Review 1:The roads to the condos are really dark at night with no lights or lanterns. Need more lighting.
Review 2:I liked the property and cleanliness. The lounge area was cozy and comfortable. The bartender was excellent and very polite. My daughters wedding was outstanding and Heidi did an excellent job. She was very professional and polite.

Review 7:The food was inconsistent. Some was excellent, the rest was ok, and would come out room temp, or cold. The lights in the dinning room would flicker,as if there was an electrical problem. I could tell we weren't the only guests who noticed. The dining room could use a coat of paint. Especially the area leading to the kitchen. There were parts the white paint was black and worn to bare wood. That just gave an immediate impression of uncleanliness. The heater in the room was very loud and would wake my wife and I out of a sound sleep. The thing that was the biggest problem was the breaker to the room, kept tripping randomly, and only the light to the room was on. It happened 6 times in our 1-1/2 day stay.
Review 8:There was a beautiful view from the property. The staff was very friendly. The bar area with the fireplace was a great place to hang out and relax. Especially before dinner.

Review 13:We only have experience of one room, 35, which is on the top floor. There is no lift and the second staircase is not an easy one. There was no offer of help with luggage. The room itself was unheated when we arrived and we had travelled through a little snow on route to North Conway. There are radiators but they, as we were told by the duty manager, are more for show, so a wall heater is available instead, which she found impossible to get to work until taking further instruction herself. It proved to be very noisy. There is a fireplace but it gave out no real heat, it too being more for show. The second day after talking to another member of staff we did return to a warm room because the fan had been on in our absence. The hotel does seem to have repeat visitors, so knowledge of individual rooms must be an especially important factor with regard to this hotel.
Review 14:The food was consistently good, representing a great variety of local fare, very well cooked and presented. The ambiance in the lounge and bar was very convivial prior to dinner.
Review 15:The Annex had creaky floor boards which was a bit disturbing in the middle of the night. The room was rather dark due to the tree growing in front of the balcony and the depth of the room, but not a real problem.
Review 16:The package was good value having breakfast and the evening meal included. The selection and quality of food was amazing. We were in the annex which was very comfortable and just a short walk to the main entrance and the view from the balcony was great - except when it was raining!

Review 18:We had been there when we were first engaged 13 years ago and loved it, and we were happy to see nothing has changed! What we remembered most was the food and it is still fantastic. Our server Meredith was attentive and positive and once informed the kitchen created a gorgeous presentation for our dessert commemorating my husband's birthday and our anniversary.
Review 19:Our room was an attic, very small, bed was not comfortable. Toilet overflowed. I would have preferred one of the nicely decorated room as advertised.

Review 21:Our room smelled a bit mildewed & needs some updating. We stayed in a mountainview room which yes had a view, but the area to enjoy the view was along a narrow outdoor corridor that led to the rooms main entry doors. We like older properties that have character & even older creaky floors are charming. The smell of the room however was noticeable the moment we entered the room. These rooms need to be updated so that the rooms match the character of this charming property The public areas are beautiful & well kept.
Review 22:The restaurant was outstanding. The staff were attentive & very kind. The food was excellent. The hors' devoure party was so good I've asked the chef for one of his recipes, which he kindly shared with me. The main house public area is beautiful & the gardens, grounds & views around the manor house are gorgeous.

Review 34:Before booking, inquire if they are hosting any weddings during your stay. We had to listen to several hours of dance music from a reception held in a tent just below our room window. Very intrusive. Our room had a fireplace, unfortunately, you are restricted to burning Duraflame logs.
Review 35:Opulent manor home with beautiful paneling, mantels and woodwork. Excellent dinner, good breakfast, courteous staff.
Review 36:For the price, the room we had RM6 did not meet our standards. There was no phone, no room service, no in-room bar no ice machine nearby. The floor was squeaky and seemed to have give in it in places. The decking outside and around was in disrepair. Overall not quite up to the minimum standards we are use to. I would only return if I had a room in the main manor.

Review 46:&Quot;Booking.com" never mentioned the existence of a room with abathroom in the hallway and unfortunately, we received the only room inthe hotel without a bathroom in it. Since we stayed there 3 nights, ourattempts to either change the room or cancel our reservation placed inApril, were answered with a polite assertive "no". Inaddition, since the hotel is more than 100 years old and was neverbuilt to function as such, as politely mentioned by Hedy, one of themanagers, the rooms are badly lit, the floor and the bed creak andsqueak, the mattress was not at all comfortable. We hardly slept awhole night. The air-conditioner is installed in the window in such away that cold air penetrates through its both sides and we had to put 2cushions to prevent the wind from penetrating the room!! The lobby andthe public areas are also very dark. Breakfast is not self service soit took us more an hour to finish it. The coffee is undrinkable.Thehotel also offers dinner called "gourmet", however it was farfrom it, it was edible, no more. The only advantage was the polite andcourteous waiters. I will never recommend this hotel and I'd alsosuggest "Booking.com" to be more specific in such cases whenthe bathroom is located outside the room, it should be mentioned and inbold letters.

Review 48:This hotel would benefit from a good clean. Windows not cleaned in ages. Cobwebs and dirt between screens and glass. Furnishings dark and tired. Bed linen and soft furnishings poor.Creatures (mice?) highly active during the night.

Review 50:After booking the room on booking.com, we had a call telling us thatroom was not available, because we did not call the manor directly.Breakfast - Coffee terrible, they would not put the butter on toast inkitchen said they did not do that, so the toast was cold and hard. Thefirst day took the frittata and was cooked in old oil, and tastedbitter, following days we took tea because coffee terrible and hadfrench toast or pancakes because we did not want hard toast.
