Review 1：The condo in the Royal Floridian South was amazing! Extremely clean and everything was perfect!!! There wasn't even dust under the couch and chair!

Review 16：The sofa bed was horrible! Worse than trying to sleep in a taco. However, they brought me a memory foam mattress which I put on the floor and it was very comfortable. The sheets were clean, but old, worn and greyish.

Review 17：I travelled with both of my parents who are in their 80s. The location was fantastic and the facilities were easy to access with my mother's limited physical abilities. The beach sand was packed hard enough I was able to push her wheelchair on the beach!!! She loved that.

Review 18：The hotel charged my debit card 530 dollars instead of 30 dollars cause I was going to pay cash for the room and 30 dollar security deposit on my card. Then they took the money for the room in cash as well putting my bank account in the negative and over charged us for the room we were suppose to only pay 399 and they charged us 530 they also put us in the wrong room. We were suppose to have an ocean front room with a balcony and they gave us a city front room with no balcony. The money didn't clear in my bank after they refunded it until the 3rd day there so we didn't have any spending money other then for food until the third day there and we were only staying 5 days.

Review 19：The indoor pool and hot tub. The balcony was nice.

The tile was slick from what ever was on it I put all my towels but one to be able to walk around. the slats my bed sat on were covered in dust, the blanket were the lowest grade very scratchey, Sorry the ocean was the redeeming point. I however would look for other properties before I return.

Review 45：Noisy, noisy, noisy...Poor interior sound insulation. People are generally very noisy which is basically due to lack of education and has nothing to do with the hotel. However I would recommend installing some visible signs with "Quiet Please" or something along these lines. Most disturbing were children screaming, running and jumping on top of my head at the upper floor (again, very poor insulation between floors and inner walls). Also the rooms are not sound proofed from the road side. Police, ambulance, firefighters cars and other vehicles with noisy engines disturb a lot!

Review 52：We loved it! The staff was very nice and helpful, and we were veryimpressed by their attentiveness. When we discovered that a previousguest had broken the coffee brewer, they brought a new one upimmediately. And, when we asked for additional linens, they were therein minutes! Never any response with less than a smile and a quickness.The suite itself was nearly perfect for the five of us too ... except that the fold-out couch was, as they tend to be, less than comfy. My only suggestion would be to use one that's deep enough from back to front to be wide enough for one person to sleep on without folding it out. One last thing. One of us left her favorite baking pan on the counter when she was making sure we'd emptied the fridge, and the message she left for housekeeping was answered in the morning with their promise to hold onto those items til we can send her local relative to rescue them. All in all, THANKS A BUNCH! We'll soon be planning next year's annual Labor Day trip and may very well choose to return to the Grand Floridian!

Review 53：Toilet backed up twice and I had to call the front desk. Parking off site for second car

Review 54：the beach, outside pool, and outside hot tub. The outside grill was great for our reunion.

Review 55：Walking into my unit I nearly slipped in a puddle in the tile floor. After having it mopped up it soon reaccumulated. I decided to put towels down and went to front desk in the morning. They were very courteous and promptly moved me to a room that was absolutely perfect. Sometimes maintenance things happen. I'm glad I didn't fall, but in the end it all went well.

Review 56：Very easy to get to. Great location away from busy Daytona Beach. Plenty of space in very clean and well maintained unit. Staff were all very friendly and helpful to me. I hope to be back soon.

Review 57：The Air/Heat System has a lag between cooling and rest. The air flow is too great for such a small unit. the Heat Pumps are mounted on the small decks which produces noise, and heat when sitting on the decks. The vents in the living/kitchen area had to be closed in order to get air into the small bedroom.

Review 72：Booked a 3 night stay and upon our arrival they charged me for a 7 nightstay. It took 10 min in the back office to resolve and I believe theyswitched my room. I had booked an Ocean View room. They gave me a roomon the busy main street and the parking alley. The only way to see thewater was to walk out on the small balcony and look hard left. The viewout all the windows was the busy stores across the street. The pictureswere totally deceiving! I immediately complained and they said they hadnothing else.They said this was ocean view. After being woken up by thegarbage truck and street traffic at 6am Monday morning we decided toleave a day early. I explained the issues to the desk and manager andthey refused to refund the last day of our stay saying the units wereprivately owned. Additionally the pool and beach property are very oldand dated and in need of a total refit. My wife and I expected a nicepool area and were very disappointed. They didn't even have any areafor coffee let alone food. The staff was not helpful at all. Their maininterest is in selling their timeshare properties to guests. There theyhad coffee and snacks if you were interested in buying.DEFINITELY STAY SOMEWHERE ELSE!!!

Review 74：I lived having a washer and dryer. It was a great location. The studio villa was excellent for 4 people. Large kitchen.

Review 75：Oven wasn't hot enough.. But we didn't stay long enough to worry about it. Tile floors were "wet" feeling.. I ended up keeping shoes on inside. But i think this was due to being on the beach and the humidity combined with the air conditioning.

He yelled at a guy w what I assume was hisgirlfriend (they were holding hands) who replied "Naaaah manI'm going to the bathroom. Do it yourself dude" He yelled athim again & he replied "Bro I'm on break, chill" Heyelled at another guy. He wouldn't open one either & forwhatever reason the manager refused too. Finally a guy opened one &shoved my lounge chair under the table. Not to mention all the extrafees added on at the end.My beach front room ended up overlooking thestreet & someone's private yard.

Review 81：The attendant at the steps at the pool deck was very rude the last day we were there. We had our hands full and we had to set everything down and hold up people behind us to show our bands. He first refused to allow my 14 year old who was ahead of us and she only had her towel and a room key. The guest room bed was very hard but the main bedroom was nice.

Review 82：It was a really good location and stores across the street were very handy. All but one of the staff was very nice & helpful. The parking is tight but it is nice to get in your car and it be cool and not covered in salt. The room was very nice and private balcony on the ocean was the best. I would highly recommend staying here.

Review 83：The don't push it hard, but they are a timeshare so they try and get you to attend one of the seminars. They do offer extra nights for free or hotel credits so to some it may be worth it, just remember nothing is free.

Review 89：We stayed in the south building. It was very clean. My children loved the activities room, especially playing ping pong. The pool was refreshing, but the pool bar was amazing!

Review 92：There was lots to do, beach was wonderful, pool and deck areas were great. Of course, the view was spectacular and our son and wife even sat on their balcony late into the night getting great pics of the moon rising and reflecting on the water. We had good rooms and kitchen facilities and since we had four places we managed to work out enough utensils and plates, cooking pots and pans to feed the group. Everyone enjoyed the time and were so happy to be together.

Review 93：We stayed in the new south tower and I don't know if they decided to skip a few steps in building it but I have never been able to hear everything around me so clearly when staying in a hotel room. My husband and I went on a kids-free mini vacation and like most parents without their children, we just wanted to sleep in. This was impossible. We could hear people walking in flip flops down the hallway, we could hear the water running above us, every single thing that moved around us was heard without any filter. I've stayed in a days-inn and gotten a better nights sleep. Upon getting our room ready to leave, we were going back and forth from the car to our room when housekeeping pulled up in their cart RIGHT next to the room THIRTY minutes before check out. She stood outside of our door- tapping her foot, while watching us pack everything up. So incredibly rude. We will never stay here again.

Review 94：The hotel room and overall facility was very clean. Plenty of towels and linens.

Review 95：The parking was horrible! You basically had to shut your vacation down at dark. The outdoor activities stopped at dusk & it was difficult to find parking after 9 which meant we basically had to just sit in our room. The balcony was so tiny that we really couldn't enjoy it. The staff weren't very welcoming either. It didn't feel like a vacation at all!

Review 107：We requested an early check-in - did not check in until 3:00 - staff was not helpful at all. Room was nice, but the "ocean view" was definitely an exaggeration -- to see the ocean we both had to stand in the small corner of the very very small deck -- not happy at all with the deck and/or view. Bed was very uncomfortable and room was noisy - so we didn't sleep real good. Do not think we will return to this facility next time.

Review 111：We where in south tower wich is older of the 2 buildings. If you want anything ie: ice,snack machines, pool access, you have to go to north building. Very limited parking. Pool was nice but very limited shade areas.

Review 113：Two towers - South tower is renovated, most activities are in the North tower. Upon check-in ask for a list of activities in BOTH towers, that would have been helpful to have.

Review 115：Immediately upon check-in they hit me hard with timeshare presentation information. I had just stepped in the lobby for the first time after a 9-hour drive. The last thing I want to do is commit a couple of hours to hear a presentation about a property I was unfamiliar with. You would have thought I hurled the worst insult imaginable judging by the look on her face. Not good timing for a hard sell.

Review 116：We really enjoyed our stay and the underground parking was great. There is public beach access immediately adjacent to the north, which means bathrooms and shower station to get the sand off.

Review 117：The room in which I was in 3222. There's a door which leads to the shared hallway that houses the shower. It's very weird taking a shower knowing someone can literally listen to you on the other side of the door while you are in the bathroom. The north parking deck leaks a substance that will damage your clear coat on your car. Luckily I can detail autos and I can repair my vehicles clear coat with a little buffing.

Just pay themtheir fee and they'll send you a Service Animal Certificate foranything. Also, need to upgrade kitche utensils, especially plasticones. Spatula we had in our room looked like a dog chewed on it. Need aTeflon Frying pan instead if stainless one. The food sticks to stainlesseven w/ pan spray

Review 126：Although staff was pleasant, there is a great lack of any professional behavior or presence. The tiki bar closes in the afternoon and the pool closes at dark - this is NOT a resort. Property workers and trash pickup starts about 630AM, so there is no quiet mornings.

Review 132：No laundry facilities in room. Floors were not clean - had to leave shoes on at all times. Kitchen had limited space and supplies. Elevators didn't go to the parking garage and it required a flight of stairs to get into the hotel from there. Big problem for people with mobility issues.
