Review 7:Because of price and our choice, we stayed in an odd room with a Murphy bed and a fold-out sofa (we needed 2 beds). It was more set up as a party room if you already had another room elsewhere and would be great for that.

Review 8:Location on beach is great. It's east of Provincetown a 2-3 miles. I like that it's run by women and has lots of homey touches for comfort.

Review 9:It is only a youth hostel - it is not a hotel of 3 stars. the room was very small, the bed is folded to the wall, no room for the suitcase, windy and dark. no breakfast, no WI FI. expensive.

Review 17:Fairly basic room with fold down bed which was small and not the comfiest. Pool area could do with redecoration. Overall the facilities could do with freshening up. Located a couple of miles outside Provincetown but cabs are cheap and you can hire bikes onsite so this was not an issue.

Review 19:I have been going with my boyfriend for the past four years at least twice a year and this year the staff wasn't as friendly as they used to be check out used to be check in used to be 3pm with an 11 am check out not it has changed to 4pm check in and 10 am check out wasn't happy about that very inconvenient

Review 21:No elevator (3rd floor). Lobby, hallways, stairs — worn out carpet, looked like hadn't changed since the 1970s. Staff was not engaged and just seemed bored. No customer service attitude. We booked two suites—at same time, under same name—and were placed on two different floors. Very small bathroom with no counter space.

Review 23:The property is advertised as beachfront. There is a ton of eel grassand nowhere to sit without sitting in the eel grass.Big stain on the carpet. Went to breakfast and there was no one there except one person pouring coffee, cooking, and serving. No wait staff. Waited about 10 minutes and left. Went to check out and the sign said the hours were 8-5. We went at 9 and no one was there and the "window" was closed. We gave our towels to a cleaning lady and didn't get verification that they were received. I better not be charged for them. Way too much money for what we received.

Review 24:The room was comfortable, although not altogether clean. It was facingthe pool with a nice breeze.

Review 25:Staff at the reception was neither welcoming nor friendly. We did not have housekeeping for one of the days we stayed at the hotel and when reporting it at the reception, we did not have any excuses at all...I guess it must be normal. The beds are tiny and the mattress poor quality. For more than 350$/night, it is a pretty poor price/quality ratio...

Review 29:This was the worst experience I have had in a hotel. The staff were not friendly and appeared disgruntled. It was a struggle to get room service to clean our room and quite frankly we dealt with cleaning our own room. We complained to the manager and she was totally dismissive and never once did she apologize! The bathroom cabinet were pealing and the room smelled musty.There is nothing convenient about the beach it is certainly not a beachfront property and they charge you for everything even a beach chair! I will never return!!!

Review 31:The sofa bed was very uncomfortable. It would be nice if there was a security box in the room. The room was expensive but I think the whole area is to be honest

Review 33:The room was not clean, it was run down and poorly maintained. We found a dirty syringe on the floor and the manager did not provide any resolution.

Review 35:First of all, the staff at the front desk where extremely rude upon arrival. When we finally received our room it was shocking. The room smelt of mildew (as did the whole building), the toilet was running and continued the entire trip, the furniture was dated, mismatched, worn and dirty, the bed had actual divots in it, it was so old and was impossible to get comfortable in because of this, when we went to go to bed our pillow cases were stained. Also, if you plan to stay keep in mind fresh towels and linens are given only on Wednesday which I find unacceptable for a resort. We stayed Sunday-Wednesday and did not receive either once despite our request. The only nice thing about this "resort" was the pool. I cannot believe they call themselves a resort. All in all, not worth the money spent.

Review 36:Beds not very comfortable, no air conditioning in Ocean front suite, we stayed fro 8/15-8/18/15, it was hot at night and we had to leave the sliding door open at night just to get a little breeze and relief from the heat.

Review 40:The parking spaces are spaced for compact vehicles. We ending up parking far away from our room to avoid other car doors being opened into our vehicle. A bit on the pricey side for nice but "basic" accommodations.

Review 41:We enjoyed having an oceanfront suite and being in close proximity to town. Nice updates to the kitchen and bathrooms. The mini kitchen, which includes a full size refrigerator were a plus. The entire property was very clean!

Review 42:There are a number of rules you have to sign off on upon check-in. Thoserules should be available online before booking. The largest roomsection near the outdoor pool does not have an ac but a small box fan.You are expected to do the dishes (and will be charged $50/200 extraif housekeeping does it or they determined there is excess trash! Mycomputer monitor is the same size as the room tv (22") Carpet onstair wells worn & lightning didn't work properly requiringnavigation in pitch black.

Review 43:The room was very clean on day 1. They monitor the pool for temp &problems twice a day.

Review 55:Location is NOT in Provincetown. You must take the bus (rarely on time) or expensive can downtown or to major beaches. Wifi was poor. Extremely overbearing check in procedures, have to initial a variety of clauses, need to wear a bracelet to identify yourself on campus (?!), have to literally sign out pool towels. Expensive.

Review 59:When I called to inquire about transportation to town, the employee said that there was a shuttle that ran every 30 minutes. What she did not tell us was that the shuttle runs during summer season, which had not yet started. We had to call a cab instead.

Review 63:The whole front desk staff was rude and very unaccomidating. I had a small issue with the front dest manager. We ran out of our own butter in our room so i called the front desk to see if i could possibly give us some. Just enough for 2 grilled cheeses. My call was recieved by the manager no less in which she laughed histarically at my request and said "this is the front desk why would we have butter." I then replied "with at least 3 food service outlets on property you have no butter", and she said yes but they will not give me any either. So i went to the front desk bc having worked in the industry myself for over 20 years i know that a wrapped butter pad cost less than a nickle and could not understand for the life of me why i was being denied after spending $1500.00 on a room at the Sand Castle. After 30 minutes of dealing with the manager i finally got some but i was left with the feeling that it was just to shut me up. On a side note charging for pool towels is a lil rediculous as well. I would def stay here again but the staff esp front desk needs an over haul. Especially since it is the guests first and last impression of the property!!!

Review 64:I liked that Danny at the Grill was more than happy to supply us with butter to make some grilled cheese in our room. He was always hospitable and willing to meet any of our needs. He even offered us a ride into town bc the resort was not willing to with their shuttles that seemed to stay parked and not move the entire week. Marly/Marlaina was awesome as well with our room cleaning every day and and turn down service. Thanks to the two of them we really enjoyed our stay. Danny should be promoted and both he and Marly should get raises. You need employee like these!

Review 65:Extremely uncomfortable beds, room was extremely small…when murphy bedwas folded out, there was no room to walk by it. A bit of a distancefrom town. No complimentary breakfast, and the breakfast we did have wasvery slow service.

Review 74:The pool did look a little funky like I think I read in another review but we weren't too squeamish and being there off season we had the place to ourselves. The pool was warm as a bath and the room was steamy which was kind of magical. We just took showers when we got out which is a good idea anyway with chlorine.

Review 75:Having a kitchen, bedroom and living room was a comfort to my young son on his first long trip away because it felt homey. It was very peaceful, comfortable and clean for a great price.

Review 87:Décor could be much better in our room! Found some mouse droppings in one of our drawers! Didn't see any activity anywhere else!! I understand this happens, so it wasn't a huge deal for us. Like I said, the kitchen was VERY clean. I don't think I would have paid more than the $166/room + tax I would go back.

Review 88:The staff was very friendly. Allowed us an early check in, which is a huge plus for us! Location was nice, not too far from town. Beach and pool was very clean. Our room was 312 which had a view of town, the bay and the pool. Private patio .Kitchen was fully stocked and clean. Booked on line and found a better rate $149.00/per night with a 1/night stay.

Review 89:The hotel is about a 45-minute walk from town, so you will need to have a car, a bike, or be there when the (seasonal) shuttle is running.

Review 95:I liked everything, but some might want to stay closer to the Provincetown. We walked to town and it is still a 3-4 mile walk.

Review 96:I loved that the staff explained everything when we arrived, they even told us there the local supermarket was. We had a room on the ground level facing the outdoor pool which was nice for a quick jump into the pool. I loved that we were close to the beach, although we traveled there in September which is not the perfect time for the beach, but everything was quite because of that. Also we had a huge room, with kitchen and a couch.

Review 97:The only thing that wasn't a great experience were the beds and especially the pull out sofa bed. It was broken and springs literally were popping out of the mattress. The second night I had to sleep on the floor and my back still has not recovered.

Review 98:We loved how spacious our room was and it was very accommodating for two adults and one handicap adult in a wheelchair. We also had to bring a lot of medical equipment and the room provided enough tables and outlets.

Review 99:Booked room (smallest category) was very small for 4 and smelled moldy. The couch in larger room smelled also unpleasant/dirty. View from main building was not 'dunes' like mentioned in description but parking lot. Windows were really old.

Review 100:Upgrade to a larger room (but without balcony) was possible without extra costs. Tennis equipment could be used for free. Large pool.

Review 101:There was no window in the room, so it got stuffy at night. I ended up leaving the sliding door ajar during the night, which made me a little nervous.

Review 103:There wasnt any air conditioning and the room only offered a terrible, cheap floor fan. Also it was crazy expensive, i paid $350 a night for a $150 room id say. but regardless i would absolutely stay again (on a cheaper weekend) just for being right on the beach like that.

Review 104:Incredible view! Open the door to your room and your toes are in the sand! I loved waking up to the ocean! The murphy bed was a surprise but i found it very comfortable.

Review 105:Was told we had a Queen bed and it was actually a tiny FULL size Murphy bed with a very lumpy mattress. The sofabed was equally uncomfortable. I would highly consider changing the mattresses.

Review 112:Hotel did not allow bike rentals to anyone under the age of 18, which means you really can't take kids there and expect to rent bikes. Even though my son is almost 17. The wireless network was nonexistent even though I got a suite on the third floor at more than $400 a night. It's the kind of place that tells you know very easily, rather then yes we can make that work. My son and I got breakfast one morning in the restaurant and it was abysmal. He even had something floating in the milk they served.

Review 121:Being close to town without the crowds. The view is spectacular! The beach is a couple steps away. They offer a discount card for special deals at local establishments.

Review 122:No air conditioner. One stove burner was busted. The outdoor cafe could have used a slightly larger menu. Things like balls, games, kayaks, etc that needed to be checked out or rented should have just been free. Adding a few board games to each room and putting balls & rackets in a bin near the tennis and B ball court would have helped with those great amenities.

Review 123:There is so much do do at this one location. Coming back from town to the room still gives families lots to do. The resort has family friendly events scheduled for every summer day. The location is beautiful and despite the older building and room everything was updated and we had the best time.

Review 124:We had to check out of our room & into another to keep our "view". The screen was ripped & Mosquitos were all over our "2nd" room. They said they would send someone to fix it.... They did not. The wristband, towel & check out policies could use tweaking. Seriously, check in at 4pm & out at 10am?? That's crazy. I want to sleep in & not have housekeeping knocking @ 9 to "turn over" the room!

Review 125:I felt like we were duped because on the website it appeared as if I was booking a larger room with a view of the beach. Not so. It actually faced a busy street & some giant propane tanks. Thankfully, the staff moved us to a room with a better view, but far less space. That was kind of them.

Review 126:Our room was perfect for the two of us. Probably would have seemed small if we had a children with us. We had a nice view of the pool and the ocean in the distance. We loved being able to walk out to the ocean each day. The room was very clean and the kitchen was well stocked with sturdy pots and pans and enough dishes for 4.

Review 127:Please be aware there are no AC's in the rooms. Make sure you are in the building that faces the water. You will have a better breeze for the room and the fan provided helps to cool it down at night.

Review 131:Non air condition rooms, stained carpets, those stupid wrist bands that you had to wear while on the property, had to go to another bldg and sign out pool towels, lack of front desk help after hours the place is very run downed. You had a choice to either listen to screaming kids in the pool or roast in your non air conditioned room they upgraded the kitchenette area to make it look good but the rest of the room dates back to the 70s.
