Review 1:Mold in bathroom tub- didn't synch with other positive attributes. Easy to fix.

Review 5:We had taken the red-eye into Boston from Seattle. I was tired andgrumpy. The room location was not what I thought I had reserved. It wasour 37th wedding anniversary and I wanted everything to be perfect.Thanks to very understanding staff and management it turned out to beone of the best rooms and vacations we have ever had!
Review 6:The bed was AMAZING...so comfortable! The view from our room wasspectacular, watching the boats entering and leaving the Atlantic at themouth of the Kennebunk River, to the beautiful sunsets! The room was anice size, decorated to enhance the feel of the New England area;hearing the waves from the Atlantic rolling on the beach as we set onour deck in the evening made the atmosphere perfect!
Review 7:While we enjoyed the waterfront seating on the river, it would have been nice to have a small fire pit for additional ambiance. We heard there were fire pits in the past and looked forward to that amenity.
Review 8:The staff were wonderful both in the spa building and main building with the dining area. Food was delicious. Menu was varied and decently priced. Located just outside of the town it was within walking distance.
Review 9:Though advertised, No spa facilities were available. Neither the sauna nor steam work. The exercise room is small, and equipment outdated. It's just a typical hotel exercise room, not a "spa." The price of the room, over $400, was very high for services available.

Review 13:We didn't really like the breakfast options. There should have been more varieties if we're paying extra for it. The lamps in the room were also in different shades. We also didn't get a massage since it was too expensive!

Review 15:Bathroom was too dark with one of two lights not working. We feel that the place is focused on a younger crowd, but the bathroom needs some hand grips to help getting out of the tub. Even young people would use them and it would be safer. Rm 301

Review 17:No bar open on Sunday Monday or Tuesday. No restaurant open on Monday or Tuesday. 20 minute walk to nearest bar or restaurant not good when weather is well below freezing. Hotel was in 2 separate building. Restaurant and bar in only one. To get to breakfast you had to walk along the pavement. No salt was applied to the path and it was sheet ice. Freezing rain was falling but no umbrella available for use.
Review 18:The room, the quietness, the staff, the view, the cleanliness, the restaurant Stripers and the one just in front of the hotel, the big parking lot... Very nice stay. We will be back.
Review 19:Wi-fi reception issues in my room and in the 1st floor meeting room were known but incorrectable. Hotel staff reset their wireless access point, but Apple devices could not access the network during the 2 day stay.

Review 21:We made a reservation at Striper's Restaurant (located in the Breakwater) before we arrived. My husband and I were so disappointed. This was by far the worse meal we had in Kennebunkport.
Review 22:The room was large and up to date. We loved the water view from our room. The feather bedding was so soft we didn't want to get up. The breakfast was good; quiche, muffins, lunch meats, rolls.

Review 27:Peaceful location.Our room had a balcony where we could sit out and watch the boats in the harbour and look out to sea.The room was very clean and comfortable. The reception staff were friendly and helpful.
Review 28:A little far to walk into town, but not an issue if you enjoy walking and don't buy anything too heavy. Could use a hot tub in the annex building where we stayed.

Review 30:Entrance very dirty with debris at main door. Clean the entrance area rug of leaves and debris. This is the first impression to clients. Both mens and woman's sauna not working (we were very much looking forward to this feature). Call in a repair company to fix the sauna immediately when a breakdown occurs. You are offering this as an amenity to your guests. Breakfast was included in the room rate?? There was not even so much as a crumb of a muffin. Coffee urn was even empty. This is an easy fix - have danish, muffins, etc. as offered in the "Room Details" data sheet. Again, NOT GOOD business.

Breakfast was adequate but view from the dining room was a great way to start the morning. Diner menu limited but food was excellent. Would definitely recommend to anyone.
Review 38:Only detraction was the spa building overlooked a parking lot. The main building has a nice lawn on the river which is just a short walk from the spa building.

Review 44:No elevator. My husband had a knee replacement in June, and because there was no elevator, we had to walk up 2 flights of stairs.and no one was there to help us with our luggage.
Review 45:Courteous and staff. Our spacious room was overlooking the Kennebunk River and Ocean. The food was outstanding.We ate at their main dining room, Stripers, and it was the best meal I've had in a long time.and You can start the day off with the Inn's hearty breakfast. I had a facial at the SPA, which I would recommend.

Review 50:Cold shower the first morning. Free internet not working. Very bright in the morning (the blinds were not thick enough)and the sun would wake us up at 4AM. Had a massage...very dull! And the steam room was out of order. The breakfast, well BOO...very boring and the three days we were there it never changed!! We ordered eggs (that's all you could order)the 3rd morning and it came with...nothing!! I would NOT recommend this place!! This was supposed to be a romantic getaway...

Review 53:1. Market price for lobster at the restaurant seemed pretty inflated for the location. 2. If you're going to have wait staff at a free continental breakfast working for tips, why not just offer a breakfast menu at the restaurant? We would have spent more and the tip would have been even better. 3. The little public beach one property over from the inn was not mentioned as one of the close-by beaches. It was a hidden gem! No restrooms or facilities, but quiet, not crowded, perfect for a couple looking to relax together without any fuss.
Review 54:The spa rooms are slightly less convenient to the rest of the inn (we heard the staff say "if you go to the main inn 50 yards on your right ..." a few times) than other rooms, but ours was quiet, clean and comfortable. Laying back on the bed and looking out the window, the parking lot out back disappeared and it seemed as though we were right on the water. The service also was great. For example, even though we left our "privacy please" tag hanging on our door when we left for the beach, housekeeping hung a bag on the handle with fresh towels and bottled water. What a nice surprise when we returned, salty and sunned out.
