Review 1:Room was a lot more basic than expected. To small for 2 people sharing.

Review 2:Loved being right on the ocean, the hotel as a whole is beautifully rustic and food was delicious.

Review 3:I think the price of all places in tulum is too expensive. You would think with these prices you get some insane luxury, but it is very raw. We do look for this rawness on purpose, I just wish it didn't have such a price tag!

Review 4:Athmosphere and food where the greatest and everything we were looking for. Great funky music, people from around the world, barely any other kids, but totally childfriendly place.

Review 8:EXCELLENT VALUE FOR MONEY!! From the bar, to the tours, to the restaurant, everything was at a price that made sense. Not my first time in Tulum, but it was the first time that I felt I was paying justifiable prices for premium services. Staff was extremely helpful and flexible (late check-out was free and not a problem). Overall, terrific experience!

Review 9:The ocean in this area was extremely polluted. Each morning the workers would have to rake and shovel the whole length of the beach to remove the plastic debris that was brought by the waves in the night. Mosquitos everywhere, make sure you bring bugspray as they are really brutal. Asides for a few restaurants and one small shop there is nothing at walk distance. A bike or taxi (pretty expensive at 70 mxn pesos a ride to Tulum center, 2km away) was required. The cabanas were nice in their own eco-chic sort of way, but I still think the price was not completely justified for how essential they are. Also, the water in the toilet is salty, which makes for unpleasant showers and toothbrushing. My friend's cabana had a tarantula sitting on its roof, which was promptly removed by the stuff. We kept our eyes very open from that point on, though...

Review 10:Amazing view from the cabanas, really close to the beach. I could spend hours on the hammock, reading a book with the amazing ocean sight in front of me. The cabana had AC which was a life saver. The restaurant (Beach House) had some really nice food and drinks (amazing handmade lime lemonade!) but not too cheap. However the location itself, with its breathtaking ocean view made up for it. Recommended only if you have experience camping and wouldn't mind dealing with insects and spiders.

Review 11:Our cabaña in the jungle was to hot. There was no airconditioning and a lot of buggs. There was also a little rain coming through our roof during a rainstorm one night.

Review 12:Beautiful place near the beach. Very romantic and good food at the restaurant.

Review 13:The service for an expensive hotel was appalling. Examples: 35 degree heat no cold water, no ice; disciplined by waiting staff for eating another table's food order (that we'd been served), no-one on front desk in early morning to help when taxi hotel had booked for us never arrived; bar staff rude; check in staff lost reservation and accused me of the error (it was in fact there after all). Also no A/c in our room (it is beyond hot in Tulum). Very little atmosphere. No attempt by the hotel to monitor the private beach where baby sea turtles are born every night. For a project dedicated to conservation I found it astonishing that there were no signs to stop tourists squishing these endangered species to death as they took an evening stroll.

Review 14:The beach bar on the sea is beautiful and truly a unique place to eat of have a drink. Tulum itself is gorgeous and the cenotes and turtles are 100% worth the trip

Review 15:Enjoyed the staff members we got to know. Our server was Valentine (not sure of spelling) who was very friendly. Also, great breakfast server from Italy. Enjoyed all staff's helpfulness.

Review 16:The reception staff, extremely efficient but did not see, hear or act upon information given..'just get them through' attitude. We were vulnerable with an unexpected health issue...our accommodation did not meet our personal requirements which staff were not interested in asking/hearing about. Bure too small, paid for upgrade but not shown options (not many guests), would have paid more if shown. We were early (our fault), but felt dumped to wait for accomodation for 4 hours. Electricity blackout unexplained just after given room. Smelly urine type smell permeated throughout bure (something to do with the heat and humidity?) wondered if the candles were there to combat.

Review 17:The setting, the mini pools, the food, the friendly waiters, the friendly gardeners and others that were working, the gardens and the ability to find a quiet private spot to rest especially for us who had been travelling for 3 weeks of solid rushing about.

Review 18:We paid for cabana with AC. The AC unit was of poor quality and did not work most of the time. The staff can to fix once and the second time they never got it to work again. If we know the AC was not going to work, I would have more tan likely got a cheaper room.

Review 22:the rooms are in really bad conditions. There is one thing of being ecological but for the price you expect something comfortable, even nice bedding sheets and covers. The bed and pillows are very old. The facilities are terrible.

Review 24:Our trip included five days at a large all inclusive resort before staying at Papaya Playa Project where we planned to "unplug", go to archeological sites, eat locally and swim in cenotes. This plan, for us was perfect. We enjoyed the rustic beauty of PPP and the friendly staff who were the exact opposite of the disneyesque fake enthusiasm of the major resort staff. A reminder of the Riviera Maya before industrial tourism.

Review 25:The shower drain in the casita was very clogged and did not drain. Lighting in the casita was minimal, so bring a flashlight. Asked the front desk to have someone look at the drain and they said they sent someone, but no improvement. The bar has become kind of a hipster scene during the weekends. I saw girls wearing 4 inch heels in the sand. Um come on, seriously?!!!! Previous years it wasn't like that.

Review 26:The beach is nice and breezy which helped with the Mosquitos. Food is pretty good and affordable. The bar can be fun at night, it's especially popular during the weekend. The new addition of the safe in the casita was a nice update.

Review 27:It's weird that the hotel is a designer hotel.Even the checj in acount is poor. We had a room with airconditioning, but everthing is open because of the wire netting, so the Airconditioning doesn't help. Next to that the bed is moist. The staff isn't that good. We asked them to pick up our suitcases for the room. But we had to wait for 30 minutes, because they forgot us twice. The people at the beach club hardly service on the beach. There are just standing there doing nothing. And If they do, they forget that you ordered. The breakfast which is included exsist only of fruit and old bread with butter and jams. You just pay to much for what you get.

Review 28:Location and beachclub. It's nice to visit the beachclub in the weekend for a party, nothing more.

Review 29:we booked this place as a treat and spent more than what we did on the rest of the trip to find the worst possible experience upon arrival. We had a change in booking that was accepted and we were still charged the full amount while there. We were then charged a lot more to get separated beds as it was impossible to add a mattress in the bungalow as the beds are sealed on the floor. This can sometimes happen but the staff was not helpful and never empathetic about the issue. We stayed anyway to find a lovely bungalow with a breathtaking view on the sea, but without isolation, no air conditioning. The humidity was such that nothing would dry, the towels were permanently wet and the air was stuffy inside, making it impossible to sleep without letting the doors open. The mosquito nets were not fixed but stuffed under the mattress and impossible to replace correctly from inside the bed, and the mattress were dreadfully uncomfortable. There was wifi at the reception and the bar only. The toilet is separated from the bedroom only by a curtain.

Review 30:the beautiful location, the food simply delicious. Kudos to the restaurant and bar staff.

Review 31:Halfway through our trip, we switched to the garden bungalows and thatwas a stark contrast from the new casitas. We had a couple of scorpionsin the room, the bed was small and hard and we had plumbing issues.

Review 32:We loved the new casitas with ocean view. We paid the extra to stay inone for a couple of nights and it was worth it! Very spacious and thea/c helped keep the temperature manageable. It alos had this greatrooftop terrace that provided an amazing view of the beach. If you visitand can spring for it, pay the extra for the casitas.

Review 33:The breakfast was awfull, waiters demading tips quite rudely, wifi was more off then on in the bar/restaurant bit. As a solo traveller you can't eat at the bar and waiters look at you weirdly when you take a table as the tables are quite big. They double up prices at the bar later in the evening when the party is on.

Review 35:Our room was terrible especially for the cost per night - it was a hostel at best and the staff wasn't helpful when we enquired about being able to change rooms. They claim it's because they're being eco friendly, but the room was dark, dirty, very very basic, bathroom like something I'd imagine in prison, etc, etc.

Review 36:The beach club and restaurant/bar area was great - beautiful location by the beach and relaxing.

Review 37:The hotel felt like it was in transit. Half the rooms lay empty, enormous lots were in construction. We saw some of the jungle rooms and they were literally dark huts surrounding just a bed. We would have been unhappy to stay in there and felt would have been a rip-off, especially when compared to what you get at other hotels. Some of the staff were cold and unfriendly (though other half wonderful). Also, even in our sea view room, the mattress was very hard, and the sheets sticky and poor quality. Definitely preferred other hotels in the area, and many were better located. You had to walk along a tiny road to access the other restaurants/ rest of the beach whereas from further down everything was easier to access.

Review 38:We splashed out on the ocean front sea view room. The view was without a doubt, stunning. The room was gorgeous. Some of the staff super friendly.

Review 40:Staff at the front desk very slow and not the most helpful even though there were always numerous people there. For the cost of the stay I would have expected that airport transfer and breakfast would have been included as a minimum. Staff at the bar/restaurant again, not that fast and often forgot our order or it arrived late.

Review 41:The room was beautiful overseeing the beach. Good location although 20-30min walk from all the main restaurants in tulum. Would recommend the location though as it is not overly busy.

I was choked when asked to pay an extra for an addit fee for an additional cup of coffee and slice of bread at breakfast . For more than 200 € per night , breakfast should not be stingy. Review 61:The property is well located towards one end of the Tulum beach strip and is a very short taxi ride (longish walk) to the other hotels, bars and restaurants. The resort has everything you could need. The beach club is excellent with beds and parasols. The food is really good. The continental breakfast included with our room was simple but adequate.

Review 64:Salt-water bathroom (shower+sink), no sockets in the room - for what you pay, the fit-out of the bungalows seems very scarce. The resort is supposed to be ecological, but diesel generators do not seem to be a very eco-friendly electricity alternative to us. We had an ocean-view room with bathroom which was about a 5-10 min walk through the resort to the beach club.

Review 65:The beach club is very nice, though we could also have visited that one if we had stayed elsewhere. Wifi is OK in the beach club area. Nice experience to sleep right at the sea with thin walls where you can hear the waves all night :)

Review 76:The place is simply very badly managed and the staff is incompetent.We had booked an Ocean Front Bungalow with Bathroom - Air Conditioning for 7 nights. Upon arrival, we were informed that our room was not available for the first two nights (!)) and a "note" had been left for the receptionist to give us an "Ocean Front Bungalow with Bathroom" (which despite the name is a lot more different than just not having air conditioning) and we would get a $120 credit to be used in the hotel. For the record, $120 is the price difference between the room we had booked and the one we got so the management basically downgraded us and compensated us for the disagreement by not charging us the price of the room we had booked but the price of the room we would now be compelled to stay in.The $120 was not in cash either but was a credit toward the hotel amenities.(!)The management also gracefully gave us free continental breakfast ... which were already included in the booking.com reservation. When we explained how disappointing it is to learn about such downgrade only upon arrival despite having booked the accommodation many months earlier, the receptionist was clueless and kept on repeating that this was on the "note". Since no other room were available we had not choice but to move into that roomI left of print of my credit card at the reception to be able to settle all consumptions at once upon check out, however throughout our stay, the staff kept on asking us to settle all consumptions on the spot and even chasing us to the beach when we did not do so. I had to go to the reception several days to check that the credit card print was fine and ask them to make sure it was clear to all staff and the answer was always that every thing is fine...Every morning when we went to get a continental breakfast, staff would ask us to sign a receipt.

Review 78:Vibe is weird at this place and worst of all you get a shack for over $200! They ran out of beach towels, reception was not very welcoming! When we told them the air conditioner was not working and maintenance couldn't fix it there were no apologies and we're told we had to wait until the morning to talk with the manager. Awful! We stayed for one night, got our money refunded and moved on!

Review 85:Really nice location, right on the beach! Very romantic cabanas. Lots of facilities (kitesurfing, yoga, restaurant). Food in restaurant is high quality!

To bad as it is a hotel that has the potential to be top notch, but I feel like saying that they are an eco friendly is their way to avoid trying harder. At that price, we expected a lot more.

Review 88:We were on our honeymoon and where just looking for a nice relaxing stay in the beach for our last three days. We had been travelling through cuba and mexico for a month. Every night a party was on and our Eco lodge shook with the sounds of the dj till 12am and 4am two nights. It was UNBELIEVABLE. I am a sales manager in the travel industry and was blown away that an accommodation would allow this.

Review 90:No hot water in the room (hut 7), maintenance never fixed it and Icouldn't take a shower due to this issue. Manager Elida (if I'mnot wrong) just offered $20usd reimburse to compensate this issue... Ididn't accept it... It's a hotel and the price of the night isnot cheap to no have hot water. Beds are not comfortable at all, theyshould invest buying good mattress and pillows, for the price we paid,we deserve a good rest. Very noise the jungle-rooms (huts), youcan't sleep until late because of people walking outside. One dayelectricity failed and we were 30 minutes in darkness... Are youplanning to invest in emergency generator? Windows in the room withoutglass or a system to close them. During the night it was freezing andthe cold wind was blowing through the windows... I came back home with aflu after these changes of temperature... Wifi only works in receptionand restaurant... If you want to be without communication this is theplace... 3G was hard to get due to the region...

Review 92:My boyfriend and I just got back from Papaya Playa on Thursday. I have been to Tulum in the past and one of the reasons why I love going is because of its simplicity and overall beauty. However, Papaya Playa made our stay extremely difficult. Everything from checking in to trying to relax during our stay went wrong. We arrived at Papaya Playa an hour before check in. Our room was not ready at 3pm (check in time). It took them over an hour and a half to get us our room ready. They didn't offer us water as a curtesy since we were waiting for so long. The rooms were not cleaned properly. There wasn't a working water cooler in reception that we can use to refill our bottles. Whenever I asked staff for a bottle of water, they would say that they had ran out of it and didn't know when they will receive more. I had to go outside the hotel to purchase water. I needed some bandages because I had a small accident with a bike but the staff didn't have any available either. What a horrible experience! Also, the beach is very rocky! Tulum has some of the best beaches so I don’t know what happened here.

And it failed in the beach club most of the time, a tad annoying We had a garden cabana which grew on me after a while but it wasn't that clean and was pretty basic. some of the other properties looked great though. thought it was overpriced for 200 usd a night You cant rent bikes from the hotel, but nearby they ask for 100 usd per night up front for your to charge things to your room. then refund you after.. hadn't experienced that before so thought it was odd. lastly.. the mosquitoes. but that's nothing to do with the project. what did annoy me was when I spoke to them about the various holes in my cabana and mosquito net they said they'd put a coil in my room. the next night they said it wasn't a service they provided and to buy some from the supermarket. it would have been a nice touch if they would just put one more in there...

Review 96:the rooms seem to really range. if you rent a jungle cabana, just know that you will be rooming with a stray gecko or salamander and showering in salt water. I loved this aspect of the rooms, but this hotel still charges top rates for the old school palapas that used to rent on tulum beach for nothing. this kind of cost inflation is my major disappointment with the hotel. it's hard to not feel taken advantage of.

Review 97:the old school jungle cabanas reminded me of the old tulum before hotels like papaya playa took over this little patch of paradise. still, there is a little bit of something for everyone here. a solid restaurant, excellent dj and regular activities for those wanting a social scene. but you can also drop off the grid, stop checking your email and enjoy the expansive 1km beach.

Review 98:Floor surfaces were poorly graded at steps, this caused me to trip every time I went to the bathroom. The neighbors were playing horrible techno right next door late into the night. I would have rather been listening to the crashing waves. Our room was not nearly as nice as we expected from the the pictures.

Review 99:Nice to be on the beach but hard to get anywhere. We moved to town and rented bikes so we didn't have to pay rip off taxi drivers and could get much better value meals and drinks.

Review 101:It was definitely safe, convenient and beachside. The beach club had good food (but definitely priced for americans), the staff was friendly, and the private beach was beautiful. There was also parking and security cards on the premises, which added ease to our visit.

Review 102:Restaurant/ bar staff was a little unorganized and unfriendly, always had to wait too long to get a check or for drinks to arrive. Bellhops were nice but concierge could have been more friendly in the beginning, we didn't get a map of Tulum until we were checking out.

Review 106:- smells of sewage throughout - walk past common bathrooms to get to eating areas - room was damp -temperatures drop over night, no blankets etc in room to facilitate weather change -very average level of staff service - we stayed in an ocean front villa- the bed was approx king single in size. Review 108:I would rate the rooms as poor. The air conditioner didn't function, but luckily the sea breeze kept things reasonably cool. There was almost no place to put you stuff. Suitcases had to be placed mainly on the floor. The porch was scantily furnished, with only several chairs and a small table. They were unable to provide additional seating. I understand things are pricey in Tulum in December, but the quality of the rooms was well below what I would expect for the price we paid. The picture of the rooms shown in Booking.com was very misleading. Lastly, this is primarily a place for 20 to 30 year olds. I would not stay there again.

Review 109:The location was good and very close to the beach. The restaurant was excellent, and the Beach Club setting was also very good, with comfortable places to sit, eat, and drink in the shade of many beautiful palm trees.

Review 110:We weren't enamoured with the kitsurfers on the beach and in the sea, spoiling what could have been a very peaceful, relaxing setting. Out of our two days there, one day was dominated by kitsurfers doing their thing. Nice in Canun, not so much here.

Review 120:1. You can place a deposit at reception so you don't have to pay in cash in case you eat or drink something at their bar or restaurant. You just have to sign the bill that is given to you by the waiter. The tip is always not included. And here comes the fraud: In some cases they add an 10% to 15% tip by themselves without your knowledge and after you already signed you bill and after we already gave a good tip in cash! We had this 3 times and I have noticed it at the end of our stay because the invoice in total seemed very high to me. And I knew why after I double-checked the bills (they give you the opportunity to review all costs during your stay).2. In total it is too expensive for that what you get there. They can easily offer the rooms/cabanas/casitas for half the price. It wouldn't ruin them - far from it.

Review 123:booked a casita right on the water - it was amazing! we had air conditioning which was nice and it was really a true getaway with no wifi in the rooms and no televisions. amazing views and the ocean is absolutely breathtaking. recommend the restaurants around the area; some really cool spots.

Review 124:Since the little casitas are right at the ocean it was a bit stinky at the time we were there - I guess that was fault of the mass of seaweed...not really something you can blame the hotel for though!

Review 128:Beds are terrible and uncomfortable. Rooms a bit like hobbit houses. My son went out too far snorkeling and when I tried to find help there was no one to be found. Found a SUP and paddled out and on return got questioned why I took board by activities dude and he seemed more worried about any damage to his board than my sons well being! A place where selfies more important than having a good time!

Review 136:There was no AC in our first unit so we had to upgrade. Sheets felt very starched and uncomfortable. Even though we were paying quite a bit per night, our unit still did not cover breakfast. Overall felt like a lot of money to be paying for a small level of comfort. I also wished they had bikes available on hand since the hotel is located a bit off the strip.

Review 137:Loved the overall setting. It felt like you were going on an adventure every time you left your cabana. The staff was very accommodating and it was great seeing them out during the full moon party having a good time too.

Review 138:Everything in the hotel is expensive and they charge you extra for anything: Late checkout, plug adaptors, etc. The bar and restaurant are expensive. It overpriced in general. They take advantage of their good taste: it look pretty so we can charge. Also, they give you less in name of 'eco', but is really just a way of making more money. IMPORTANT: They have a Dj on the Beach/bar/restaurant (they are all together) from 12 pm to 6pm who only plays electronic music. If you like, fine. For me it was truly annoying wanting to chill on a paradisiac beach and having a paranoic club song playing along all the time. It kind of ruined for me. And I'm young and enjoy going to clubs, at night though. Not the most beautiful part of the beach. Don't get me wrong, it remains very beautiful, but we saw other ever better looking spots of beach in Tulum. Also, this place has stones when you go in to the sea, so is not only sand, sea and calm waters, you have to watch your step.

Review 139:Its charming and tasteful. The cabanas/rooms in front of the sea are also the rustic style, however nice and comfortable. Different from what we read on the reviews. Great view. From the restaurant and bar. Good restaurant, bar and beach club. It does not have plugs in the from, so you have to charge your phone in the beach club or the reception. But it was fine buy us. No big complains about that. No AC, but the fans managed well at night. And it was a really hot period. So, you'll be ok. The crew in the restaurant where very friendly, the ones in the reception, not so much. Everyone speaks english. Most of the guest are cool, good looking hipsters/advertising/etc fairly young people. It can be good or a bit annoying, depends on what you feel confy around. NOT for backpackers, look for cheaper and more real cabanas in the north of the beach.
