Review 1:No view and would not rate it five stars. Room was okay but not like the advertised rooms on website.

Review 2:Location was key for us as we wanted to explore that area of Auckland. Room was okay. Had no view except street frontage disappointing. Staff were friendly and breakfast deal was great.

Review 5:A great location just away from the city bustle. An oasis to relax and recharge ready for the next day. Facilities were excellent and the room was spacious and immaculate.

Review 6:Breakfast food dreadful. No amenities close by for provisions. Poor selection of wine in the restaurant. Reception was closed at 6pm and we arrived at 6.30 to find many guests had not yet checked in so our paperwork and room key was just left on the reception counter.

Review 9:The location. Easy access to Auckland city by Ferry Boat. No need to take car into city. Room very comfortable but unfortunately we were on the cold side of the building with no view. The breakfast was great and very good value. Breakfast staff excellent.

Review 10:Beautiful view from the restaurant and some of the apartments. Very friendly and helpful staff, spacious and well equipped apartment and perfectly clean. It is a calm place, yet 10 minutes by ferry to Auckland downtown.

Review 13:Traffic was congested at most times over the weekend. Outside hotel facilities were dated; broken paving, weeds making it look unkept. Interior of hotel looked worn and dated and felt unclean. Very expensive room rate (ground floor - no views), over priced by $100+ per night.

Review 14:Proximity to the event we were attending. Hotel staff were very friendly and helpful. Room was very clean.

Review 15:There had been poor communication between Booking.com and the hotel - our package included a cooked breakfast but the staff (including the Manager) disputed this on a daily basis - really poor service which spoiled our stay. When I produced the confirmation, the breakfast was offered but it was very disappointing and many of the options on the Menu weren't available (apparently due to a menu change). We ate in the restaurant on the first night as there were clearly no other options within walking distance. The waiter didn't offer a drinks list, the radio was playing and the lighting was very bright! Also, the waiter tried to clear away our drinks before we had finished them. A missed opportunity here as the restaurant has great views of the city. Th location of the hotel is quite remote too - no cafes, shops, beaches or bars within walking distance. Please note it is located in Bayswater, not Takapuna. Toilets didn't flush properly.This is most definitely not a 5 star hotel!

Review 16:The room was a great size with amazing views of the city. The facilities in the room were functional too - great to have a washing machine as we had been away for some time.

Review 17:Arrived on the midnight flight from Syney, as advised on my booking form. The taxi dropped me off just after 1am and then left me trying to get in. The desk was not manned, there was no answer when I tried the after hours line. I finally got in just before 3am. Not good enough. I had even called from Sydney earlier that day to remind the hotel of my late arrival. When I complained I was told some story about there being a fire at the other hotel. Imagine if I had been a woman on my own, in an area with no taxis.

Review 18:Harbour view room had not really a harbour view. We paid more for it and booked early only to find out it's not really a harbour view. It's not correct. Bed far too soft, uncomfortable.

Review 19:Big bathroom with underfloor heating. Nice kitchen and 2 large balconies. Excellent location. Quiet location and easy parking.

Review 28:We had some confusion finding the hotel because it is called "Takapuna" Oaks, even though it is in Bayswater, not Takapuna. I do not know why this is, as I preferred Bayswater to Takapuna.

Review 30:Traffic getting into and out of this area is more challenging than we were expecting. Only one sofa seating two people in a two bedroom apartment is not enough seating. The only other seats were the very upright dining table seats. The second bathroom has a washing machine installed instead of a shower. This means that anyone staying in the second bedroom has to walk through the main bedroom to go and have a shower.

Review 31:Loved the location with the beautiful view over to the city. The size of the 2bdrm apartment was great. Apartment was very clean and main bathroom was a lovely big size with a large mirror area great for putting on make-up.

Review 32:One of my worst experience of all time. Unhelpful staff. I paid much more to have a harbour view. When I checked in at night they gave me a room with no views at all! What really made me angry is the fact that they insist it is a 'harbour view'. I made a complaint to booking.com which they told me to wait until morning to speak with the manager. Which in return he offered us a complimentary breakfast I didn't not accept. One of the staff has a really attitude and do not deserve to sit in the reception desk. Really bad experience. Not recommended at all.

Review 33:The couch was uncomfortable. The bed was just two single beds pushed together. The view was non existent (the listing said we'd either get a view of water or gardens - we had a view of hedge and carpark). I was hoping for a bath and a TV in the bedroom.

Review 42:Seriously overpriced for what is an OK motel (was a weekend with two big concerts on in Auckland); location out of the way somewhat; although "complimetary continental breakfast" stated in the compendium in our apartment, advised we had to pay for breakfast as hotel policy had changed "that month". After some debate they relented but experience left a sour taste and we won't be going back. Apartment had no view at all.

Review 44:it is not a 10 min drive to Auckland CBD (more like 1 hour) the rooms are anything but luxury. Breakfast was most ordinary and the cooked part disgusting. Staff does not seem to be hospitality trained. The location is unsuitable for doing business anywhere south of the harbour bridge.

Review 46:We dined at the Restaurant on on Sunday 15th November 2015 and ordered a Lamb Dish with Kumar Chips. The Chips were soggy and not very fresh (just heated through), the Lamb was rather tough, we felt a bit uncomfortable as our table was next to the waiters desk. We would not recommend dining there.

Review 48:Takapuna oaks was billed as a 5 star accommodation, and one of the more expensive places on our trip round NZ. The outside is tired and dated, and the reception staff were not very helpful or welcoming. The 'gym' is just a room with a few bits of equipment thrown in and neither the toilets or shower were working in there. I found rubbish from previous occupants under the bed when we were leaving. We had the breakfast things tidied up and removed around us whilst having breakfast with our young family (breakfast billed as til 9.30 which I would usually take as be there by 9.30 but they removed everything at precisely then, so don't be late!)

Review 49:The location is good, we had lovely views across the river. The 2 bed roomed apartment was big enough and had a washer/dryer. Continental breakfast included. Free parking

Review 50:We were greeted by a strong smell of damp carpet due to the huge wetpatch in the lounge. We mentioned it to the lady on the desk who'sorted' it by leaving our outside doors open (ignoring thesecurity issue) and spraying 'shake and vac' all over the room.The powder was left on the carpet. The carpet was still damp when wechecked out.(I Think there had been issues with flooding, if the stainson the hall carpet was anything to go by). Our toilet broke twice. Thefirst time we were shown how to lift off the lid and mend it ourselves.The second time parts were changed and it was then fine.We booked, andpaid for, a two bedroom/two bathroom apartment. We got a twobedroom/one bathroom and separate wc with basin. When the toiletbroke, we had to walk through the other person's bedroom to use thetoilet in their en-suite.

Review 51:We did have a harbour view, which was lovely, but it wasn't the viewshown. Think that photo might have been taken from the restaurant.

Review 52:the sunset bar had a lovely view but that was all that was going for it, the food I had was seriously overcooked and we asked for chardonnay and also shiraz and they did not have either choice, if you are going to have a bar then it should be properly stocked to allow guests to have what they wish

Review 54:Shame that the room and the view and balcony were nothing like the pictures on the internet. A box with windows was not what we paid for. Be careful, as a lot of rooms have no balcony or views and certainly don't go if you think you can self cater, as there is no way you can cook for yourself there other than breakfast.

Also we were two adult couples and yet the second bedroom was a single, so there was a sofa bed and to make it worse the bathroom was ensuite. None of this was made clear on booking.com's website.

Review 61:location for me was great - close to Ferry, stunning outlook and close to takapuna for work. The Bed was stunningly comfortable, shower good, sitting area ok but I had the cheapest option.

Review 62:Overall, I was very happy with the hotel, but had a few niggles. Whilst the hotel is attractively located it is a little difficult to reach by road transport. Reception staff were unable, despite a number of attempts, to give me the correct telephone code to ring Australia. Computers providing Internet access were not working and staff did not seem to know when they would be fixed. Some of the corridors had a strong deodorant smell. The vehicular access way into the hotel car park is marked as being one way, but is in two way; creating a traffic hazard.

Review 63:The hotel is in an attractive location at the end of the Bayswater Peninsula and on the foreshore of the Waitemata Harbour. The ferry terminal, a short distance away connects to the Auckland City CBD. The executive apartment that we booked was reasonably spacious, well appointed and well decorated in neutral colours with attractive views out towards the CBD and Harbour Bridge. The hotel has a good range of facilities including restaurant, bar and gym. The staff were pleasant and endeavoured to be helpful. As I did not receive my baggage at the airport when I arrived in Auckland, and did not receive it until the end of the second day, I was provided with complimentary toiletries and slippers. The complimentary breakfast was a bonus and came with a good variety of cereals, fruits and breads.

Review 64:A lovely suite handy on the ground floor breakfast was brilliant and the free ferry to the city was perfect for a day out. I even managed a good run in the local area.

Review 65:We found the design of the two bedroom apartment unusual with access to the only shower/bathing facilities via one of the bedrooms. As the apartment was large a better design was possible. Kitchen / cooking facilities were not up to standard for an apartment of this price range. WiFi was a hit or miss to each of us trying to use this facilities.

When I left thehotel at 5 O.click am and mistakely took the key with me. A person rangwith an attuide of a security guard informing me I was to be charged forthis key. Even after I explained that I would be back passing throughthe following Wednesday his response was ok if you don't then youwill be charged. Omg what or where have these people learned customerservice. How about I am so sorry that your dinner was so late and burnedand how was your stay sir. Let's start with this and then let thecustomer know about the key..... Not good..

Review 69:On arrival our room was unable to accommodate the 2 adults and 1 child as booked. On request a fold out bed was sourced by desk staff impinging on the living space and making it difficult to move. On the second evening we were moved to a room that represented what we had booked for the 2 nights. No compensation or acknowledgement of the oversight was offered by management. Given that accommodation had a restaurant/bar and breakfast buffet it would have been easy to offer a meal/breakfast as a goodwill gesture. DISAPPOINTING!

The neighbourhood was quiet and safe with good options for local walks. The buffet breakfast was extensive, healthy and nourishing while restaurant meals were good quality and great value. Review 95:Bathroom you had to go through the main bedroom to get to. Hated this when we had family visit!!!!!! Kitchen didn't have enough things. Only 2 cups and 2 mugs when we stayed with 4 people. Oven microwave but nothing to cook on or in it with. I rang for over an hour before check in and no one would answer my phone call after being automatically placed on hold. The property has had a Reno but it's not a good one. You can see it's been masked over an old property. Dishwasher over flowed and was fixed the following day. But I had to ask for a cloth and dishwashing liquid as there was none in the room. Would of been nice to have something for breakfast spread wide that wasn't all sugar for young kids too like marmite

We stayed in a 1 bedroom standard which is a little bit more pricier than a 1 bedroom executive only because the description of the apartment said there was a balcony with a garden view (and one of the main reasons for us choosing this hotel was location and the view) but when we got there (room 302 FYI) we had the view of the road and the front car park and nothing else and our "balcony" was so small a chair wouldn't even have fit on it to sit down so we stood for our "view" the whole 3 nights there! The bathroom reminded me of the hospital. Would have preferred the TV in the bedroom. Would have been good to have dishwashing liquid to wash some dishes by hand. Went for a ferry ride and wanted to get dropped off because I've had surgery on my back and I now limp when I walk but when I asked the male receptionist he said "it's only a 5 minute walk", but I didn't want to give him my life story which I shouldn't have to to get a complimentary drop off and pick up, so I walked which took me 20 minutes and missed the ferry. So I had to wait and hour for the next one and then I didn't know if I was able to use the same tickets for the next ferry ride (because it wasn't made clear to us that the tickets were all day tickets) so I had to walk back and ask the receptionist and then walk back to the ferry dock for the next ferry! (Didn't catch his name)

Review 119:The staff are awesome, super friendly and welcoming especially the female receptionist (sorry didn't get her name). The kitchenette is good, pots and pans are really good. I love the washing machine and dryer, easy to use. Dishwasher was easy to use. Everything was clean.

We had our 18 year old granddaughter with us - I do think you need to mention in your website booking that the Bathroom is off the double bedroom, bit embarrassing for her.
