Review 1：I visited during the quiet season. I requested for a complimentary upgrade and got a suburb sea view room. Excellent value for money during the off peak season.

Review 3：Great location, good facilities, breakfast options were great, conveniently located for public transport links. We were moved, without any fuss, when we informed staff of a bad smell in the bathroom.

Review 4：1. In my first room, it smelt due to the lack of air circualtion (bathroom). 2. Closed open-air swimming pool (no permission to swim), although it was reletivaly warm outside. 3. There is no fitness room.

Review 6：Iam not sure where to begin. The beds were uncomfortable, the carpet was disgusting throughout the entire building. The furniture was damaged and many lights on the walls were bent out of shape. The bathroom door knob was broken and if you shut the door, you could not open it.

Review 8：The hotel is very dated and feels like it was last decorated in the 70s, the paint is stripping off the walls in many areas, the pool could do with a good scrub and and new tiling....... I'm sure they have many guests but it is obvious none of the profits are put back into the hotel! Stephen.

Review 10：Hotel rooms & dinning room carpets were extremly dirty huge stains.Bathroom door & surounds were in poor state. The bathroom floor wasgross stains all over which was dried urine .Chair in hall was tornbadly. We took photos to confirm this & will be writing further .Webooked in for two nights but only stayed one

Review 12：Our room was by the staircase, and was quite noisy in the morning when people were walking up the stairs to go to the restaurant. Also, the bed wasn't very comfortable. We asked to move room after the first night, though, which the staff were very helpful with, and the next room was quieter and more comfortable. I would say that the carpets need cleaning though!

Review 14：The Praia Mar Hotel is a 4 star hotel that looks like a 1 star hotel. Is very very old. It needs urgently a refurbishment as it is falling apart. It smells very bad at the reception/pool area. Has holes in the walls of the staircase, it seems that they had a flooding and they did not repair the damages. Rooms are very poor, old and they need to be changed. The bed size are for children. And they only have twin beds no doubles. Over all the hotel was expensive and very disappointing.

Review 16：This is a 2-star hotel that is in desperate need of repairs and upgrades! The pictures on Bookings need to be updated. I was very embarrass to have a client meet me at the hotel lobby for discussions. The outside of the hotel looks indescribably awful. Do yourself a favor and book at the Riviera located right next to it.

Review 22：The hotel is extremely old, all the furniture, walls, carpets are old and not seem right for a 4 stars hotel. Really disappointing . Even the light switches were all broken. The carpets with stains looking like they have never been cleaned up. The wifi signal was really poor, we needed to go to the lobby for having a decent signal. The cleaning staff in the hotel was doing the cleaning extremely late, one occasion 5:30 pm just starting, another one at 5, another one at 4 pm, this was really uncomfortable because we were back from the city at that time and we wanted to rest.

Review 26：Read the reviews before you book. This is not a 4 star hotel, but morelike a 2 or 3 star hotel. It is old and very poorly maintained. When wearrived, our room (twin not double as requested) had stains all over thecarpet, the towels had holes and some stains and we later found a dirtycup (once upon a time used as an ashtray) behind the curtains, which thecleaning staff had missed however long ago. When I first mentioned thecarpet to the staff they knew what I meant but said it was difficult toclean, but when I mentioned the cup (with photographic evidence) andasked that we change rooms, they arranged it immediately and the secondroom (with a sea view) was much better. This is not a cheap hotel, morethan 100euro/night so should not be experiencing the disgust anddiscomfort we did during our stay!

Review 36：When you filter a 4 star hotel in booking, you see this hotel photos very pretty, but when arrived for a romantic night with my wife in a sea view room, we got into a 3 ou 2 star hotel. Very old and with no maintenance. We got a first floor with a sea view behind the Tree and buildings in front, the wc smells very bad and in the morning even worse, The balcony had no table or chairs. The room has 1 chair for a couple ;) we asked for a table and 2 chairs and after 4 Hours they told me sorry but we have none. The cleaning is inexistent, as you can see on the dusted electrical plugs, doors, hair drier and sos cables, etc.

Review 42：When we arrived we had no WIFI-signal in the room (which was crucial for both of us, as we were here on Business), and the only answer we got from the Concierge was: "sometimes it works, sometimes it doesn't... you can sit in the corridor or down in the Lobby." This is not the expected answer for a 4-star Hotel, which says it has WIFI in all rooms. Additionally, the TV-set in the bedroom was very old, and in 28 of 30 channels the image was awfully noisy (not properly adjusted). Even after having the technician coming, some channels still did not get any better. In the corridors and the bedroom, the paintings and lamps were not hanging straight. In the bathroom the walls were showing signs of mould. In our check-out day there was a major pipe-break right over the main stairway in the reception hall, causing water accumulation right at the elevator exit which was not properly signed to prevent people from sliping. The beach chairs at the pool side were old and the cloth covering them was already tearing appart, making them quite disagreable to lay there.

It has a clear problem of lack of investment in keeping the facilities as it should: walls in the corridors need to be painted, doors of the room are very damaged, floor is not well preserved, in the toilet there is a tissue curtain rather than glass in the bath (less hygienic and not expected for a 4 stars hotel) etc, etc.

The bathroom was dirty and smell of sewage was quite discerning as well a fabric shower curtain, which was dirty and unhygienic. The balcony had peeling paint and the plastic furniture was filthy. In general very noisy and you could guests in neighbouring rooms.

If you are not expecting a fancy hotel then it is just fine. There are resuarants and a shopping mall (with a supermarket) just behind the hotel and the beach is STUNNING!!! Best features - sea view rooms and restaurant. Worst feature - A bit outdated. We had a fabulous holiday as I think it is about making the most of what you have - we did :)

Review 83：The shower over a bath with a slippy surface is not good, the disabled seat was too high. A wet room with proper diabled facilities would be better than half measures. The bar was not open all the time. While the reception and restaurant were in good repair the rooms and the facade were in need of major upgrading, wifi did not work in the rooms. In common with a lot of European countries Portugal needs to provide better facilities for disabled people in wheelchairs, street furniture, roadside kerbs, etc.
