Review 1:The hotel is in a very sketchy part of town. Allthough the cleaning crew is very nice, the front desk staff are rude, creepy, and downright mean (especially the bald man). The breakfast is ok but get there early brcause once the food is gone it is gone for good. The rooms are noisey and dated. This is by no means the hotel it advertises I rself to be.
Review 2:A quick walk from the train station. Creepy retro atmosphere sort of like the place in the American Horror Story with Lady Gaga.
Review 3:Not all floors could reached by elevator, therefore you have to take your heavy luggage by walk up staircase.

Review 13:The air con wasn't very effective, but I think this was because of the time of year. The shower cubicle was rather small, I could just manage but I could imagine larger people may find it difficult to use.
Review 14:The location was so convenient for us being near the station where we came in and the bus station for when we left. So we didn't have far to go with luggage or have to pay lots for a water taxi. The hotel is right by the Grand Canal and has excellent views from their private terrace. Their beds were extremely comfortable!

Review 16:The helpfulness of staff, they handled large groups of people orderly, Excellent continental breakfast.. on the water to take water taxis, close to bus shuttle to airport, on the strip for shopping, close to awesome coffee and gelato shops. What's not to like? They provided separate beds since we were all sisters and daughters traveling together. A rare find as per my searching of hotels
Review 17:The rooms don't have balconies as depicted on the Booking.com website and we were disappointed when we arrived at the hotel.
Review 18:The staff was friendly, the room was clean and the breakfast offered a wide variety of baked goods, fruit and meats. We absolutely enjoyed our stay on the canal and we highly recommend it.
Review 19:The hotel is close to the train station, water boat stop, bridge and good restaurants. We loved having the included breakfast on the patio overlooking the Grand Canal each morning. The decor is dated and we had to wind around the hallway and up and down a couple of steps to get to our room, but staff took care of our luggage, so it was no problem. Our room was comfortable and very quiet. We had no problem checking in, even though we arrived very late due to train delays. We would definitely stay there again.
Review 20:Room really cold on returning in the evening, no heating. Constant problem with kettle in room, even had the bag man up to repair, but to no avail.Thought i was an idiot, then it would not work again the next morning. Eventually the lady on reception did sort this out, no milk in the room for tea. Shower in the room poor for a 450 euro a night room.

Review 22:The carpet had hair all over. I was traveling with a friend and we separated the beds and the floor was filthy. The bathroom was clean. The furniture was in very poor condition.

Review 38:bed was hard and although at many other places that we have had continental breakfast we have been able to order poached eggs, not at this place "this is continental" so I was told. A fair walk to piazza Marco but taxi or water bus close by if you would rather do that. Three days in Venice is plenty in my opinion.

Review 42:The lift only goes to first floor and the upper floors have no lifts. We stayed on the 3rd floor, everyday we had to walk long way, it felt like we were going through a maze to get to our room. There are porters who could help you to take your suitcases to your room but you had to tip them.

Review 49:Room furnitures & facilities and bed the worse ever seen. after the first night me and my wife we get red mark in our body from the insect bites. use of irons inside the room not allowed. internet connection very slow, and they give one card for one day use and for one device only. you have to enter the username and password every time you want to connect. The AC very noise and need maintance. The check out at 11 AM no flexibility to give more time.

Review 56:Certainly, the location was a great feature. I had an early flight the next morning and needed a place close to Piazzale Roma, and this is one of the closet hotels on Lista di Spagna. The staff was fabulous. When I spoke Italian with my American accent, they didn't miss a beat and continued speaking in Italian. I really appreciated that. The breakfast was fantastic, especially given that there was a table on the canal balcony. as picture perfect as you can get in Venice.

Review 65:Nothing really. I guess the tiny lift could be larger but this is a consequence of Venice's main problem - and also its bigger charm - were very old buildings are refurbished to its limits to meet modern needs.

Review 67:We payed 235eur a night for a room that the furniture were wored out including the bed frame and the only sofa. The paint on the ceiling of the bathroom has pealed off and has marks on it. The doors were broken too,,, talked to the staff and he told me that was because I got a discounted price for the room. I took photos of the room but no where to show them here. If I knew that was the room, I would definitely have not made any booking with them. I felt disgusted with the way they do business!
Review 68:Be careful with the so called discount they offered on the website, you will probably end up paying triple price for the room you got just like us!
Review 69:They will probably say that the hotel is undergoing renovations toimprove in 2015 however- an establishment should never rent a room outwhere the stains on the carpet outnumber the clean spots, there isobvious black mold growing on the wall area by one of the beds (bleachplease) and there is rot hole in the doorway inside the bathroom. Fourstars is a joke. We stayed at cleaner rooms with a one star rating inquestionable areas in the states. How difficult is it to replace carpet?And carpet that looks like someone was murdered on? When we asked tochange rooms there were none other available and they would not providehelp to find another hotel. Disgusting! And the staff has obviously beentrained to deal with complaints on the filthy rooms.
Review 70:The staff was pleasant enough until I saw the room and wanted to move.The only saving grace about this property is that they are close to thetrain station- but there are also other hotels just as close.
Review 71:Such a nice place to stay, handy to railway station, St Marks Square. The staff were lovely and helpful, the room clean. There was no noise from outside at night. It was lovely to sit outside on the balcony to have breakfast each morning.

Review 98:Our room smelled like a gym locker the entire time. The bathroom smelled like a sewer the entire time. The bed was small and uncomfortable. There were always mosquitoes in the room even when we kept the window closed. We turned the Air Conditioning all the way down to 0 and the temperature was always 80 degrees no matter what.

Review 118:Despite the Hotel advertising it has air conditioning they fail to mention that it is not switched on until June. Our stay was spoilt by the fact that we could not sleep for the heat. When we complained to reception staff they advised the Manager would not switch on the air conditioning and they were unable to provide us with a fan.

Review 124:For a 500 year old building, the corridors and lift is narrow. 4 person room is actually like a normal double room but just shoehorn in another couple of singleness like refugee camp. Space is minimal, like Hong Kong flat.

Review 127:Bathroom - bathtub with a mobile shower is a pain to use without spilling water onto the floor. Also difficult to maintain warm water balance! Room feels a bit suffocating as ventilation is poor and no air conditioning for few months.
