Review 1：I booked a room at $168.00 because it said it had access to the indoor pool. I could have got the same room for 102.00 in the same building. When we got there every room has access to the pool. Felt like i was scammed.

Review 5：Was not what we thought by the picture ...it was on the second floor and the big stairways was shaking as you came down and then had a big step up right at our door and having difficulty with stairs I fell ....and would never stay for that reason I had asked for a room without stairs after we saw what it was and no elevators said they had nothing available which was hard to believe when we seen hardly any cars...

Review 7：Possibly due to a misunderstanding we were originally put in the rooms which were what they called the 'Inn'. Totally unacceptable rooms which smelt musty and had dull lighting and awful shabby bathrooms. The passageway to the swimming pool was crumbling and it felt like being in a building site. The pool itself was depressing and the water in the small pool next to the main one was green. We didn't enquire why. When we complained they gave us options of rooms at the 'resort' which were nice. Do NOT book the Inn.

The room was a disaster, bed sitting on 2X4 blocks, water stains on the bathroom ceiling, located down the street from main complex, and moldy stale odor--would never have stayed there. After telling the front desk this, they put us in a more acceptable room at the main complex. Extremely disappointed and front desk acted like they had no idea how bad the room was!!!

Review 34：Pool needs better lighting. Flooring in pool area need to be updated. I have been coming here for nearly twenty years and it hasn't been changed. Also, why is there only one salad dressing choice for a garden salad at the restaurant?

Review 35：Tennis courts, shuffleboard, horseshoes, basketball hoop, outdoor pool, indoor pool, beautiful landscaping and small duck pond visible from the breakfast restaurant. We love to come to this traditional small motel resort in the beautiful Franconia Notch area in Lincoln New Hampshire.

Review 42：The main hotel was nearly 1000 ft away from the satellite hotel they indicate on their website is 295 ft away. The air conditioner was mounted high on the wall near the ceiling with no remote control which forced you to stand on the night stand to operate it. There was no microwave in room even though the website indicates there is one. Room 221 has huge water stains all over the ceiling. The front of the hotel is enclosed with glass which makes the inside unbearable with heat. The only windows open up to the hot glassed in area so they are useless. The bathroom window shutter doesn't fully shut which allows passerby's to look inside. The pool area smelled musty and did not have fresh circulating air. The tunnel which led from the hotel to the pool smelled badly of mold. There are no outside sitting areas. The building itself is ugly and outdated.

Review 43：When booking the website could have more information about the "Inn and Suites of Lincoln" that is part of the resort and up the street. Not what we expected for the price. More like at $59.00 value per night, compared to what we paid. Very disappointed. The room was not very clean, cob webs and dust.

The location beautiful the staff wonderful. I guess I expected more. I bought Febreeze at the store for the room. Air conditioner broken and moldy inside didnt use it. If you arent planning to be in your room a whole lot this place is ok. I really feel awful writing this but I just wanted to be honest.

There was an overflowing trash can next to the only working ice machine (the other 2 I found were broken) the trash was piled high and leaning on the ice machine. The room service kept trying to look in the front window while we were getting dressed long before check out time to see if they could get into the room to clean it.

TV was a 19 in with about 10 channels and tinted green screen The out side balcony porch had burn on rug and smelled highly of urine! The soap holder inside had cigarette burns on it. Definetley not like our private years stay in a non pet friendly room. I guess ppl with pets should not bing pets and stay in a regular room. Seeing they don't care what or how the pet friendlys room is perceived. I would stay only without my pet again !

Review 59：The cleanliness was a little unsettling. When checking in, there was an empty hair spray bottle in the bathroom behind the toilet and there was hair on the shower mat. It tells me that a thorough cleaning was not done. The beds were fine. Wifi signal was weak or nonexistent.

Review 63：After looking at the pictures and reviews of this resort and wanting to stay at a resort, I was totally disappointed with our stay. I payed a lot of money for a motel room. When I check in I was told my room was down the street and not at the resort site. It was no more than a motel room. This resort is a switch and bait place. Don't stay hear you won't get what you paid for.

But when beds made didn't wipe down to remove crumbs.

Review 75：We made this reservation after looking at the hotel photos inBooking.com, but once we arrived we discover that there are 2 hotelsunder the same 'umbrella' and we were assigned at the"inn", which is about 300 yards from the main resort, and isnot the one you see in the photos. It is a dump, the rooms smell bad andthere is no wifi available (which is why we booked this hotel in thefirst place, having 3 teenagers). When reaching out to the staff, wewere told the hotel is fully booked and we cannot get a room in the mainresort. The words 'you made the reservation via booking.com and notvia our website' kept coming again and again. After insisting, wegot 30% discount on our stay, but I'd rather pay the full price andget what I originally paid for. Overall, it was a very disappointingexperience and we will never go back.

Review 87：We liked the location of the resort. The rooms themselves were clean but felt the halls were not. There were spider webs and bugs on the walls and over the lights and it didn't look as though the stairs had been vacuumed in a while. It was good to have a laundry facility.

Review 88：There was carpeting around the pool and hot tub. This makes me nervous of mold and mildew and it felt gross under my feet because it was wet from the pool. Also, there were many people staying there and one hot tub. It was hard to find a time to use the hot tub because it was always full. We could also hear the people upstairs VERY well including their young child running back and forth late at night and early in the morning. Then the resort had no hair conditioner, just shampoo. Most motels and resorts have sample hair conditioners! We will not be staying here again. .

Bad professional practice, Not conducive in promoting future stays. Hallway was was unconditioned and felt like the heat was on high. I believe it was heat accumulating from vending machines. Whatever the reason, it was insufferable and needed dire attention! The inside pool area was totally under managed and rundown like the rest of the facility. Won't be staying here again nor recommending this place to anyone.

Review 104：I checked in with the hopes of getting a good nights sleep and getting up early for some breakfast and then hitting some trails with my companion. However we had very little sleep.. The people above us were very noisy to the point that we had to call at 11:30ish in hopes that something would be done... nothing was done. They continued on until well after 2 A.M. I understand that this is a vacation resort, But we got no resolution and dealt with it... at checkout (very nice lady) asked how our stay was and when I told her ...her only response was "don't you hate it when that happens?"

Review 105：Nice clean room. great shower. The bed was nice to lay on couldn't tell you about sleep because we got very little... We stopped off at the bar before going to the room and I have to tell you that the bartender (I forgot his name) was a great guy!

Also on the breakfast side the staff was all about talking to each other as well. my kids really enjoyed the pool. I thought it was little t ok cold. But I needed to go in, with my 2 children.
