke me up. The only other negative is that check out is really early - 10:00 AM.

Review 95:You really can't beat the location since it's right on the beach. Our room was very clean and spacious, like previous reviews have stated. We were on the second floor and had a great view of the water.We found out some rooms have a stove top in them, but all rooms have a mini fridge, sink, microwave, and dishes. We used the communal kitchen to cook dinner and they have three outdoor grills that guests can use. Overall, a very nice and relaxing stay.

Review 98:The pool is misrepresented: it is indeed a very small and notparticularly clean pool. The staff is a little "abrupt" in theirattitude, not very welcoming. Rooms are generic, view of the parkinglot, very small and not convenient (via corridor) exit to a smalloutside area. Lots of smokers smoking on balconies, and loud people. Notrelaxing. We had to turn on the fan not to hear the neighbors.
