Review 1:two flights of stairs to get to our room, no elevator room numbers to the room was too small that we couldnt find it the first night we were there. they also forgot to emphasize that our door is actually a sliding door. we thought it was the back door for somebody else's room.

Review 6:Don't be mislead when they tell you that you have a view of the river. We had to stand in order to look out the window at the river!!! Not sure if any other rooms were different but the windows could have been lower!!

Review 7:The beds were magnificent!! Best nights sleep we have had in a long time. Property located a little out of town which wouldn't have been a bad walk except for the road construction going on. No fault of the hotel. Received info about a trolley which was extremely convenient for the trip into town. Breakfast was good with plenty of fruit, breads and make your own waffles.

Review 14:The staff was friendly and informative, the included breakfast was excellent, and our room was clean with a comfortable bed with plenty of pillows. We also enjoyed the marsh view, despite having a shared balcony. The beach was in walking ( well, hiking) distance too.

Review 15:We booked three rooms and in one room the window was broken, the screen was cut as if someone had broken into it. Front desk sent maintenance man who only shut the window and put the inside lock on. Nothing from the front desk as to how things were or how we felt. Also the section we stayed in was a separate building located at the bottom of a rather steep hill and you had to park at the top of the hill and then walk to our units. Which were located on the third floor of the building (more stairs to deal with). Not ideal for 4 women in their 60's carrying luggage, etc.

Review 17:I was planning to pay for the room with a different payment, and although I had used a credit card to confirm my reservation (and we checked in right at 3:00), I was unable to pay as I was hoping - and as website indicated I could. They had run the card prior to us arriving.

Review 21:The staff were friendly, courteous, helpful and knowledgeable. Special thanks to Jon, Polly, Elly, Cindy and Mike. The room was huge, with new furnishings throughout. Beds were super comfy; the grounds were well taken care of. We don't understand others' complaints about the breakfast because it was amazing, always fresh with good variety. We will be going back.

Review 24:One or two flights of stairs if you are not on ground level can be a challenge if you have heavy suitcases. Air conditioner/heater had a odor, filters were in need of service. Did not like the idea that there was no mattress pad.

Review 25:Staff is very friendly, conveniently located. King bed very comfortable but should have a mattress pad that can be removed and washed. Great views to to the ocean. Continental breakfast was good with self made waffles that were good. Hard boiled eggs, sausages, bagels etc. were also good.

Review 26:The night time desk clerk did not make it clear how to get to the room,(3rd building). Fine print said they didn't have an elevator. Nothing about the front door (the only door) being a sliding glass door on the 3rd floor.

Review 29:We enjoyed our stay very much, welcomed by Mike on arrival, he is very nice and helpful. Our room was huge, with a wonderful view and good facilities and clean. We enjoyed a varied breakfast each morning and for the price we paid, thought it was excellent value for 3 nights.

Review 30:Breakfast. There was a selection, it was just disappointing. Also there was no tea available and I'm not a coffee drinker. As others have noted it gets very busy with everyone crowding into a small space to get their food. The lady working in the breakfast room was very helpful.

Review 31:The room was lovely and very spacious and setting of the inn by the water was lovely .Check in was easy and all staff we dealt with were welcoming. Reception area is nice and has drinks and snacks for purchase as well as tourist information. There is plenty of parking on site. After a long drive,the proximity to dining options within walking distance was great.It's a short drive into town.

Review 32:The room was large and the balcony was great. The bed was the most comfortable I have slept on and the breakfast was enjoyable. Really good value for your money. The view was also great.

Review 34:Location. Our room 246 had great view of river estuary, spotted belted kingfisher, heron and warblers from our room. Very comfortable room, 2 double beds.....great nights sleep! Pub over road for evening food....didn't need to use the car.

Review 37:A little skimpy on the toiletries - tiny bar of soap and shampoo bottles. The bathroom needs some renovations - ceiling over tub and some rusty pipes. The walk up 2 flights with luggage was exhausting and you had to wheel the luggage up and down a hill. The breakfast was ok, tiny muffins. English muffins or donuts would have been better than the bagels, which weren't that great.

Review 38:The staff was very friendly and helpful with our questions. The woman that works in the breakfast area was more than helpful and very friendly. The bed was very comfortable and the view was beautiful from our third floor balcony.

Review 39:A little difficult to get round as we were in building #3 and we could not drive down to the room. I did see a golf cart go by later but that option was never mentioned when we checked in. The woman who did check us in was very pleasant but we did have some difficulty understanding her English.

Review 40:Location right on the Ogunquit river....never heard the traffic on busy Route 1. Comfortable beds. The breakfast staff was very friendly and accommodating.

Review 41:The floors had no carpeting and were tiled instead. Not a big deal but our floor was sticky and tacky. The bathroom had some visible mold and mildew. Overall not impressed especially for what we paid for a room.

Review 57:The location is okay if you don't mind driving into town which can get congested during major holidays. Parking can be expensive and hard to find. The location does allow for easy travel into Wells, Moody and Kennebunk/ Kennebunkport.

Review 60:The room was in the basement. It had no side walk and too many stairs. There was a child running above us most of out time in the inn either keeping us awake or waking us up. The cleaning person didn't leave coffee or empty the ice bucket and leave a new bag. the breakfast was a joke.

Review 62:Stairs (and their layout) to top floor rooms (no elevator) are a pain. Rooms a little old and worn, but not bad. Typical hotel crummy breakfast, but it's free so it's hard to get too upset about it.

Review 63:View from rooms with balcony/deck (not private, btw) looking toward the river and ocean are great. Lawn next to the river is clean, fun, and has good seating. Large rooms. Very friendly and helpful staff. Easy parking. Good location off busy route 1 provides good access to local amenities.

Review 64:It has been more then 25 years since I was in Ogunquit so was confusedabout the location of the motel when booking it. I was thinking it wascloser to Perkins Cove but that was my own mistake. The breakfast juiceswere good but I guess the breakfast is good for kids but I would havepreferred scrambled eggs versus hard boiled eggs and potatoes over bakedbeans. The breakfast was just fair compared to other places of similarquality that I have stayed in recently. However, I haven't been to aplace like that with so many kids so maybe it's good for theirclientele. This motel is good for families but we mistakenly booked itthinking we were to be closer to Perkins Cove. That is nothing againstthe motel just that we thought we were going to be at a differentlocation from my memory of Ogunquit more then 25 years ago.

Review 65:The staff was friendly and helpful. The rooms were nice and clean withgood views and comfortable.

Review 66:Again didn't like the rudeness of some of the guess and some staff members not saying good morning not the front desk they were very helpful with us during the breakfast time the staff helping with that was cheerful til the end because we didn't stop greeting every morning no matter who it was

Review 67:The staff was good some were more friendly than others but that didn't stop us from saying good morning even though some didn't same with the guest we thought New Yorkers were classified as rude we learned Maine people are very rude and not polite but overall we made the best of it

Review 75:- No privacy: balconies are shared (apparently)- Pool is extremely small - the balcony door is your only door and window... So, you are forced to use the a/c at night even if you don't need it - A/c smells like skunk every time you turn it on - Building #3 doesn't have a close by parking: you have to carry your heavy bags on your own up on the hill and then to your 3rd floor w/no elevator, or (like I did) go through the drama with staff to open the gate temporarily so you can peacefully load and unload - Kayaking is a 3rd party vendor which is very expensive, so we could do it only once - The breakfast that included in the room rate is the same thing every single morning, so by the end of our vacation I realized that I will never ever again eat eggs, sausage and beans... - I had a broken entry balcony door lock and leaking faucet - There is only one tiny sink for your whole crowd of 3-4 people - Last but not least: the woman in the cafeteria (not sure what her position is: a breakfast host?) should be fired immediately as I will never come back to such hotel just because of people like her work there. I haven't seen more rude or obnoxious and unhappy individual: she raised her voice on my child and grabbed a pack of coffee from my hands and through it in the basket and rudely explained that I don't have to brew my own coffee (as it appears) . On the top of it all: last time we had breakfast there - she and her friend(who made everyone to loose their appetite as she appeared in the eating area in the underwear barely covered with the shirt) decided to have their conversation right in the middle of the doorway, so other vacationers were not able to peacefully walk through the room where the food was located to get their breakfast. Question to the management: are you blind or really don't notice or realize that you have a scarecrow in your cafeteria during the breakfast time?

Review 77:No electricity. Offered a 15% discount but we just told them we were all set and decided to just head back home. Double charged us and it took a week to get refunded.

Review 78:The room was fine, but we were put in the room looking at the picture of the hotel in the lower left room. There was barely a view of the River. There was no elevator to get your luggage down to your room. You had to drag everything down steps that were slanted which made it difficult. There were other vacancies that we could have been placed in, but I feel like since we booked this way we were cheated. I also did not like that due to where we were located you could not have sunlight because we were on the track to everyone coming and going so you had to keep your curtain closed. since you are in the way while sitting on the patio of people coming in with their luggage in this room the hotel should consider leaving this room to book last.

Review 79:The room was clean and the bed comfortable. The staff was very nice. Having the patio was nice.

Microwave in the room would be nice too...there is a fridge. The staff was very nice, but not very helpful in that sense...seemed somewhat unorganized.

Review 87:the bed was very very comfortable and the room was nice. The pool was great, as was the view from outside our room. Nice that there were picnic tables and kayaks to rent out back too.

Review 88:The breakfast is terrible. Poor cereal choices, juice was over concentrated, and tepid hot water for tea. Suggestions: Get some packaged Oatmeal,some healthy cereal, and ditch the beans.

Review 89:The location was just outside of town but easily accessible. Easy beach access.Bring bikes and you are all set for a day at the beach. We had a queen double room and a king room. Both configurations were spacious and the view was amazing. It was also great having the chance to Kayak right from the back of the hotel. The concessionaire was a bit gruff, but the kayaks were great.

Review 90:The breakfast was horrible. Same old waffles. No fruit the first day. Only fruit on 2nd day was bananas & apples. No gluten free options at all. I ate somewhere else on the 3rd day. No hotel staff on desk at night.

Review 94:The breakfast could have been changed up, maybe have some scrambled eggs or omelets. I would also suggest using regular mugs versus styrofoam cups. For the money that you spend on a room, I'd expect to have a regular mug for my coffee in the morning.

Review 104:We got two rooms. One had a balcony and one didn't. The nonbalxony room smelled a little musty. The rooms overall were nice. Our bathroom tub needed a good scrubbing. The location was not as close to downtown as expected.

Review 107:Second time staying here. We meet friends from upstate Maine and go to Ogunquit Playhouse. Plan to stay here again next year. One of the most beautiful views along the Maine coast. Staff is wonderful and have been there many years.

Review 110:The room smelled musty and original room was in a building that didn't have access for vehicles , so we would have had to lug our luggage down a driveway at 50 yards away. The staff was excellent though and got us into the musty room

Review 113:I felt the website was misleading about the amenities. For example, from the photos, I thought it would be very easy to use their kayaks and paddle in the river steps from my room. Not the case! There were lots of local ordinances about kayaking in this spot and you only had a 90-minute window each day in which to rent one. Also, $35 per hour for a kayak rental seems steep. I was drawn to this hotel for the kayaking and we were put off by what they offered and skipped the kayaking altogether. That said, Ogunquit Beach is a beautiful spot and well worth a visit. Just know that you will have plenty of company if visiting in peak season.

Review 120:Slanted steep stairs to a ground level room with slider doors. No rug or entrance area. Floors tiled and outside dirt from shoes was brought in to bed area Found ants and a spider in bathroom along with spider web in light fixture. Lobby staff were not too familiar with local area and so not a great resource.

Review 121:This place was way over priced! They can get it due to the large demand of tourists over the summer. It looked like a basic motel.

Review 122:The river in back- beautiful! Too bad our windows were so tiny we had to stand up and go look out over the big metal roof to see the view. Loud noise as people walked above us. Internet extremely slow!!

Review 123:The roomwas lacking in comfortable sitting chairs. The couch was uncomfortable. The bathroom tub was not clean... mold inside by the drain and outside the tub where it met the wall. The value for the money was not there. The balcony chairs were old, and there was no privacy...it was a communal balcony.
