Review 1：Disappointed the website doesn't say heated outdoor pool, i wanted a cold pool for the kids during their touch tournament, but on arrival during hot 28 deg weather the kids couldn't swim because the pool was extremely hot. Other guests arriving for the rugby 7s had the same issue and like me had booked it for the pool. The main bedroom light didn't work. The light outside the shower didn't work making it dark. The lamp in the lounge didn't work as the cord had been completely cut off. The shower trap had a missing cover leaving a large deep hole in the middle of the shower to avoid. The TV didn't work, it had a mind of its own, channels flicking, input mode menu stayed on the main screen scrolling from top to bottom by itself, so you couldn't change channels. The volume turned up by itself from 8-100, it was going crazy, it literally had a mind of its own, until I pulled the plug out. There was no DVD player. You could hear your neighbours water pipes every time they had a shower or turned a tap on. A bit disappointed.

Review 3：Seeing pictures on a website is one thing, seeing things in real life is another. Rundown and filthy would be a summary of what me and my boys experienced. Not the sort of accommodation that we want overseas visitors to our country to experience.

Review 5：This place is very run down. We found the previous guests breakfast in the microwave, no remote for the tv, broken hair dryer, wobbly beds, stained and sinking couches, shabby furnishings. Rotting tennis court and mini golf. It was like something out of the Griswalds National Lampoons Vacation. Ordered breakfast that never arrived.

Review 13：I seriously do not recommend this motel to any travelers going torotorua. The place was absolutely disgusting. My husband and I and ourchildren travel a lot, and this motel was by far the worst off them all.The beds were so uncomfortable, the blankets were disgusting, and werenever changed for the whole week we were there. Our towels were pickedup daily and we had to wait for them to be washed and dried which meantwe received them around 4pm daily. When we arrived our fridge was notworking, our kettle wasn't working, we had no microwave. We had 8families that travelled with us and we all experienced the same issues,no fridges, no kettles, no microwaves etc. And the answer that we gotfrom the General manager was..."u must pay up and he will fix allthe issues"....absolutely disgusting. Unfortunately the issues werenot fixed until the third day. The cleaners were very slow and alwaysforgetting things, they never vacuumed any rooms. Sometimes they forgetto leave new tea towels and refilling detergent, just little things werejust not done. The swimming pool was absolutely disgusting, it is sodirty inside, I never once saw anyone come in to clean out the pool. Thebarbeques don't work. I have been to much cheaper motels with topnotch service and better housing much cleaner that this crappy wholeplace. My apologies for this but the disgusting place has left a verysour taste in my throat. Very disappointed customer.

Review 17：Little disappointed in booking com we booked in June 2015 and the motel said they didn't have us on record even though I had the proof on my side but the staff arranged a room for us but had to make two trips into two rooms on our stay.

The outside light didnt go. Old and dated. They didnt seem to have our booking either when we got there but sorted it quickly. if we wanted to fill the jug had to use tap in bathroom and not so easy to get under the tap.

Light bulbs blown, shower door did not close properly. full kitchen was mini fridge & microwave stacked on top of each other. had to ask for towels and so called 50 channels were 5 with no TV1. After complaining to manager got moved to another room which was no better (dirty, outdated, broken things). Was told on paying bill that a refund would be put through to credit card which has not happened. Had 2 weeks to advise us of issues with booking but nothing. Seems like bookings are a rip off as charge for executive accommodation then supply substandard rooms while still charging full price.

The way they served breakfast was weird by providing them the night before with everything including milk stored at room temperature. No microwave, no fridge, no phone in the room to ring the reception even the booklet in the room said there was one.

Review 41：Being disabled I had ticked the disability box, but sadly could not shower as I could not get into it. The bed was so soft once in I had to get assistance to get out. It was not at all disability friendly. Rooms are very worn and tired. A good update would round it off.

No remote for TV , phone did not work , light globe blew 1st night we were there , told the manager the next morning about problems , he said he would fix , when we got back in the afternoon problems had not been fixed . For the money $82NZ per night it is not worth it

Review 46：We were very disappointed with the upkeep of the facilities and cleanliness of the room. We were not given any towels on our first night and we had to ask for some, we were given two old, very used towels (one of which had a stain on it). The TV in our room did not work at all and the wifi would not connect in our room. Our room was not cleaned, and we had to ask at reception to have our towels replaced as they had 'forgotten' our room. There was a large stain on the carpet by the bed and the blankets on the bed were very old and worn. The heaters were controlled by the hotel (unable to be adjusted by us) so our room was constantly too hot.

A few minor fix ups needed for the place, proper cutlery/appliances, remotes in bedroom, Fridge working etc. But when faults were brought up or appliances requested it was given to us. So much potential and from my understand the place was getting renovated. So hope it will be even better next year when we return.

The bathroom window had no latch so the unit was unsecure, the kitchen bench was broken and had tried to be fixed (unsucessfully) with no gaps, the shower was patched with no gaps, there was only sky sport and movie channel not normal sky chanels and to top everything off there was a cockroach crawling over my bag the morning we were leaving!

Review 65：Got to motel and manager had not even booked room, coming from gisborne this was a long trip, then to secure room had to go on booking.com while in motel office and book the room so we could get the rate that was advertised, very outdated room couch needs throwing out as there was a big bar sticking out of it,need to restock on cutlery and have coffee mugs so we could at least have a cup of coffee. Where given a WiFi password were told it was $10 a day to use, wifi would not connect, I'm guessing very weak connection. Oh and room said came with a spa was no spa. Will not be visiting again.

Review 66：We paid far too much for the unit we were in given its run down appearance, bare patches on the carpet, black mould inside the shower, light fittings that didn't work, broken kitchen cupboards and thick dust behind the beds. Very sad. We used to love staying here.

Any problem we had was promptly fixed the manager was super lovely and helpful. Room was clean and linen good. Rooms could do with an upgrade but I'm not fussy so don't really notice. Love staying here and the price is unbeatable. Cheaper than a backpackers for our family of four that stayed in a 6 bedded room with amenities.

Review 69：Our spa pool flooded the patio area, the other room we hired had a radiator that flooded the room, one of our stove top hobs didnt work and there were various other issues with our rooms. None of it affected our stay however. Wi-fi connection was terrible.

Review 81：It was cold with the couch positioned under the top windown as you could feel a breeze coming in. Also moved the bed away from the window in the room due to a cold draft. Not too sure if you need thicker curtains to prevent that. But overall I would definitely stay here again.

Review 83：After we had unpacked they moved us - the room was empty on the ground floor the night before when we checked in. Holes in walls so overhead light did not work, no dvd player, no bath or spa as we requested - did not like anything - main spas were all three under maintenance at the same time, included in rate breakfast was toast and jam and fruit (tinned) nothing else - when you cannot have sugar due to an allergy this made it dry toast for breakfast or no breakfast at all. After the move there was a spa but it was just a bath as the jets did not function. Will definintely not stay at the Oaks again and this from a previous Oaks Resort owner. Travelled from AKL to Rotorua to make the most of all the spas for my husband - would rather pay extra and go to a reputable motel / hotel. Even the toilet cistan lid popped up every time we flushed the toilet.

Review 114：On arriving late afternoon we notice the fridge was not cold and made shore it was plugged in but by morning it was quite clear the fridge was not working all our food had gone off. We where not informed that the fridge needed to be switch on by second switch by us. On arrival we had to ask for towels as we did not have any or sink plug. During the night we discover the toilet leaked over the floor so next day requested a new room, all ok after that but only had one more night to stay. .

Review 121：The photos on this complex are VERY OLD please do not believe anything you see. We called this NZ's answer to Faulty Towers. Where do I start? Thermal pools not working, outdoor pool was green. Fire hydrant been leaking for a long time and a large leak on the driveway. The room(s) - doors that didn't close, no coat hangers, tv didn't work as stated (only received CNN), no internet in rooms (have to go to reception to use), Hot Tub didn't work but was a lovely bath!!! No consistency with towels and linen (there were times with no face cloths, other times no tea towel or dish cloth, no cleaning of benches, hand-basins, toilets or floors in the 5 nights we stayed. This place is appalling. There has been nothing done to this complex for many years apart from 3 units.

The shower drain can't have been cleaned in months as it completely flooded the bathroom in less than 10mins when I had a shower. I pulled the drain fitting out of the bottom of the shower myself to try to help the water drain out (and it was filthy and all covered with hair! GROSS!) and the water just sat there and bubbled every now and then so the pipe was obviously blocked. There was no aircon at all and no security catches on the bathroom window so it was impossible to leave anything open to create airflow. It was a very hot sticky night so aircon would have made all the difference. There was no-one at the reception desk at check out time. I waited 20mins and rang the bell repeatedly and no-one came. Ended up putting the key in an envelope from my own handbag and throwing it over behind the counter with a note about the flooded bathroom.

Review 124：Was easy to find. The staff were friendly eg. the man who checked us in was nice, though perhaps a bit long-winded given that we were tired and just wanted to check in, but overall it was a nice experience dealing with him.

Review 125：A real lack of attention to detail. No kitchen towels or wiping cloths. Dishwashing liquid in a bottle without a lid. Wall inside unpainted, no mattress valances, TV quality so bad I could not watch TV (picture dark and snowy), kitchen poorly kitted out. Lace curtains very dirty, dark grey in the folds, other dirt smudges on lounge bedspreads and curtains.

Review 126：Bed was clean and comfortable. Fridge was clean and not noisy. Front desk very helpful and patient.

Review 127：'Spa' bath dirty, area around full of weeds, roof dirty. Bathroom, in need of renovating, water from next door coming through vent. Breakfast a joke.

Review 129：Hotel facilities are very aged (old) did not realise how aged the hotel would be. Also breakfast included was a huge let down with only cornflakes,weet bix and muesli with peaches offered, tea and coffee was also available + juice. Also no kitchen sink available..only sink available and water was from the bathroom sink.

Review 133：Exhausted decor. Very sparcley equipped kitchen and the beds have undersized blankets (they havent moved onto fleece).
