Review 1:As seasoned Bed and Breakfast travelers the accommodations were not up to expectations. Even with the offer of the second room. "Breakfast" far below expectations.

Review 3:We left home a day early and we checked their rate for the early day and we received a much better rate for a better King room. Booking.com was deceitful with your online marketing in making us think there were no rooms available. There were several vacancies we knew of and probably many more.
Review 4:I liked the fact of how close it was to where the shops, waterfront and nice restaurants were.

Room had one chair with bottom sagging- should be fixed and a second chair placed in room. Price for rooms (2) were significantly different though both kings- pricing should be consistent. breakfast was just OK not what I've experienced in high end B and Bs

Review 11:We booked the Cleveleand House with another couple with a king size bedon the first floor for them. When we arrived, we were told that due toconstruction, and no tv we would be moved to the inn next door ( admiralFarigut ? ..no sign on the building) First . the house smelled musty .the front door was being scraped. Pain chips on the hallway floor. Thefirst floor room was a small room with a double bed. A closet with halfa ceiling that could fit only two shirts, peeling baseboard paint,Broken baseboard heater... Walls needed repainting. But for one nightthe bes was comfortable. The Second floor room did have a king size bed.And was a nice room. Breakfast was to be in our building. But in themorning there was a hand written mote saying stove broken Breakfastacross the street in another of the 4 inns the Innkeeper owns. ( inns ofnewport) the wait staff had to use an electric griddle to make breakfastfor everyone. So, eggs were already cold by the time bacon/sausagewere cooked...But, they worked really hard with what they had... ( whilethe owner just asked us where everyone was from then left...) The roomwas not made for 14 people. The nice antique tables were not made fordining... ( tea tables,card tables ) So, while the location was good.And the place was fine for one night, I would not reccomend it for alonger stay.

Review 19:I read the reviews before booking and it said they were known for their French toast. After spending almost $300 for one night I was expecting a hot breakfast. The staff was kind enough to say "if you want something hot we'll make it for you." but I really feel it should of already been made. This was a holiday weekend and Im sure the other patrons would of partaken in the hot breakfast that was expected. The TV did not work, the tub was clogged (water filled during shower). The air conditioner was loud which kept us up all night. Another guest was arguing with one of the staff members as we were trying to check in. This did not give a great first impression.

Review 33:The room was just for sleeping & no sitting area at all. The areas were mostly clean except for a couple carpet stains & shower liner mold, and the eating area could've been a little cleaner.
Review 34:The location was perfect considering the proximity to shopping & eating. The staff was nice & a wonderful breakfast was served. The bed was very comfortable & there was an A/C in the room. Having off street parking was ideal.
Review 35:I stayed at the Cleveland house with my girlfriend for a weekend and we had an exceptional experience. The inn was extremely charming (as were the staff), the room was beautiful, it's centrally located (only a 3-5 min walk to downtown Newport and the harbor. I wouldn't stay anywhere else. Can't wait to come back
Review 36:Getting breakfast was a chore. Service was non-existent for a good 30 minutes. Friendly, but clearly overworked cook who doubled as a server. Not a good way to start our day. Check in was slow for the very same reason.

Review 38:Literally I'm laughing out loud right now as I write this butduring our stay a bat somehow snuck into the hallway, my wife thoughtit was a bird at first but then she quickly discovered what it reallywas and freaked out and ran into room! I thought it was hilarious! Buthouses in the area were all built in the 1700's so bound to be abat or two lol!!
Review 39:The location within the historic district is fantastic, access to allthe shopping and warf is literally 2 min walk. The room was verycomfortable and the staff was always helpful, I had asked the youngwoman at our front desk about the history of all the buildings and thenext day I found a great book detailing all the homes in the area so bigthumbs up! If you like old architecture step back in time and stay inhomes built in the 1700's it was great
Review 40:Breakfast felt a little rushed with the time slots. There were other couples waiting and I felt like we rushed so we could give them an opportunity to sit at a table.

Building security inadequate. Noisy. Interior windows lined with tattered plastic. We left in the middle of our stay for safety reasons. Find another place to stay.

Breakfast was good (but slow), though we were moved to the house next door upon check-in. She said that the Cleveland House only has a continental breakfast, not a hot served breakfast like I had assumed.

Review 55:This hotel would not normally be my first choice but it worked out just fine. The staff was super nice and the location was great. The room felt clean enough and was reasonable comfortable.
Review 56:- The bathroom was very dark which made getting ready difficult. I know its an older B&B, but installing some over the sink lighting wouldn't hurt. There wasn't any alternative space to functionally use a mirror in the room either. A lamp on the bureau would have been helpful.

Review 58:Didn't have a hairdryer and when we tried to locate someone to ask if they had one there was no one available and then when we did locate someone he was on phone and acted like we were'nt even standing there.
Review 59:Nearly impossible to contact anyone by phone. It says free wifi but you need a password and it's only provided if you ask, so if you get in late or it slips your mind you're on data until you get the password. Should have a little book of information in the room to help you with those smaller FAQ's. Also, thx beds were great, but all down. If you're allergic or asthmatic there's a pretty big chance you're going to have an issue.

Review 67:The manager, I didn't get his name was very arrogant and kept talking on the phone to a friend of his while we waited in the hallway.He saw us waiting and still kept on talking and then the phone rang and he answered that call. This went on for at least 5 minutes and then he finally gives us the room key and does not even show us to our room. He seemed that he couldn't be bothered.

My granddaughter loved her French toast! The owner of this inn was a delight and accommodating in every way possible. Bed nice & comfy - off road parking behind a building opposite The Cleveland. Breakfast was served, on an individual basis, in an adjacent building which was good. Very friendly, helpful, staff. I was stationed in Newport, so we knew thee city well. It was within 2 blocks of Upper Thames and with plenty onsite parking, made it all work flawlessly! Breakfasts were outstanding, and plentiful. WE WILL BE BACK!

Was nice to be staying in an establishment that is on the historical society preservation list along with the other 5 properties managed by Rick and his people.The staff was very friendly, accommodating, and spoke to you by name showing the effort to know who their guests are. The B&B was clean, and furnished in the era of the surrounding times. Our room was good, no complaints. The breakfast served everyday was more than continental. Your choice of cereals, fresh fruits and breads with Jam and Butter readily available and placed nicely in plain view. Varied menu and food cooked to order and timely delivered to your table if you are interested than just the basics. My favorite was the French Toast, delicious! I recommend the Cleveland House or the other "Inns of Newport" properties to those looking for a comfortable and enjoying stay.
Review 105:The room was so small that the bed needed to be kitty cornered in the room. We needed to turn off the wall mount A/C to run the blow dryer (that was not in the room). Breakfast was great, but not in the building. We needed to go across the street to dine. Parking was a nightmare. We went everywhere on foot after securing one elusive parking spot. Price of $375 per night for a room worth $125 or less was galling.

Review 108:I enjoyed the ease of walking to everything from this location. While the accommodations are "tired" the staff was polite and accommodating. We changed rooms twice. I would not recommend for a rantic get-away but for friends or couples interested in seeing Newport on foot. It is a fine choice.
Review 109:I liked everything, but the things I could see other people maybe not liking would be: -Hot breakfast is usually served at one of the other bed and breakfasts next door or down the street. There is still cereal and toast in the lobby of this hotel and it was no trouble for me to walk a few steps to get breakfast next door, but I could see some people disliking it. -It's an old building, so the rooms are a little smaller. We don't spend a lot of time in the rooms, so that doesn't bother me at all. And again, for what you are paying for a great location, I can deal with a smaller room.
Review 110:B&Bs in Newport are notoriously expensive. This one is a great bang for your buck. The beds were extremely comfortable and the jacuzzi tub was a great relaxing touch. It's located right near Thames, which is where lots of bars and restaurants are, so you can't beat the location for what you are paying. The breakfast was absolutely delicious (fresh blueberry pancakes and fresh OJ) and the staff was friendly and attentive. I've been going to Newport for years and this was one of the better places I have stayed.

Review 118:The staff at the Cleveland house made us feel very welcomed. Met us outside the property, addressing us by name and ensuring we had a parking spot. Even went to great lengths to ensure the city would not site us for a parking ticket by placing a copy of parking placard to our windshield when we forgot to go by the desk to pick it up. That's what I call great customer service. Would and have highly recommended them to my friends and colleagues.
