Review 1:There was an amazing restaurant on the grounds. Lots of unique items and fantastic beer menu. King size bed was a plus, sometimes hard to find at lower prices. Spent time walking around Portsmouth and Hampton Beach.
Review 2:Awful, they have worn green turf covering the stairs. Dark room with dark paneling.
Review 3:Not much, it needs lots of work. The owner was pleasant . It was nice and quiet.
Review 4:We booked a room with a jacuzzi because we had just arrived from a trans-Atlantic flight. First thing we noticed on arrival is that the photos online look nothing like the reality. Our room was large, but cheap-looking. Fake timber frame on ceiling. Polyester sheets. It was just like a cheap-o strip motel. Okay, we were tired and went to bed. Next morning we tried to use the hot tub only to find there was not enough hot water to fill the tub even 2 inches! We gave up and took lukewarm showers. When we complained to the manager and asked for a price reduction (this room cost over $200), he yelled at us, and said he didn't believe us! In the end after much haggling and grief, he gave us a $50 refund. Horrible experience!!

Review 6:The shower pressure was horrible and this is why we would not return. Also water was cool not warm enough for shower.

Review 8:The jacuzzi only worked when you sat up straight but stopped when you sank deep into the tub. You needed a PHD to operate the controls of the jacuzzi. The outlet for the refrigerator and coffe maker did not work. The hairdryer did not work. Very disappointing and we will not go back.

Review 10:The layout of the room was strange, but the main problem stemmed from sheets and blankets with several small, reddish stains on the top edge. Due to the front desk closing more or less the moment we checked in there wasn't anyone to complain to. By the next morning, it was too late to bother.

Review 12:Very surly manager, really only a motel, not a B&B. Very poor sound proofing, Way over priced. Noisy and right on Highway 1, nowhere near Portsmouth. Don't stay here if you think you will have a B&B in Portsmouth, as this ain't it!

Review 25:Good overall, but we were of the belief it was an inn, given its name. However, as motels go, it was quite good: good location, quiet, clean and comfortable.
Review 26:The king room with kitchen was perfect for our week long stay. It felt more like living in an apartment and that fit our family perfectly. The grounds were neatly kept with special attention to lounging and relaxation with the outdoor pond / waterfall, swing and hammock. The pool and hot tub area were nice bonuses as well. Maintenence came promptly to swap out burnt out lightbulbs. Plently of very close parking to our unit. Only a short drive to restaurants, shopping centers and attractions. This inn is charming with a cottage chic feel and we all enjoyed our stay!

Review 69:The building the room was in was in poor repair and in need of painting. The entranceway and stairwell are covered in Astro Turf that is filthy and littered with leaves. Most of the windows are need of screens so they cannot be opened which created a feeling of suffocation. The room itself is need of updating and repairs. The room had four windows and only two had screens and one window was missing a crank-style handle so it couldn't open. The bedding was old and worn and the bed was was uncomfortable. There were also cobwebs everywhere, including on the shower wall. Overall, the room was disgusting. I would never, ever stay here again. Shame on the corporation that owns this property!
