Review 1：Rooms looked much more spacious in online photos. .. much prettier inthe photos too. Bathroom extremely small...Rooms need updates-- TVsare older smaller models; not flatscreen ---a/c units loud anddated, unpowerful.... New England Coffee not very good quality....Shampoo and soaps not very good quality. No microwave. Overall, not asnice as I expected.

Review 3：Our rug was very wet from having been washed earlier on in the day. The lady brought in fans to help dry rug. The a/c expelled warm air, good thing for fans,or we would have been extremely hot, instead of just very warm in our room. I expected the owner to atleast cut the cost of our stay, or offer a night on the house. Didn't happen.

Review 4：The staff was very friendly. The room was clean, except for having A wet, smelly rug. The friendliness helped make the stay bearable. Nice location also.

Review 5：Being about 1/2 mile from beach where parking is difficult if not impossible so not ideal for beach lovers. Might be easier access on weekdays though...

Review 6：The facility is well managed, very clean, excellent and attentive staff. Pool was very nice. Reception hosted by Ocean Woods was excellent - it's a nearly ideal facility for an outdoor event! Our king suite was excellent!

Review 7：The smell of Febreze in the entrance, especially in the halls and also in the room (I'm assuming to mask odors in the carpets) was overwhelming. Maybe it's time to replace the carpets or perhaps they are spraying an aerosole of some sort. Was not impressed by this property. I received an email very shortly after booking the property to tell me 'congrats, you have the option of an upgrade'. The upgrade was a refrigerator and a larger room for an additional $17-18.. I didn't purchase but I almost did because we wanted a refrig. Thankfully a refrig was in the room, which we assumed was the norm considering the price. Ads are running daily in my local newspaper but I would not recommend to family or friends.. The walk to the beach alongside a busy road is not quick and easy especially if you have young children to watch as you navigate the road to the beach. Goose Rock Beach is very beautiful, by car.

Review 10：I liked the charm of the building . It was clean, airy, with lots of windows and places to relax. You could walk to Goose Rocks Beach past an interesting marsh area. Everything was very clean and pleasant.

Review 11：Bathrooms are quite small and do not have exhaust fans. You have to pay extra for parking passes to the beach. Other inns we have stayed at in Kennebunkport provided a complimentary pass that you return to the staff when you check out.

Review 19：The rooms (double queen) were extremely small and the bathroom was justtoo small for comfort, with no counter room. Overall, the rooms wereclean, but old, tired and need updating soon. The "breakfast"was cereal and either a muffin or a scone, and overall"cheaply" done. The owners appeared uninterested in ourquestions and did not ask about our stay. While the sign by the roadappears quaint and expensive, the interior is more like an old motelthat I would not stay at for vacation.

Review 20：If the goal is to be close a beach in Maine, then this would be aninexpensive average choice. However, the five miles from Kennebunkportis slow going, on very windy roads. It was quiet after 9:00 am, and theydid have bikes to borrow

Really smoke free the pictures don't give this place justice. The room had great views of the property the owners are always there and they were lovely people. The bartender and his chef wife make you feel welcome and entertained. Just perfect! Did I mention the beach is a small walk away? Awsome!

Review 68：The walls are thin, so you hear a little noise. Friday night featured a lot of drunk people roaming about. But for the majority of our trip this was not a problem. The breakfast is included but leaves a little something to be desired. We ended up going down the road a couple of times to Goose Rocks Dairy for a full breakfast over the weekend.

Review 69：The place is very clean and well-maintained. The woman who runs the hotel is very organized and on top of everything. She gave pretty good area recommendations and was always willing to answer questions. We got a good deal on a room for a week-long trip, much less expensive than some of the inns/cottages closer to Kennebunkport, and walking-distance to the beach! Plenty of parking.
