Review 1：The hotel is very old so it has an old hotel smell in the hallways. The bed was awful -- I could feel every spring, and the pillows were like limp fish!

Review 2：The staff was so very friendly and helpful. the location, right on the Boardwalk could NOT have been better, and I loved the rocking chairs on the porch (although many of them are in need of replacement). I, for one, loved the coziness of the little room facing the Ocean...it was the size of a walk in closet, but I loved that! Perfect for a solo traveler.

Review 10：This place is old. Not old as in nostalgic. But old as in worn down and dingy. The parking lot is very small, cramped and oddly plotted. But it's free with your stay. Parking is in the rear with no rear entrance. So you're forced to lug any bags to the front or small side entrance.The bed was wornn in with no support and coverings dingy and stained. The carpet was filthy and smelled. The floor slanted to one side. The tub had hair in it. The sink didn't drain properly. There was an old water bottle in the fridge. We couldn't see through the dirty windows. We kept the windows open just to breath our whole stay. I won't be back.

Review 11：Location, location, location! The lobby exits right onto the boardwalk. You can wake up to the sunrise over the ocean if you leave the dirty windows open.

Review 16：Reservation were not correct on arrival. Had to pay more for ocean view out a very tiny window that leaked n did not open. Very dirty. Door to room very tiny had to turn sideways to get in room. I'm a all person. Water was either hot or cold. Staff did not wear shoes. Had to move room half way through and both rooms smelled of sewage. I could continue however the stay and hotel was by far the worst I have ever experienced .

Review 17：Needs updating. Great location but not worth the price for the room size, furnishings, etc. Window blinds not in good shape nor were the curtains - could barely open & close them. Also, shower/tub drain was clogged.

Review 24：The property is so old that updating it will likely cost a fortune, hence its not being done. The carpet are very dirty, linens old. Could not get the shower to a comfy temp and the AC was a hit or miss too. It had a sad, tired feel to it.

Review 33：The bathroom was very outdated and didn't appear to have been upgraded since before the 70's. The bathtub didn't drain while showering, there was a hole in the corner molding inside the bathroom that was gross and the bathtub had a drain cover that was falling off.

Review 34：The location was great, it's right on the boardwalk so that was awesome. Perfect, if you like sitting in rocking chairs on the deck people watching which I do. The beds were fairly new very comfortable (major plus).

Review 35：facility needs an update -- lobby/hallways/room itself. key is regular key, not updated, bathroom tile is grimy, toilet needs to be updated as the seat was a different color than the rest. Overall, the hotel needs an update/remodel all over!

It was everything that I remembered about my last stay (which was a good 20 yrs ago if not more) & I was happy to share that experience with my family now. I was especially happy to see that they still had their rocking chairs as I certainly enjoyed rocking on their deck watching the dolphins swimming down the coast, both then & now.

Not a fancy hotel, but great for the price and for a family who goes for the beach not the hotel room. Love the rocking chairs on the patio! Couldn't get any closer to the beach, and there's always action on the boardwalk.

Review 60：Very old and in need of update. The lock to the very old flimsy door barely kept the door locked shut. I did not feel safe with any of my stuff in these rooms. The parking lot was horrible, had to be the most crammed small parking lot ever! I couldn't even get out of my car doors. The room smelled musty and the bed was hard and not comfortable and the room was so tiny, and our view was the roof of the building to the next of us. The shower was a NIGHTMARE... The water was impossible to get comfortable enough to take a shower it was freezing cold then scolding hot every 10 seconds :( The bathroom has NO vent so be prepared to have a smelly bathroom. Overall I would not stay here again I paid Way to much money for this place and it was worse than any hotel I have ever stayed at. I feel ripped off for the amount of money I paid. Also the TV was VERY old and no bigger than like 20 inches.

Review 81：Parking, while available, was HORRIBLY tight, with quite a few hazards. No place to turn around, posts with bolts sticking out- scratched the crud out of my vehicle pulling in to a tight spot, allowing repairmen to park in such a way it was almost impossible to get out of the lot - and they were there all day. Water wavered between scorching and luke warm except the day that it was totally cold. Power tripped several times for no apparent reason.

The bathroom door handle was broken, the shower was leaking badly, and the ceiling had disgusting water marks on it. Floor carpeting seemed dirty. The bedding was OK though. Or 5 year old daughter didn't want to stay there at first and said she would never come back. I agree with her. I don't understand why the hotel has 3 stars on booking.com. It is hardly a two or even a one star motel. We paid $245 for one night in this place. For that price I would expect something better. Wouldn't recommend.

Elevatorwas small and the hallways, windows were very dirty

Review 119：It appeared the property itself has not been updated in 20+ years.Everything was very old in an outdated way with uneven floors andcarpeting & bathroom fixtures that must have been 20+ years old.Parking was an issue, offering 25% of the spaces they needed at thehotel, most people had to park at a remote parking site unattended.The noise was unbearable. Outside of those walking by on the boardwalk, which was fully expected, people were on the rocking chairs on their outdoor patio, between the hotel and boardwalk, being very loud all night long without any control/ involvement from the hotel front desk.What was most disappointing is despite signing a contract upon arrival that among other things included promising not to smoke, due drugs, throw a party or keep other guests up due to being loud, the room next door did exactly that until dawn. They threw a party in their room with non-hotel guests that came and left all night, each time slamming the door shut which nearly had us jumping out of bed each time and were loud and out of control.Despite calling the front desk numerous times, they were not told to leave the hotel (non guest or those who rented the room), and they continued this party and door slamming until the sun rose the next day.During the day walking into the elevator it smelled like pot.Each day their outdoor patio which faces the beach and overlooks people walking by on the boardwalk, seemed like an ideal place to people watch and enjoy a relaxing rocking chair with family which we tried to do.Sadly the hotel does not have a "no smoking" policy on this outdoor patio, so ALL the guests who were not allowed to smoke inside the hotel made this otherwise enjoyable outdoor area a smokers lounge.Instead of the smell of the ocean breeze and boardwalk restaurants, the disgusting smell of smoke attacks you from all sides. There was literally not a time in the day or night that there were not many smokers on this patio.

Review 120：We wanted to bring my 5 yr old son to the beach over the weekend andstay on the boardwalk. Which we accomplished. The rest of this trip,relating only to the hotel, was a nightmare not to be repeated.

Review 121：Had confirmation for queen and pullout. Front Desk person was not veryhelpful when they said there was "NO ROOMS" available becauseof checkin time even though it clearly showed "LATE ck in " onconfirmation. Argued for 1 . 2 hours and finally got a room.

Review 122：In the morning it was raining, so we thought we'd sit out on the rocking chairs (some of them are under the awning). However, the chairs were taken up with the smokers... and was disgusting. Not too nice to sit among second hand smoke when you're trying to enjoy fresh air and the ocean breeze. They need to prohibit smoking on that porch.

Review 137：The fact that it is not the cleanest place I've stayed in. Reported people smoking weed on our floor and staff said it was impossible to track down who it was. Found out after the fact that they have been reported as having bed bugs on the 3rd & 4th floors which ruined my weekend. When you move your car there is no guarantee you will get a parking place when you come back which was not told to me before making my reservation.
