Review 1:bigger, older, horrible, few guest stay in such a bigger castel. Hot water supply is a problem, small, just better than no hot water.

Review 3:The rooms need to be updated, the shower head was broken,the air conditioning was broken. Some of the lights also didn't work.

Review 5:1. The hotel restaurant does not open for dinner every evening and does not know when it open for dinner until the same day morning. 2. Even the hotel has a great view, but you have no view from most of rooms or eating area, unless you are in the hotel front yard. 3. Even it is not far from the center of the town, but the walking is dangerous because there is no walking path and you have to walk with all the cars.

Review 6:Staff is very friendly and breakfast is fair.

Review 7:One reason we booked here was for air conditioning. But it is not available from September onwards even though it was 30+ degrees Celsius. We were in a room amongst an tour group. Smoking was quite evident inside the hotel even though it is non smoking. And given that the group were up early and quite noisy we wondered why we'd been given this room. No water in the morning to our room. When it did come on an hour later we had no hot water. Thankfully the lady on reception let us use a ground floor room shower. Breakfast was pretty average. The tour group had devoured a lot and not everything had been replenished. Flies hovering around the uncovered meats and cheese. Not very appetising.

Review 8:Plenty of parking. Away from the main street so was quiet that way.

Review 9:The breakfast quality was disappointing and did not match the standard of the rest of the experience. For example fruit salad from a can rather than fresh.

Review 10:Great view of Tivoli and Rome. Spacious/enormous room with four poster bed and beautiful furnishings. Secure private parking. The evening restaurant meal was good and the waiter helpful opening two bottles of wine to provide me with both white and red wine by the glass, far better than the restaurant house wines that I have endured elsewhere across Italy.

Review 13:The hotel staff is uncommunicative and unwelcoming. The condition didn't work at the evening and it's take a time to get help from the staff. Jacuzzi also didn't work The hotel advertised a large restaurant and our booking was made on the basis we would be able to spend a good deal of our time around the pool and be able to eat in the restaurant for both lunch and dinner. In fact the restaurant was closed and no mention was made of this at the time we booked. As the restaurant was closed, there was apparently no way to get even a cup of coffee let alone a glass of wine - you had to survive on whatever was in your mini-bar if you don't have a car and do not hike regularly be prepared for huge taxis fares. It is only 10mins up from the station / town but it is a steep hill.and you could easily get run over if you try walking to the town. No lighting in the park and it was unpleasantly to walk at the night

Review 15:The hotel advertised a large restaurant and our booking was made on the basis we would be able to spend a good deal of our time around the pool and be able to eat in the restaurant for both lunch and dinner. In fact the restaurant was closed and no mention was made of this at the time we booked. As the restaurant was closed, there was apparently no way to get even a cup of coffee let alone a glass of wine - you had to survive on whatever was in your mini-bar. My niece and her boyfriend tried the pool but discovered the filtration system was not working and consequently the pool was not as clean as they would have liked. They swam with their heads out of the water and certainly we never saw a pool man. Back in the room, my niece decided not to use the hairdryer as it was emitting flames and we reported our loo as not flushing, something that was fixed early the following morning, but was unpleasant and not expected in a 4 star hotel. The shower was a hand held device, rather difficult to use when washing one's hair, and I was not keen on sitting in the bath as it had scratches in the plastic surface and where a jet was missing from part of the whirlpool sockets, suffered from an accumulation of limescale presumably since the original installation in 1994. The bed so hard and the pillows so flat neither of us got a good night's sleep and the safe was so small you could just about get a small Kindle inside with our passports. Certainly our tiny camera was too fat!The first morning there was no buffet breakfast and we were served whatever the waiter felt like putting on the table. We had to ask for juice, bread, butter and more than one small pot of hot water for three of us to have tea. Things turned up - some hard boiled eggs and then just when you had finished them, some ham.

Review 16:The hotel is set high above Tivoli with wonderful views across the town and towards Rome. Refurbished in 1994 in some style, it appears at first sight to be the epitomy of luxury and the staff on Reception were very friendly and helpful. It could be so lovely.

Review 17:This hotel is rated 4 star. We had no accessibility of food. Restaurant was closed on Friday night. No room service and no bar service available. Wifi only in lobby.

Review 18:Noisy air condition like having a lorry running out side your door spa bath did not work pool was beautiful but needed maintenance and cleaning but lovely all the same think with a little money spent could be special although dinner was good breakfast was very poor (rubbish)

Review 29:Sitting atop a hill outside Tivoli, the view of the valley below & the surrounding Sabine Hills was incredible. We were given a room upgrade overlooking the courtyard & the whole hotel reflects the charm & elegance not seen in cookie-cutter chains. Breakfast offered great selection in a crystal-chandeliered restaurant. Staff was friendly & helpful.

Review 30:Could hear a lot of noise from the corridor and other rooms. Walls were nothing like as thick as you would expect from a property of that age. Suspect most of the walls are modern partition walls. Also, could just have been unfortunate to stay with inconsiderate fellow travellers.

We took a swim in the pool which was a bit cool but refreshing. Excellent value. I would make an effort to stay here again for the price

Review 65:Luxurious hotel in historical castle-like building located among olive trees and overlooking Tivoli. The pool, which in some previous reviews was described as not well maintained, was clean and is beautifully located. Only short drive to Villa D'Este and Villa Adriano.

Review 66:Great pool, location and view of Tivoli. Dirty pool with stones and rocks,poor maintainence. No pool side facilities ie. shower, toilets and cheap loungers with no pads.No pool service. This is potentially a great hotel, but the trade is on it,s knees here. Only six people staying. Good for us though !

Review 67:Fantastic view across the valley to the Tivoli falls and beyond to the plain. Good facilities.Interiors baroque and spacious. Internal courtyard pleasant for afternoon tea and drinks. Recommend patio to the left of entrance be used as evening drinks area as the view is great

Review 68:The whole place smelled like an ashtray. Furniture was old, worn and stained. The pool didn't appear to have been cleaned in quite some time as the water was green and there were webs along the rim.

Review 70:Had to change rooms because of an unpleasant odour in the booked room. the hotel is a few km outside the centre of Tivoli (too far to walk). Restaurant was closed on the night of our arrival (a Friday), and we had not been informed of this fact by phone or email, until I asked to book a table for dinner that evening.. Swimming pool was cloudy and not attractive.

The room with the large bed was great- but the twin beds were really too small for adults and the mattresses were too hard. The breakfast was spectacular. The staff was friendly and helpful and spoke some English. The location was great and the ambience was super. The pool had not opened yet but the grounds were manicured. A luxurious spot.

Review 74:The rooms were very dirty mold all over tub and surround. Dirty walls in room. When I called the staff they said it was from the last guest and they wouldn't clean it. They showed me another room that was just as bad.

Review 76:The smell of cigarette smoke as we entered reception seemed to be an indication of things to come, as their we're Hardly any guests would have to assume this was comming from the staff, it stunk right up to the next floor but not in the room thank goodness. The hotel was run down..a bit tatty. Wouldn't have minded quite so much if the price reflected this.
