Review 1：We never can seem to get WiFi to work in our room. Hotel staff were not able to resolve this for us.

Review 10：The checkin / checkout staff was unprofessional and slow. Charged my credit card, got a receipt with confirmation number, then was told that when they've" batched out' out our payment wasn't there. My bank showed that it was. Desk clerk embarrassed me in front of other guest about it. My bank rep on the phone assured her that the transaction went through but she still insisted on making a photocopy of my credit card.

Review 14：Everything would be placed in the "OK" category, but not great. I could tell everything had aged since staying there last time. Soap in the shower was empty...no blanket for the bed...heat and blower blew right on the bed at night making it uncomfortable. Vents could not be regulated. We are always afraid of pulling up the comforter around our head and face not knowing who has been on them, so a sheet was all we had to cover up with.

Review 18：We booked this motel again since we had been here once before and liked it. It's value for money and you get a few dollars off if you pay cash. We paid 104 dollars for two nights together, some dollars more than two years ago. Still value for money. We could park our rental car outside the room which was good. The room was clean and we had a fridge as well. The room was big enough for two. The breakfast has what you need but no "warm" breakfast but they have biscuits and gravy. We do recommend this hotel and if we go back to Branson in the future we'll stay here.

Review 25：The sheets and pillows were old and did not spell very good. The towels also needed to be replaced, we stayed 2 nights and the first night the bed was not made the next day. Reported it and told they were sorry. That is all!

Review 29：The rooms were very small and for four adults it was tight living quarters. The website said their were double rooms and rooms which kitchenettes which was not true. All they had was single rooms with two beds which said they were queen beds and this was untrue as well. The beds were full size beds.

Review 45：As a family of 6, it's hard to book rooms with enough space. The Carriage House suite was perfect--2 queen beds and a SEPARATE room for mom and dad! Twelve Oaks certainly lives up to its reputation of clean rooms and FRIENDLY staff! Just a block off the main drag, it is away from noise and traffic but convenient to all Branson activities. We would definitely stay here again!

Review 49：I've been staying at Twelve Oaks Inn since I was a teenager. My parents use to bring us to Branson in the late 70's and we've stayed at Twelve Oaks Inn ever since. Great rooms, clean, spacious, nice free breakfast, and WiFi. The bed was one of the most comfortable that I've ever slept on.
Review 50：This is an older motel, but it was spotlessly clean and the staff was exceptionally friendly. The breakfast was a cut above what I'd normally expect.

This resulted in a miserable nights sleep the 1st night. Passed up cleaning on day 2 and all was much better. This is an older hotel. Bring your own pillow if you can. Pool was great, hardly anyone using it!
Review 67：The staff are wonderful! In a dresser drawer, I left a bag of new clothes I had purchased. I called 5 hours after check out and they were able to locate them -- I received everything in tact and they also included some laundry I had left in the drawer and forgot about.
