Review 1：I had a 12pm roadrace in Harwich. The best late checkout i could get was 12pm. Had to pay for whole night. A late checkout option of 4 or 5 pm or so with 1/2 price or so would be nice.

Review 2：Overall a lovely spot. Totally would reccomend.

Review 3：Room was clammy and humid, with a resulting odor, slightly damp clothes (from the beach) wouldn't even dry overnight. Sliding door on the ground floor, opening into the parking lot, did not lock. Top management unresponsive to these issues.

Review 7：Not very clean and concierge was very unfriendly. Hotel is very dated and needs an overhaul from an interior design standpoint. But a basic in a good vacuum would be a helpful start.

Review 8：They gave me the wrong bed. The Aii conditioner was broken. The outsidepool was gross. My husband fell down their stairs carrying our luggagebecause the stairs are too small and carpeted. They had no breakfast orroom service. All of the resteraunts in the place closed too early. Themanager was rude.

Review 12：Everything!!! We upgraded our room and they said it was nicer. Well there was no access to the room. You have to walk really far to get there and there were alot of steps, so navigating our rolling suitcase was even a problem! Not a nice hotel!!

Review 28：It looks like the place has never been renovated. carpets held together with duct tape near reception area. The reception area was grotty, unwelcoming and the staff not very helpful. After being given a room that was smelly, I complained and I was told that it was because I had booked through booking.com and they inferred that they gave the not so nice rooms to people who booked through booking.com. I stood my ground and said if they couldn't find a different room then I would leave. They finally did find something which was also tired and ugly too but at least it didn't smell. Frankly, I wish I had left. The hallway carpets are nauseating and filthy. The rooms are dark, tired and the grouting on the bathtubs looks like it is growing its own brand of fungus unless for some reason they had used a dark grey coloured grout. The plastic chairs on the room balconies clearly have never been cleaned. I wouldn't have risked the swimming pool, but I did use the gym and the equipment was old, taped up in places and for many of the machines, the audio didn't work. Basically this place needs to close for a year and do a total revamp. Oh and I tried to order room service by pressing the room service button on the telephone and it was answered and I was promptly told that the hotel did not offer room service.

Review 34：No real restaurant with a real menu. "Sports Bar" was not a sports bar and really not a bar you want to hang out at with guest. Everything closes too early to provide customer needs.

Review 42：The young lady who checked us in was very kind and personable. She told us we were receiving an upgrade on our room and we certainly did. Our room #104 was actually a suite. What a lovely surprise! Whenever we entered the lobby, the staff always had a smile and said hello creating a warm and welcoming environment, Thank you.

Review 43：Though booked months in advance, the room was not ready on our arrival. The desk gave a half hearted apology stating we have been busy (...it's summer you should celebrate and have enough staff to accommodate capacity!!!) We were not offered a drink coupon or anything else for our trouble. 45 minutes later we are told that though we requested a King room none were available and if we would accept the queen we could have it now or continue to wait. The common space is dark, uninviting and dated. The room was on the first floor and a little too exposed.

Review 78：Everything in the room was slightly damp, carpet, sheets, etc. To be fair this was a problem at the last hotel I stayed at on the Cape...I understand it's near the ocean, but they do make dehumidifiers... The only place to keep the bikes we brought are in our room or check them like luggage. How about a few bike racks? How expensive can that be? Our toilet was not bolted to the floor, which makes me shudder to think how long the wax seal has been broken and the toilet has been leaking. At least we were on the ground floor. But that gross and unsafe for customers that have less balance and agility and might take the whole thing over if they lean too far. Makes me wonder what other repairs they have ignored.
