Review 1:Heating system was poor in lobby, restaurant and our room. The wooden floorboards in the restaurant bounced at some of the tables, enough to wobble our table each time someone walked past. Funny... to a point.

Review 2:Lovely friendly staff, brilliant location, excellent food; interior design of lobby & restaurant beautiful; excellent selection of interesting coffee-table architectural & design books from Tascher verlag. Really enjoyed the read!

Review 3:We stayed in the Ground floor ADA room, which is a bit noisy. If you are a light sleeper and don't want to be disturbed around 7:30am I would suggest another room.

Review 4:I loved the location and the facilities over at Hidden Pond. Great and friend staff, always keen to suggest their favourite spots.

Review 5:Mixed bag experience. Staff were slow to respond to issues that seemed to pile up upon arrival, eg room carpet stains and damp, lost reservations and cold food.

Review 6:Great location. Inexperienced staff. Rooms are small and ilequiped for stays lasting more than two days.

Review 7:I would suggest not staying in the first floor room- it is the ADA room so it is on the first floor. Would have preferred staying on another floor.

Review 8:You are literally across the street from goose rocks beach which is lovely. The decor of the place is adorable. They have a trolley into town every night on the hour every hour and pick up too until like 11 at night which is nice. You have access to go to Hidden Pond via a shuttle too where you can go to their pool which is lovely too!

Review 9:Our room was near the top of the 2nd floor stairs and the nightlife was a bit loud. Should close those hall doors for guests...

Review 10:We loved being on the beach and the neighborhood. The shuttle into town and to Hidden Pond, the bikes and lounge areas were great.

Review 11:Breakfast was subpar, too much hallway noise from staff prevented a good night sleep. Very disappointing stay. Expected better experience based on positive reviews.

Review 13:No hot water on the day we left, the hotel staff did not know why. Breakfast was ok, but awkwardly set up on the bar so that people weren't able to efficiently get their breakfast and the toaster didn't work.

Review 14:Beautiful property, wonderful staff. Excellent bar...the best Manhattan I have EVER had. Nice mix of new and old, comfortable and inviting.

Review 16:My wife and I got away without kids for the first time in 16 yrs! We couldn't have picked a better place. Staff was pleasant, meals were excellent and loved the fact that it wasn't in the center of a busy town like kennebunkport. It was just far enough away from all the tourist hustle and bustle. Met some great people and locals at the bar and thouroughly enjoyed our trip. Can't wait to do it again next year

Review 17:Like all older inns, noisy at night. Could hear the pipes and a high pitch whine whenever the water was turned on the 2nd floor.

Review 19:The rooms very too warm for sleeping and the AC was not working. We opened a window but there were kitchen vents outside the window which were too noisy to sleep with the window open. The dining room was closed both nights we were there at dinner time and we could not get a reservation at the sister resort. The downstairs of the hotel was unavailable as there were private functions both nights.

Review 21:For the price, I think a 3pm check-in with an 11 am check-out is tough on a one night stay. That is not even 24 hours for the money and it is difficult to take advantage of the beach when you can’t return to your room to shower or freshen up after 11.

Review 22:The location is directly across from the beach and a short drive to Kennebunkport. The bike ride to the sister resort of Hidden Pond is easy, and there are a ton of amenities there. Earth restaurant and bars, nice walking and bike riding. Night fires with s’mores. A lot to take advantage of for the daily service fee.
