Review 1:They charged both my rooms a $15 a night pet charge for two nights for a pet we didn't have. An extra $60.. So check your bill carefully. Other than that no other problems. It's supposed be coming off my bill.

Review 2:Breakfast was good. Nice place and great location too.

Review 3:Last time the room was very clean but this time everything except the floor around the beds was not swept or mopped.

Review 5:The negative part is noise is a big problem. There is very limited sound proofing. The concrete floors outside make noise a major problem.

Review 7:The hotel is on the North end of the downtown area. It's a little far to walk to the attractions. We got the three day trolly pass for about $20 and they picked us up in the parking lot within about 15 minutes every time we called them.

Review 11:Staff was very friendly and accommodating, changed our room for handicapped facility, adding another night was simple and easy...were very helpful with our questions about the area, what to see, how to get around, etc. We were seeing St. Augustine for the first time, celebrating my husband's 75th birthday!

Review 16:Easy access from I95 follow US 16 to Ponce de Leon Blvd and it is on the North East corner of the intersection. Although an older hotel the rooms have been recently renovated and are very spacious and comfortable. The included breakfast was excellent with a variety of hot and cold options.

Review 34:Had to ask three days in a row for towels washcloths or bathmat. Asked three days for shower soap. Room service has left a bad taste in our mouth. Not sure if I'll ever book again because of it. Also bedding was never changed. How many times is staff aloud to smoke in front of customers?

Review 45:I love love southern oaks this was my 2nd time staying there everything and everyone was wonderful. So clean beautiful rooms. Staff where so helpful and very nice. Breakfast was so so good. Will be staying again in February and may. Southern oaks is a real gem of a place. I would recommend it to everyone.

Review 47:This inn is located on a busy street so there was allot of noise at night. The sheets and towels were clean but the room was musty and smelled like someone was smoking there even though it was a non smoking room. The room included breakfast but the they kept running out of food and took very long time to re-stuck everything if at all. One morning they ran out of milk at 8am... It is located 5 min drive from the center but honestly, I think it's better to find an inn (the city is full of them) even closer so can use the troly or walk instead of using the car and paying for parking. I won't be staying here again unfortunately

Review 48:Nothing fancy, but the beds , bathrooms showers etc, breakfast and cleanliness are all to me are first rate.The location is as well. We like to walk so being on the far edge of town works well.about a 1.7 mile walk in and out.

Review 49:Room was small and cramped for 3 people. One bed shoved against the wall was only accessible from one side. Only one mirror -small- in bath area. Toilet was not separated from shower-sink - area which was inconvenient. Doors needed and door jams needed painting. Parking in area of our room cramped and poor accessibility. This is our second stay here and second disappointment. Won't stay here again.

Review 51:The rooms are small, comfortable, but small. It was my husband and I and our 7 year old. We had a room with 2 queen beds. It was cozy!

Review 52:Staff was very friendly and welcoming. Breakfast was included in the rate. Rooms were very clean and updated with hard wood style floors and granite counter tops. There was also a small fridge and a microwave in the room which was nice.

Review 53:We really had no bad experiences. My only surprise was on check-in. Because I was paying in cash, they needed an additional $100 cash in case of incidental charges. But I did get it all back at checkout.

Review 54:Although the Inn is on the northern end of town, it is convenient to both roads into town. The grounds are well kept and though it was too cool for the pool, it was very clean. The rooms are nicely done after remodeling with lots of amenities. FOUR pillows on each bed! A very nice stay!

Review 55:The beds were hard. I had selected this hotel based on other reviews about the beds being comfortable. Also the room had a bad smell to it. I feel like a paid too much to sleep on a hard bed in a bad smelling room. I would have rathered get up at 4 am and drive to get to the wedding than have paid almost $100 for the room.

Review 56:We were in St. Augustine for my brothers wedding. We had to get the cake the day before the wedding and it had to be kept refrigerated the staff allowed us to keep the cake in the fridge downstairs.

Review 63:The hotel is located about 5 mins from the St.Augustine tourist area, so you don't get the noise and traffic, and it's a straight drive down A1A to get there. It was a nice size room with a small refrigerator to put our drinks in. The area was good too with places to eat nearby like Madri gras sports bar. The breakfast provided was great and so tasty. I had the western eggs with cheese grits two days in a row and couldn't get enough of it. I would definitely stay here again and recommend my friends and family.

Review 64:Got locked out late at night, i.e., key deactivated due to their ineptitude thinking I had checked out. Had to leave $2000 worth of bags out front and walk back up to front, door was locked no one around. When night clerk did show up, he acted like I was at fault. He was singularly the rudest punk I've ever encountered at any hotel: ever...

Review 70:I booked this hotel for my in laws following my daughter's wedding...they loved it. I worked at this location when it was the Days Inn Downtown, and so I checked it out online, I knew it had been refurbished, and I totally liked what I saw. The price was fair and my father in law said the room and the breakfast was very nice...he's not an easy one to please, so that in and of itself says a lot.

Review 100:The hotel website states all rooms are smoke free, however when we arrived there was a distinct smell of cigarette smoke. It went away after airing the room out for a bit and spraying perfume, but an acknowledgement/warning would have been nice considering housekeeping was in there before we were and the smell was so strong I wondered if I hadn't gotten a smoking room instead of non-smoking. It took 45 minutes to be served our complimentary breakfast of waffles and bacon (15 minutes to get some OJ), with waitstaff blaming other members for not working their share and being blatantly unapologetic and unprofessional in the process.

Review 101:Front desk staff was friendly, rooms were clean (with the exception of the strong smoke smell) & proximity to restaurants & shopping was great. Rooms are updated with comfortable beds and nice big tv's.

Review 102:Minor and correctable with better training. Staff (particulary middle age woman) in dining room sliding metal chairs on floor making harsh noices and slamming dirty dishes making loud noices time after time did not make you feel like finishing your meal.

Review 122:They do not offer a free continental breakfast and due to staffing issues the service in the attached restaurant was a bit slow. The food was average at best. The soap products used were liquid and in wall mounted pumps in both the vanity and shower areas. More upscale offerings would be a big improvement. Towels are old and need to be replaced. The pillows were not comfortable, but then even more upscale resorts have a hard time getting this right. The pool is aging and the fence and pool surround could be refreshed to give a more resort like feeling. It is on the side of a parking lot along a side street somewhat detached from the rooms.

Review 123:The front desk people were very friendly. The woman servicing our room was also very friendly and helpful. The rooms were clean and adequate. The location was great with lots of parking. They have a pool and a fenced in pet area.

Review 124:DO NOT WASTE YOUR TIME EATING BREAKFAST IN THE "RESTAURANT"!! That was by far the worst experience in my life in any restaurant, anywhere, EVER! Waited OVER 45 minutes to only get a portion of our order and the waitress (a young, black girl) never even bothered to ask is if we wanted refills of our drinks or give us a reason why it was taking so long. I could write a short novel on the unprofessional attitudes and the absolutely awful, cold food! We would have been better off going to McDonalds! I fully intend to write a letter of complaint to the hotels manager about that girl and the whole situation.
