Review 1:Our unit was huge - 2 bedrooms, 2 bathrooms, and lots of space! The full kitchen with all utensils was fantastic, especially because the market is literally up the road. The washer and dryer was also very convenient. The grounds were quiet, beautiful, and in a great location, and the price couldn't be beat (about $150 a night in January). We would definitely stay here again!
Review 2:Unit was very clean and comfortable. It had a really nice layout and beautiful furnishings. Easy access to the pool. Enjoyed our family time at the condo.

Review 9:Golf course grooming starts at 5:15 am outside bedroom balcony, you are part of your neighbors socializing whether you like it or not, people still smoke on the balconies. First world problems, so not really complaining.
Review 10:Very clean, great bed and linens, didn't need air conditioning because of great breezes and condo layout, lovely pool area, non-smoking resort....yeah. Beautiful island furniture. Perfect for couples who want to truly get away from everything.

Review 17:The equipment and utensils provide everything a home needs; including washer/ drier units to can and bottle openers, vacuum cleaners. The location is perfect for those who want to be away from hustle of touristy crowd and noise, but are on a sightseeing trip. Village market is walking distance. Quiet and comfortable enough. No noisy neighbors.
Review 18:Cleaning staff did not replenish shampoo, conditioner, toilet paper, dish washing liquid after the first cleaning (on the 3rd day). We stayed a total of 5 nights.

Review 20:Only 2 minor notes for improvement. We had difficulty matching temperatures between 1st & 2nd floor. Often the 1st floor got too chilly while trying to make the upstairs comfortable for sleeping. We just used blankets downstairs when necessary. Also, I would swap out the provided pizza pan with a large cookie sheet instead. We could have used it several times, but we made it work.
Review 21:It was our first time visiting the Big Island and we wanted to explore. Waikoloa Village was a perfect location for us as it was central to all of the major points of interest. The fantastic and friendly Waikoloa Market was just a mile away and we quickly felt like locals in our spacious, clean and well-appointed apartment. Bravo!!!

Review 24:My wife and I stayed at Paniolo 13 years ago and because of that experience I chose Paniolo for this trip with our best friends the Niedereckers. We were not disappointed. Once again, we had a great stay, as did our friends. On any future trips to the Big Island we will again want to stay at Paniolo Greens. So will our friends. BTW, as it had been 13 years since our last stay, I was hopeful the property had been properly maintained. While, not NEW, we felt that everything was in great condition.

Review 35:that I requested for the bottom unit but when I asked if I could hear noise from up above receptionist Tamy said yes and did not bother to put me in a unit where perhaps there was not a renter or vacation family up above. I am sure there was a lot of empty unit as this was not a holiday weekend. Felt she did not go above and beyond as my hubby has a difficult time going upstairs. And I told her that mind you.

Review 40:It's not the fault of Paniolo Greens, but the adjacent golf course, which is a separate business, has their groundskeeper out mowing the grass (loudly) at the crack of dawn every other day. If you're an early riser, may not be a big deal. If you like sleeping in...ugh. They really need to work out a different time for the mowing with the golf course people.
Review 41:Helpful staff, good proximity to groceries and restaurants, property is well-kept. We were surprised that our week-long stay also included housecleaning on a couple of days; didn't realize that. Good, practical facilities.
Review 42:Floors are thin on the second floor. Had a complaint about having a party, but it was just my kids setting up the pull out chair. Pool was nice but it felt like it wasn't clean.

Review 49:Great location for our situation, great value for Hawaii, very clean and comfortable. Got a surprise upgrade to the 2-bedroom! Loved the comfortable king bed, soft sheets, pillow supply, room darkening curtain, night light feature on the bedside lamps, spacious bathrooms, provided amenities, and neatly organized kitchen supplies. Fun to see the wild turkeys hanging around. : )
Review 50:Room a little dated but was fine for me. Staff friendly and helpful. Excellent service. Resort at higher elevation which is a lot cooler with beautiful mountain views and some coastline. Not much around except the golf course but I enjoyed the quiet and serenity. Best was that they allow you to keep your bags there after you check out which gives you a chance to explore further without worrying about luggage. They also have one shower in the main lobby restroom, so you can take a quick shower before you leave for the airport. They provide towel, hair dryer, shampoo/conditioner/soap dispenser in shower. Great for people taking the red eye flights who want to freshen up before heading to the airport.

Review 60:I had a huge 2 floors and 2 bedrooms apartment, really nicely decorated with all the comforts you might need and a beautiful view from the balconies. While the hotel is not right on the beach, it is only around 15 minutes drives to the beautiful beaches of the North Kona coast, without having to pay the exorbitant prices of the coast resorts.

Review 62:staff was very friendly and flexible with the payment issue I had. they allowed to check in a couple of hours earlier and check out an hour later free of charge. we got a 2-bedroom villa instead of 1-bedroom. it was huge! 2 bathrooms, laundry, all toiletries, fully-equipped kitchen, coffee, i-phone station. beautiful design and nice furniture, TV in bedrooms and the living room. everything you need for comfortable stay they have people on site who can help you to plan vacation. very quite area, close to golf-club, our windows were facing the golf field. there are 2 beautiful beaches in 10 minutes driving: one is good for snorkeling and another one is famous Haouna beach with white sand. shops, restaurant are located just next to the resort area, easy to walk. we took rental car and the location was good for traveling to different parts of the island especially if you plan to go to Hilo side a lot.

Review 66:I loved that it felt like home away from home but only that you didn't have to clean and I loved that it felt so high class better then the Hilton for sure.. Love the privacy we had in separated rooms from our kids. I really really enjoyed the fact that the place was so well kept and clean.. No staff members made us fee like they were watching our every move we could have friends come and visit us without hassles.. The appliance was all there no washing at a laundry mat.. And home away from home but like walking into a new house that just got build and like new appliances ... Awesome awesome time my family and I had... No place if rather rent... Paniolo is our go to spot.. I'd recommend it to everyone... We are local and live on the island and we are sure to visit there once every month... Pool tennis court basket ball hot tube.. And no waiting to bath everyone got there own showers.. And no more spending money on take out... We brought some food from home and saved on that.. Well worth all we saved in food... Thank you Paniolo now I'm charged up and have the energy I really needed to get focused.. Aloha..
Review 67:Wifi is mediocre at best, and the check out time of 10AM is a bit miserly (late checkouts are not easily obtained.) Minor points versus the experience.
Review 68:I travel to the Kona side of the Big Island frequently - several times a year. Paniolo Greens is by far my top choice. The setup, the location (if you want dry, cooler, and close to all the best beaches, with easy access to grocery and less expensive restaurants), and the staff are all contributing factors.

Review 81:The noise from the upstairs apartments. To be fair to reception staff, we were offered an upstairs first, but chose to move downstairs to an apartment with a better view and were warned that this would not be so quiet. The building was clearly not sufficiently sound proofed even though it s modern. Paniola is moe than 6 miles from the glorious sandy beaches so is a bit of a treck across dark lava desert after 6pm.

Review 83:It was definitely a value for the accomodations. It was nice to have a full kitchen with blender and rice cooker; however, the debit visa charges have tied up my funds for the rest of my trip. It's been 24 hours since I checked out and I still don't see the refund of the original deposit. And I probably wont see it for at least another couple days.... When a hold is placed on a debit visa, the entire balance plus a $100 security deposit is deducted from my bank account. Instead of refunding this amount at the end of my stay and recharging the actual balance which ties my money up twice, you should just refund the deposit. For example my stay cost $500 and the deposit is $100. So you hold $600 when I check in. When I check out you refund the full $600. This money takes at least 48 hours to show up in my bank account. And at the same time when I check out you withdraw again the actual balance of $500. So for 2 days at least I have paid $1100.....while I wait for the original deposit and hold to be refunded. That is inefficient and inconvenient. Especially since you are aware the holds take at least 1 - 2 business days to process... if it is a weekend that's even worse. Why don't you refund just the deposit next time and leave it at that? So when I checked out, you should have just refunded $100. and that would have been it. then you only tied up $100 not an additional $500+$100 deposit. So I'm choked and this almost spoiled my trip. In spite of that the staff is very nice and very helpful. It's just that I'm disappointed nobody figured out logically how to handle debit visa stays without causing the customer extreme financial inconvenience. If I don't see my money back in my account by tomorrow because you all promised me 48 hours max, I will be calling you. thank you.

Review 88:Arrived after 8 PM exhausted from meetings on Maui all day then flight to Kona. I was given a room already occupied which the front desk agent didn't believe until she sent one of her staff to check it out. She was very apologetic once error was confirmed and it was quickly sorted.
Review 89:The mauka (mountain) location is much cooler than sea level. I called the wild turkies on the adjoining golf course with bread. Imagine 20+ turkies running full speed up the hill directly at you. Great fun. Big 2 bedroom condo. Nicely furnished and outfitted.

We would not stay here again cause of the fact of my wife not feeling well cause of the allergies of pet dander in the condo, and the fact that it was sprayed with strong fregrence of flowers. Review 96:We had to put up a fight with the price we were given when we booked online--they wanted to charge us more because they couldn't change their computer's price. Someone defacated in the pool and they didn't bring anyone in to clean it so they shut it down instead leaving all of us hanging. There was over 4 hours of swim time left and our kids were very sad since they were looking forward to it all weekend! We never swam once!! Our kitchen had a dead fly on the ground and the things in our freezer never got frozen over night. They didn't want to give us a bottom floor as I requested in the reservation. They said it was all booked. I fought for it and all of a sudden, 3 were available!

Review 111:Only thing that stood out was the bugs. Obviously being in Hawaii, you cannot eliminate everything, however there were a lot of ants and little black beetles everywhere, (not so much inside the units though). The pool at night was a huge attraction for the beetles.
