Review 1：ants in the room, high moisture - the bathroom was not ventilated and the water was all over everything after a short bath:(

Review 2：Great location, quiet at night, 10 minutes by walk to the center, 20 min biking to the beach. Free bikes:) on the last day we payed 1000 vnd (0.5 usd) to have the till 5pm.

Review 3：The lack of a free breakfast (as offered by other similarly priced places) was dissapointing.

Review 5：construction works started on a very early weekend day. There was a continuous loud noise of some machine, maybe the water heating system, throughout both days we stayed there. The first night after returning from the center we found a cockroach in the room which I killed only to see it being partially eaten by miniature ants during the following day, as there was no room maintainance during our 2 days stay. Ants marching everywhere, also in the bed. Mold on walls. Maybe it is a Hoi An thing being such a humid place.

Review 6：Cheap for Hoi An. The hosting family were nice, the room was clean and tidy and had separate bin for organic waste and the location would have been great because of proximity to the center and being on secondary street with window to the backyard which could have guaranted silence but...

Review 9：the wifi was a little week, the room was supposed to have garden view but was facing a wall. this is not a professional hotel unlike what it seems on booking.com but is owned by a family. but it is quite a nice experience. the aircon in the room is too load but the good thing is at night it is not hot even if you turn it off.

Review 10：the staff is perfect, they give you suggestions, book bus& ticket for you and are throughly helpful and nice. i arrived pretty late (3 am) because my flight had a delay but they woke up and took me in. the location couldn't be better, you go to the old town 3 mins with the bike and to the beach 15 mins. it is where the local people are leaving so it is the real vietnamese quartier. overall - a nice experience worth the money!

Review 11：The only thing I can say is since the rooms are all private not the best atmosphere to meet other travelers. If you are alone and hoping for a more party/backpacker vibe I wouldn't recommend. Otherwise it's excellent!

Review 12：The staff is so friendly and kind, very knowledgable and happy to help with anything you need! I felt so welcome here and the family is so considerate to guests. The rooms are spacious and clean with a very comfortable bed! Free bicycles is great because you can easily go into town or to the beach from here, the best of both worlds in my opinion and away from town enough that it is quiet. Neighborhood feels very safe, even when walking back in the dark. Highly recommend!

Review 24：The staff were friendly and helpful. They allowed us to use hot water to make our own coffees and use jam to make our sandwiches for the day. The rooms are spacious and modern. Not far from the ancient city and a short cycle to the beach.

Review 25：This is the best hotel we stayed in our trip. It's like a home but with a very professional stuff who is always ready to help and always smile! The family room is amazing, it's huge with a balcony! Breakfasts cost about 2 usd per persons and good as well. Hotel located in 7 minutes by foot. The coast is just in 3-4 km, the bikes are free. And try to go to the beach through the fields, it's much better and easier!

Review 30：The Areca homestay family are nice kindly ! the homestay not far to old town about 10mins by walk.家庭旅社老板及其一家人很热情，很友善。旅社的位置还行去老街区很近不行10-15分钟即到，旅社有免费自行车，住客可以骑车去老街区或者海边。（会安的海边比岘港干净，很多外国游客小孩在海滩上冲浪）

Review 31：When I booked the room, it was indicated that it would have a garden view. However, our room was on the ground floor, facing a wall. It was always quite dark inside, even though it was sunny outside. Felt like staying in a dungeon. One day wouldn't have been so bad, but staying in such a room three days was really sad. Had I known the garden view was a lie, I would have never made a reservation there. Unfortunately, the guesthouse was fully booked, so the staff could not move us anywhere else. Another bad thing was that the room was next to the kitchen. Every morning it was noisy, we could hear plates clicking and children crying. However, when we wanted to get some boiling water for tea in the evening, we couldn't, as it seems the kitchen cannot be used by guests.

Review 44：We had problems connecting to the wifi There is a curfew - we were not told about this when we checked in and had to climb the wall and bang on the door to be let in. Another couple who were guests let us in, had it not been for them I don't know what we would have done. There are other places to stay closer to the centre but the walk isn't too far (25 mins max). More expensive than other cities but for the rest of Hoi An this was a decent price.

Review 45：Owners are very friendly and have a good level of English. Tours / bus tickets are available for what we deemed to be reasonable prices. We were allowed to use a shower after we checked out while we were waiting for the bus.

Review 46：If you're looking for a homestead this has more of a hotel/hostel feel. Personally I found the breakfast you can buy from the hostel not as good value as some local places to eat.

Room was very good- we had the family room, beds were queen sized (UK). Location is perfect. Close to the beach (5 mins in a taxi). Close to your tailoring shops (5 min walk). Close to restaurants. Close to a hospital (5 min walk). Oh yeah they do laundry too, £1.

Review 60：Everything here was really excellent: staff, service, location, cleanliness. There are bikes to rent (we got them for free), loundry service. Breakfast is also available (but it is not included in the room price). The thing I like the most: a lot of space and a lot of light all over the house and inside the room, which was also very spacious. Really, this place is fantastic. At the end, we were sorry to leave.

The rooms are very nice with great beds, clean bathrooms and good wifi signal, especially with the price they ask in mind.
