Review 1:Very convenient location, professional, courteous and helpful staff, good room at a great price. Excellent location in Kona, everything of interest within walking distance. Steps from the ocean.

Review 4:We ended up having to park in a public lot close by as the hotel didn't have enough spaces, which turned out to be fine. Also, even though the room had a blackout curtain, the a/c unit had a frosted glass window underneath it that couldn't be covered at night, so the room still had light flowing into it from outside hotels, etc. (However, this didn't bother our sons, just us.)
Review 5:The staff were excellent and very helpful, answered all our questions. We had 2 rooms, 1 with double beds, ours with king-size. The beds were quite comfortable, the room nice, bath fine, patio sliding door with balcony, and very quiet at night. We could see a sliver of the ocean, but the view was perfect (3rd floor) to see the fireworks for New Year's Eve! The complimentary breakfast at the nearby restaurant was superb. The hotel was located close to the ocean, shops, restaurants and activities.
Review 6:Right in the heart of Kailua Kona. This is a simple hotel room, nothing fancy. It is exceptionally clean. The breakfast vouchers which came at no additional charge were for an excellent restaurant right next door. Just expect to pay a $2 per person tip, so the breakfast was a deal, but not exactly free. Ask for a "garden room". We live in the country, so the sounds of traffic on the street side made for an unrestful night. They've always been able to accommodate us for that. We like that it's Hawaiian owned in a sea of corporate resorts.
Review 7:Room very small for 3 adults. One bed was crammed against the window. Only had towels for 1 person. Had to go to front desk for more.

Review 17:The staff was very pleasant and answered all our important questions. They also helped us find some of the best eating we found in Kona. The rooms were exceptionally cleaned by friendly employees. It was within walking distance of anything that we wanted to do in Kona. We even got to talk with the owner twice and thanked him for a job well done.

Review 19:As we stayed in Hilo Seaside we expected Kona Seaside staff to be as friendly but not so much. But they're OK. The air-conditioning in the room makes a terrible vibrant noise and we preferred not to use it, but still could hear the neighbor's machine...
Review 20:The location is great. You're just a couple of mins from Kailua Bay and the shopping/ dinning area. The rooms are clean spacious with comfortable bed. There's parking which is $5 per day and a free swimming pool if you're not a beach person.

Review 38:The hotel location is great - right at the beginning of the main walking stretch by the sea. Our large 5th floor room and the entire building are well taken care of and with lots of character. Maintaining a carpeted room in Kona climate is not an easy thing to do, but everything was clean. We did not have a single problem during our 3 day stay.

Review 40:We were greeted as soon as we got there with a smile by the front desk personell, they were courteous, friendly and helpful with a great place to eat dinner. parking was awesome no problem at all, the hotel was very nice, cool, clean and we always had a clean room when we got back from our island adventures.Even the housekeeping staff were very nice they said goodmorning as i was on my way to the laundry facility...oh did i forget about the wifi.. if you are anything like me i am always on my phone texting or surfing the web, it was easy to get on the free wifi. and the front desk personel were always at hand to help. one last thing if you are on a budget like me this is the hotel to stay... i am so happy that i chose the Kona Seaside hotel for our vacation. over all i give this hotel a 10... did i even mention we had the street view but it was a quiet location... even though it faced the side street it was quiet... slept like a baby till about 10am. talk about R/R. I loved our stay at the Kona Seaside hotel and will be back again in March..i will recommend this hotel to my Kauai friends. Thank you so much for an amazing weekend.

Review 42:Next to a busy street although I didn't hear it once I went to sleep. Also to have the air conditioner running you can't close the curtains all the way otherwise it OD's and sounds like it is going to take off. The light from the street comes in so you either sweat with the ceiling fan or sleep with the AC and a well lit room.

Checkout was at noon, so I had to hang out in an un-airconditioned lobby or look elsewhere. They do have a small air conditioned room where you can shower or use the bathroom, but it's a 30-min Max.
Review 51:Excellent location. Short (5-10 min) walk to Kona Brewery. Other restaurants steps away - less than a minute walk. Get the plan with breakfast included. It's a restaurant separate from the hotel, and is an awesome value. Also great wifi connection. For ironman, the location doesn't get any better.

Review 74:My only complaint is that below where the air conditioning unit is are louvered, transparent windows which let in a lot of light next to my head when I tried to sleep at night. I ended up using the beadspread clamped in the windows to block the light. If you close the curtains you also cover the airconditioner. A small shade below the air would solve this problem.
Review 75:The staff were all helpful and friendly and the room was neat and clean. When I turned on the air conditioning and shut the balcony door it was nice and quiet. The use of the hospitality room to shower after a day at the beach the day we checked out and luggage holding were really helpful.

Review 77:I loved the open air ambiance and charming furnishings of the lobby, the convenient location, the friendly and efficient staff. There was not a single aspect of my stay that did not exceed my expectations. My room was comfortably furnished and immaculate; there was even a mini refrigerator!
Review 78:The only problem was the inconvenience of not having a working toilet all the time. With a four year old it was a little tough, but the staff did everything possible to assist us, making it a very nice stay.

The two young ladies did their best to solve the backed up toilet situation. Mr. Awai who, the next day, was able to put an end to the whole saga was more than pleasant. Location is as good as it gets.
Review 80:After I checked in, at 4:00 pm I was told that if I didn't move my car by 5:00 pm, it would be towed and that there were no hotel parking lot passes available for that day. I was told to park in the public parking lot a couple blocks away. However, that lot was full. I was panicky because I didn't know where else to park. I called the front desk and was basically told to find a place on the street, which I don't think would be easy to do in the prime tourist area. I drove through the public parking lot about six times and finally got a spot. The next morning I was able to purchase a parking pass for the hotel lot for $5/day for the rest of my stay.
Review 81:The location is great - right by the waterfront area with restaurants and shops. Breakfast was included for the two of us, which we had at a great restaurant called Splashers. I feel that the hotel was a good value.
Review 82:Return to my room at 430 pm and the room was not cleaned. The extra roll of toilet paper was locate Ina drawer under the TV? Not a good place! Parking was horrible. Many people double park and there was enough.

Review 127:I arrived late with two children and was told by a hostile staff member that I could not park in the parking lot - would have to leave my children alone and park in a public lot off hotel property. The hotel itself was dirty - hallways smelled of marijuana, and my room had such a strong odour we could not close the windows (and thus use air conditioning). In the lobby on check out, I was ignored by staff as they discussed another staff member who had been arrested. This place was a terrible first night in Hawaii.

Review 131:Based on the pictures provided on the Website, we were not expecting to be located on the equivalent of "the strip" in Kailua. It was...noisy. We were on the 5th floor and listened to rumbling motorcycles and carousing drunks until 2am. Room was cramped, but clean. We understand, given its location, that parking "issues" are likely encountered. We were accosted in a rude manner by the hotel's parking security person - twice - when we arrived. He was even reluctant to allow us to park temporarily to unload our luggage and check in. The front desk made excuses about how difficult things had been for him. No one at any point offered to assist us with bags.
Review 132:It was a short stay, the night before we left. It was convenient to the airport. It did not leave us with a bad impression of Hawaii, because we had already enjoyed a week there. Wifi was free. Room was clean. It was a good rate for our limited stay.
