Review 1:I paid extra for a villa and upon arrival was told there's been a mistake and had to have room. No apology or explanation given nor refund of difference in price. Room had a smell, the last guests soap was in the shower, someone's socks were in the couch. Room was not up to standard for what you pay.

Review 2:The location was beautiful and very peaceful. The breakfast was lovely. Warm crossiants, fresh fruit, locally sought coffee.

Review 3:The mirror in the bathroom was in an awkward position The staff were a little hard to contact Having to step over the rim of the spa to get into the shower was a bit of a challenge.

Review 4:Being right next door to the venue for a wedding. Being able to sit next to the big window or the balcony or the verandah with a cup of tea and watch the view or the wildlife Being able to relax in a spa at the end of a big day.

Review 5:staff were not overly welcoming, felt like we were intruding. requested via email early check-in the week prior to which no response was received. Upon arrival was asked if we had a watch! Rooms were ok somewhat outdated, had cobwebs everywhere and all reading material put on display was 2yrs out of date (mainly mags for yarra valley)!! Whilst the gardens were very pretty, most of the outdoor chairs had major bird poo on them so outdoors wasn't welcoming.

Review 7:Room not as clean as it should be had a funny smell. Dead flowers in room. For the price have stayed at much better accommodation and standard around Australia.

Review 11:We were greeted very unprofessionally, vacuum cleaner near the reception, young girl asking what our booking was, took my phone of me to shock our reservation. Lucky we brought our own milk, went looking for someone to help us, no one insight. So we used our own.

Review 12:The location and room was lovely very comfortable.

Review 13:No-one at reception to greet us, despite advising of our arrival time. Brown tank water, and the spa jets looked dirty. So the large corner spa feature was not enjoyable. Breakfast was at 9am - too late for travelers, who want to eat earlier and be up and out exploring by 9am. So the 'includes breakfast' part of the deal was also not enjoyed.

Review 15:Arrived late in the dark...was further away from town than we thought. No close places to eat for late dinner. Also had a powercut during day...so water pump was by generator, and had to go somewhere else for Breakfast.

Review 16:Was warm, cozy, old worldish for BnB. Was all good when power back on. Lovely Bella the house cat was always there to welcome you.

Review 19:The gas ran out through the middle of the night, we were freezing cold. And there was not any hot water for a shower in the morning.

Review 24:We were disappointed on a few points. The sofa bed was broken and would not fold up therefore there was no sofa to sit on. The TV only worked on one channel, spa did not work and there were no matches or firelighters with which to light the fire. We could cope with one failing but these added up to some serious disappointments.

Review 26:We accidentally turned into owner's driveway and he was quite rude saying 'can't you read the sign!?' Not a good start. Over priced for a room that needed renovating. Had to step on a chair to turn on heater above closet.

Review 28:Breakfast could be improved, offering eggs, fresh fruit (berries) and I asked for soy milk in my email request but received no reply nor soy milk for breakfast. Croissants were cold. Tea selection was limited. Juice was cheap and reconstituted.

On arrival looks unkempt, the rooms are aged but clean and charming..the outside of the guest house is not really looked after- rotten apples and dead insects everywhere.. The owner was trying to persuade me that my name is chinese which it is not at all and that it didnt match up with the booking form which it did The door of the room couldnt close ( it did eventually with some difficulty) and to top it off The tap water and water in spa was BROWN We went to a few rooms and guess what, brown everywhere.. The owner kept saying its the leaves.. I suspect theres no filter. I had to use bottled water to wash my face, brush teeth and of course did not have a shower Romantic weekend away in a supposed 4 star accom was closer to camping! The owner also told us that that is what we should expect in the country- yarra glen is 1 hr from melbourne!! I went to plenty of country places and havent seen this Also, the whole place stank of a septic tank in the evening... I never write reviews, but boy this one made me

Review 31:I dont' think the curtains or blinds had been checked recently, a dead moth fell out when I pulled the blind down and a huge huntsmen spider was on the curtain when I pulled the drapes across. Also the door was very difficult to shut and lock.

Review 32:The balcony was definitely a highlight and was surrounded by greenery which gave us plenty of privacy. The bed was very comfortable and the bathroom was nice and large.

Review 33:Parts of the decking felt very weak and door of room would not lock. Room not quite as nice as pictured considering tariff paid.

Review 43:When we arrived we waited 10min at reception to be shown to our room and as we were already running late was a bit inconvenient We were going to a wedding and were planning getting taxi to wedding asked for a taxi number from the guy but he said sometimes they turn up sometimes turn up 2 weeks later (great we thought) we finally found the number but it never turned up. Had to take our car or we would be late. Someone dropped us off in the evening (lucky) as taxi was booked supposedly but we cancelled when we had someone to drop us off. Then in the morning we waited nearly 2 hrs for a taxi to go back to pick up car. The house is very old where reception / breakfast is kind of puts you off.( Old smell ) Breakfast was basic the water for cup of tea in urn was cold overall not a good experience. Anyone going visiting the winery's I would not recommend this. You need to drive. So no wine tasting !!

Review 45:The gardens and features are in some need of maintenance, and the exhaust fan housing fell off the ceiling whilst we were in the spa. Attention to broken door latches and peeling paint surfaces here and there in the room would help lift the otherwise excellent standard of the facilities. These are small criticisms, and overweighed by the many good features.

Review 46:We booked in for two nights and were favoured by sunny weather. This B&B is situated very well to take advantage of the many wineries nearby. Set in a spacious and gracious landscaped garden of mostly deciduous trees, shrubs and ornamentals.. Lots of paved patio spaces in the garden and covered verandah s for relaxing. A breakfast area set up with cereals and pastries, plunger coffee, juices and fruit . Our room large and filled with light. Interesting furniture in rosewood and other exotic timbers. Ample bathroom with shower over spa. Tony, the host, is originally from south of Italy, tho many years in Australia. An amusingly dry sense of humour, and frank opinions. Welcomed us the morning after our lateish arrival from Beechworth. One great plus is the very long formed walking track which winds past the B&B up the valley in one direction, past wombat holes, echidna scrapes and flowering natives, and towards Yarra Glen in the other direction, through fields and settled areas. It was built with funds provided after the devastating fires in the area a few years ago.

Review 47:Lacks professional front of house attendance and efficiency. Needs some attention and TLC. Huge potential with a little effort.

Review 48:Great location with beautiful landscaped garden and outlook. There is a walking trail which leads in both directions from the front gate. Well appointed, comfortable and spacious. This is an ideal repose for couples who want to get away from it but still enjoy all that the Yarra Valley has to offer.

Review 49:Only having a wood fired combustion heater in sub-zero temps outside. Had to get up several times a night to add a log to the fire. This made for very poor nights sleep!

Review 70:Check in time was 2pm and there was nobody at reception to register the guests... 2.15pm the owner turned up! The property is a little tired and more could be done to provide for comfort. We had a fireplace and wood but no matches!

Review 71:The property has lovely surrounds and our unit overlooked this. It really felt like we were away from it all.

Review 72:The age of the facilities i.e. the rooms needed to be brought up to date. Some of the other guests staying on the Saturday night were partying until all hours of the night and as we thought this was a B&B we thought it would be quiet. Also we heard noises from the room next door, i.e. the spa going at 12am at night and doors banging. At the time of check out there was no one around to say goodbye or ask how our weekend was so very poor.

Review 74:We loved staying here for a romantic weekend getaway! The location was great, just far enough away to have peace and quiet and close to some great wineries and restaurants. Our room or suite as you'd call it was fabulous, I just wish we could've stayed another night. We will definitely be back to stay again and look forward to having another cuppa on the balcony in the sun and listening to the birds in the morning.

Review 75:call in to book if you want it on the same day. we booked online, on the day itself and the owner did not check his email (not his fault!), so he did not know we were going, but he gave us a very huge room anyways. :D

Review 77:Room was not ready by 2pm check in, cleaner had not showed up, it seems it's time for the 75 yr old owner to put his shoes up and retire as he left our key on the bench and mumbled to himself walking away with no instructions on where our room was or how it all worked. We never saw him the next day and had no idea how check out worked so we just left the key on the bench.

Review 78:Our room was large and it had all the necessities to stay comfortably - air con, wood fire heater, large spa bath, tv, comfy bed

Review 79:As opposed to the buffet continental breakfast advertised, the owner showed us the kitchen and said 'there's no point laying out all the breakfast stuff for just two people, so you can just help yourself' - I would have appreciated more service for the amount of money we were paying per night. We were there for 4 nights and did not have our room serviced once (ie towel replacement or fresh coffee cups). One of our towels had some very nasty mystery stains on it. There is no drinking water in the rooms which is tedious, meaning you need to go to the breakfast room in order to get any water. The suite we stayed in had a 'private courtyard', which staff used as a thoroughfare to get from their private quarters to reception. This door also didn't lock. We also had a cat wander in while we were there. The pool area had a very enthusiastic border collie, which is not advertised online, and the dog barks, jumps and bites (playfully), which doesn't really help with relaxing. One of the staff members helpfully locked the dog behind the gate when we went for a swim, though the dog barked whenever we splashed the water.

Review 80:Room was lovely and big, in a nice garden setting, making it relaxing to lounge about for the day. We were left to our own devices which worked well for us.

Review 81:we stayed 3 nights and there was no service at all,the rubbish was not removed and the towels were not replaced. the cont.breakfast was very poor not much interest no staff present.It was strange that we had to use bottled water in the Yarra Valley,could not use tap water.

Review 88:Breakfast was pretty sad. Only one mug in the place, old fruit, stale croissants & no hot options at all- was very disappointing! No eggs bacon or anything!!! No honey for crumpets or toast either :'( can't have crumpets without honey! Bugs in drinking glasses & dead flies on every window sill. Don't eat cereal but that was really the only option because the Toaster took forever! Nice coffee though!

Review 89:Garden was gorgeous! Situated in a very quiet location. Norma (think that was her name) who checked us in was awesome went all out to help us get taxi. Rooms were very spacious & comfortable (just need a good clean cobwebs & bugs everywhere) lovely place just a pity about breakfast.

Review 93:The bathroom was in need of an upgrade. We didn't use the spa asthere was hair and grime in the bottom of it, it looked like ithadn't been cleaned in some time. The bathroom door didn't closeproperly, the room was very old. The owners weren't very friendlyand we were left to fetch our own breakfast from the kitchen fridge. Itwas very overpriced charging $260 a night for a king spa suite and wecouldn't use the spa. There is plenty of other nicer accomodation inthe region, we will not be back.

Review 94:It was close to the Yarra Glen Racecourse so was very convenient as weattended the Cox Plate Food & Wine Day. The bed was comfortable butthat was the only thing the room had going for it.

Review 102:The owner Anthony was warm and welcoming. Elizabeth helped us with starting a beautiful log fire as we arrived on a chilly day. It is a charming place to stay very homely, if we visited Yarra area again would stay there again.

Review 103:The hosts Anthony & Elizabeth have really looked after this guesthouse. It's quiet, clean, spacious beautiful relaxing rooms and in a beautiful garden setting. The breakfast was amazing with a lovely choice of food. Anthony & Elizabeth have the warm Italian hospitality that we love. We will recommend Valley Guest House and will stay again later in the year.

Review 104:Spa didn't work. Staff asleep when we arrived in the middle of day. Can't drink water and no jugs etc provided to have water in room. Taxie service non existent and no alternative. Staff had six guests waiting for taxies to go less than 5km. Could have had a courtesy car available. Harassed for payment during breakfast. Coffee crap.

Review 106:only criticism was they didn't render sufficient assistance to enable us to access WiFi for internet. We were told NOT to drink tap water. They should have supplied bottled water in the bar fridge in the room.
