Review 1:The staff was extremely rude! Our refrigerator was not cooling properly so I asked the lady to please check it. I was told that the people that stayed there the last 8 days had no complaints! After she checked the fridge I was told that we had too many light on so therefore the fridge was not getting enough power! I asked if the electric was up to code and was told of course. OK so why the tiny breaker box in the kitchen?? The stove top had one working burner and the kitchen had zero bowls in it and 3 forks for silverware, the toilet was so close to the walls you had to hold your legs together to sit on it! Black mold was on baseboards.If you do not like rude staff and nonfunctional kitchettes BEWARE!

Review 5:Everything. The location. The staff is very friendly and make you feel like family. This was my second time staying here with my girlfriend and is an excellent place for couples to stay.
Review 6:The room felt dingy and cheap. Visible signs of mold in the room and something looked like bathroom caulking to cover it up. Air conditioner didn't work. Internet either slow or intermittent. The office smelled like a toilet that you can't breath after 5 seconds in there.

Review 10:The place has exceeded our expectations by miles! We loved it. Comfortable, peaceful with good access to the beach, restaurants. We didn't want to leave and are looking forward to stay at Dolphin Inn again but longer.
Review 11:Room was dark , windows had not been cleaned , no kettle , only 1 cerel bowel , if room was painted in a bright colour instead of grey it would be better.

Review 13:Everything, the units are very old, smell like mold. Old, roaches, everything looks like a thrift store. We found a sign on one of the kitchen doors with a sharpie saying that you have to wash what you use or you will be charge with extra $25.00, we ask for beach towels and the charged us with $3.00 extra per towel and the were so old and we even used it, also ee had to pay $40.00 in cash to have an extra set of bed linen for the futon Wich happens to be a very old, broken, and back killer futon. the beach is not even close. You need to risk your self crossing the road and walk thru other houses to get there. All those extra charges have to be paid on cash and to the management family that run the place, please avoid the old lady. It will ruin your vacation time even more.
Review 14:The view of the lake, but compared the view and the facility just forget about it, just find something better, this place doesn't word a penny.

Review 18:This place is a dream if you enjoy interesting and eclectic places. The location is wonderful. The beach isn't crowded either which is a rarity in fl. If you like more modern, pristine hotels you won't like it here. The family that owns it is very friendly, though I can see how the Mom would rub people the wrong way. She didn't bother me, even gave my dog a treat. Definitely didn't seem like a place for kids, and if you're bothered by smoking you might be turned off. The rooms are all non-smoking but the outside area has lots of ashtrays for people to use. I saw dolphins swimming by both days from the dock. It was all around a very peaceful and laid back atmosphere and can't be beat for the price.
Review 19:Rooms are large but appliances need to be updated. I don't go on vacation for fancy rooms so it worked just fine for me.

Review 22:Satin, the inn keeper was very nice, very accommodating and pleasent to deal with. All else ws good, had the feel of being in the Keys. Biggest problem was it was raining 70% of the time which of course was no ones fault. Still had a great time, very peaceful
Review 23:Very relaxing venue on the river with the beach just across the street. You could sit right next to the river and watch the sunset and have a drink. There was a grill available for cookouts. Clean room and it smelled good.

Review 26:The property was small, but very cute. It was located right on Banana River and was a very short walk to a beautiful, clean, uncrowded beach. There was a sitting area right in front of the river which was awesome. The room was very clean and the bed was comfortable. Everybody was friendly and the staff even turned on the window unit for us 2 hours before we arrived, upon request. This is perfect for anyone wanting to get away from the hustle and bustle of city life.

Host was very friendly - she couldn't offer us a late checkout because the room was booked the day after, but we could stay on the grounds and use the outside shower after going to the beach. Review 43:I wish I had read the other reviews before I made our reservation. Theowner, Debbie, checked us in. We asked about the beach access and herresponse in a very condescending tone was something like,"You're on Cocoa Beach. The beach is everywhere." Shelectured my husband about not leaving the door open when the airconditioner was running because it would blow it up. The next day whenwe were leaving another woman (maybe the owner's daughter) rudelytold me to close the door because we had the air conditioner running andit would blow up. I explained that my husband was about to walk out thedoor and that's why it was open. Btw, the air conditioner was notturned on at the time. I'm 59 and my husband is 57. We've bothstayed in motels and hotels all over the country and in many foreigncountries. We're accustomed to staying at inexpensive places.Neither of us have ever been treated as rudely as we were at the DolphinInn. Here is an example from the rules. I took a photo of these rules.The punctuation is exactly as it appears. &Quot;We ask that you do nottake our towels to the beach, they are not beach towels for room useonly. The price of the towels if you stain or take one home with you is18$ washcloth are 8$ hand towels are 12$ Bedsheets range from 50$ to 75$and and bed spreads are 100$ We do not charge extra for use of dishes soplease be courteous to avoid a 25$ charge be sure to wash yourdishes." btw, the towels are the worst towels we've ever seenin a motel! The sheets were O.K. but the bedspread was like somethingfound on sale at a thrift store. A few weeks ago we visited Cocoa Beachand I successfully bid on a room at the Radisson for $75/night.It's an excellent place to stay as the rooms are updated and veryclean. The pool and the area around it are well maintained andattractive. The breakfast buffet is excellent! We would have stayed atthe Radisson but it was full.

Review 47:The staff makes you feel like you're right at home! They live on property which means if you need ANYTHING at all they are there to help! They have the most beautiful place and are renovating each room one by one. We got the opportunity to stay in one of the new rooms and it was perfect!

Review 66:No pool, no bathtub only shower. Woman owner extremely rude. Charged us extra for a 3 year old. I have her and a 22 month old, I've never included either of them when I book rooms. Definitely not worth what we paid. Rooms have mold, peeling paint, if you turn your ac down they leave you a note and turn it back up.

Review 69:After reading the reviews I was very skeptical, but after getting there we were pleased! The beach is right across the street & the motel is right on the marina. The setting was very comfortable, the grill was brand new & the sitting areas were comfortable & relaxing. Our room was actually a lil studio with living room area with HD TV, dining area & mini kitchenette with plates, cups & utensils. The bed was comfortable & though we were by the road did not mind the sound of the traffic as it was not too loud. They have a nice dock out back for fishing with fishing rods & kayaks. Great for the price.

Review 71:The location of the Dolphin Inn on the narrowest part of Cocoa Island makes this place worth going to. The property backs on to the inland waterway and has its own pier. They even provide kayaks for guests. You can chill out on the garden chairs on the decking or go for a swim (alligators permitting!). Cross the main road at the front, down a short boardwalk and you are on the Atlantic Coast with all the fun of the waves and miles and miles of sandy beaches. This place makes a great stopover en route between Jax and Miami and is ideally placed for a relaxing day or two before boarding a cruise at nearby Port Canaveral.
Review 72:Dark, dingy efficiency room. Filthy floors. Dirty utensils in kitchen. Tiny, tiny bathroom with moldy corners, badly repaired tile molding, one sliver of soap to last us 3 nights. Blinds over LR window with 4 broken slats, one scotch taped to the wall, peeling paint. Most annoying was the condition of some decorative vases along the pathway, where 3 were broken and the shards of porcelin were laying there within reach of anyone who wanted to pick them up and cut themselves. In dire need of painting, and lots of repair!!!!
