Review 1：The bed are not comfortable and the room are not as advertised. Not worth for the price.

Review 11：When I arrived to hotel I dont have Malaysian Ringet with myself. The staff of hotel exchang it for me with the lowest rate, I knew the rate of exchange US$ around 4,14 but the rate of hotel 3.96. I ask her keep 400 $as a deposite of room as the rain stop I would go to money changer and change it. But she refuse. Even she never tell me there is a money changer exactly infront of the hotel With the higher rate 4.14. I lose around 120Rm becouse of low rate of exchang. I think this is a kind of theft. About the room : Too old and smelly, The blanket was soooo smelly that I couldnot sleep very well during the first night. In the morning I ask house keeper change it with new or clean one. She was so nice girl and bring two new blanket. The is no free internet in room you shouldpay Rm 20 per day. Just around lobby and pool are free wifi. No saftey box in room, just a small saftey box in reception. Not provided bottleof water in room. The water pressure of bathroom was low. Totally I dont recommend this hotel to anyone. I am sure you can find better hotel with the same budget.

Review 12：The each was not crowded, peaceful and beautiful. Pool was clean and tidy with nice area.

Review 13：This was the most expensive hotel of our trip, but absolutely not worth the money. Room was very out-dated and not very clean. Seemed to allow free access to mosquitoes even though we kept doors and window closed, and the remains of the mosquitoes we killed every morning and evening remained with us for the entire duration of our stay. Hotel also charges ridiculous prices for food and drink: e.g., all of the other hotels we stayed in in Malaysia give guests 2 complementary bottles of water per day, this one charges you 6 RM for one bottle (fyi: 6x more than you pay at the shop around the corner...)

Review 37：The rooms are a bit dated and tired. The night we arrived the shower rose fell off the wall. They fixed it very quickly. We ended up in a twin room so pushed the beds together. The matresses were a bit old and the springs sagged.

The resort has all the comforts: gym, spa, tennis court, tour desk.My room was nice, just a few issues: toilet didn't flush properly, tv wasn't working, there was not kettle for coffee or tea. Other than that it was a relaxing staying.

Review 60：The Rst & Bar foods were of average quality & not much variation between the different areas to eat at. Our room, though clean & great position in resort, was old and dark, rather date, which we felt could do with a bit of refreshing as room size was excellent for two adults. Also, on arrival to our room @ 7pm the air conditioning had not been on, & extremely hot & humid, as the fridge also; which made our first impressions a bit questionable - fridge was a bit smelly and didnt cool very well + had to have kettle replaced on arrival as broken

Review 61：Loved the location directly on the Ocean, this was the best asset to this Hotel. Our Room had a small seaview and was surrounded by lots of trees with local bird life = very nice. It's street location also lent itself to good access to a a variety of good local restaurants, convenience shops & spas within good walking distance, also not a long walk from the Town area, overall. The staff were quick to help and fill requests if and when needed

Review 62：Booked an apartment with kitchenette. . Only to find out there was nobath tub to bath our 2 children under 3yrs... Paid extra per night for abath tub only to then find out our kitchenette was nothing but anadditional sink. Nothing to warm bottles, no cutlery or crockery. . Notoaster.. No stove top, no microwave. ..Just standard tea & coffee making facilities. .. We ended up buying dishwashing liquid to wash our baby milk bottles.. bought a toaster to make toast as when we requested these things we were told the hotel couldnt provide these. Oh and we then had to repeatedly request a bath plug. As they had none... The hotel resort has GREAT POTENTIAL. it just needs someone or a team of people willing to give it some TLC.

Review 69：Didn't like the fact they do not clean the floors in the rooms and that they were dirty and sticky. I was tempted to grab a mop myself, but then remembered I was on holidays. The food at the restaurant is not too flash but there are plenty of wonderful eateries just across the road. I highly recommend The Boat Restaurant! Another thing I didn't like is the hard beds and I mean HARD!

Review 70：The pool area is fantastic. It has 2 pools one massive 3 circle pool with pool bar and a fab infinity pool with vies like no other. be careful though, to use the infinity pool which opened in April 2014 you have to pay about 24RM for adults and 12RM for kids and you get a free drink and towel to use. Another good thing about this hotel is the size of the rooms, very spacious.

Review 71：This is the worst place I have ever stayed. The staff are rude and unhelpful, particularly on the front desk and pool club desk. The rooms are very poor but we read reviews and kind of expected this. They are also very dirty which we did not expect. The infinity pool has an extra charge to use. The food is pathetic and overpriced. The beach was dirty with lots of rubbish everywhere. We went in July so out of season. Hotel was very quiet so the staff should have time to at least be polite. Even though the room was cheap, it was still over priced for how poor it was and how rude the staff where.

Review 125：Rooms in Federal Villa were smelly with lots of ants, housekeeping to slow to clean rooms, only after many complains and calls we got new towels. The reception stuff doesnt speak English well and once you check in they will never provide any hotel information- breakfast time, internet access, swimming pool working hours. All these info we try to find out by ourself, even once we check in nobody escort us to the room, we spend about 20 mins to find the way to our room as it was far away in the garden.

Review 126：New swimming pool was amazing with nice service and tasty food, but to enter a pool each need to pay RM25. The beach was clean and bar stuff were around to take orders all the time. Decoration of the hotel is beautiful

Review 127：Not really many , it is a little bit far away from the pentai cenang center. Taxi to the center is 10RM, or you can walk, approx 30 minutes by walking. Beach bar at the hotel is expensive compared to Malaysian standards.

Review 128：You can use all thebfacilities of holiday villa which is a big plus. Nice beach area. Infinity pool is charged at 25rm to all guests(holiday villa&federal villa). Breakfast isbexpensive at the hotel. We didn't get it from the hotel, went to Cactus cafe just across the street.

We sprayed the room and would put 'do not disturb' sign up as housekeeping would open all doors while cleaning and let bugs back in. Breakfast was overpriced and had horrible food. Bed directly under air con which made sleeping cold, but it was too hot to turn it off. Water pressure and temperature of shower wasn't very good

Review 139：The stinking towel!!!! They must do something to remove the stinking smell of the towels. Even fresh towels are with that stinking smells. The picture shown in the website of 'Federal Villa' are basically of 'Holiday Villa'. The hotel must change this strategy. When you book on website, you see the picture of 'Holiday Villa'. But when you arrive at the property..you get lot of disappointments. The location is not good compared to ;Holiday Villa'. The AC is fitted on the top of the all entrance door of each room. This is very odd. The whole lobby is very hot from the hot exhaust of all the ACs. We stayed in the room no 437. There is no lift on the 3rd of 4th floor. You have to take the luggage of your own as no bell boy is not available in general (all of them are very busy in 'Holiday Villa'). The private beach is not properly clean on regular basis. Also most of the time, you cannot enjoy the swimming in the beach, as there are warning of jelly fish. I request the hotel authority to take notice of these points & take actions. Review 140：'Federal Villa Beach Resort' is a part of 'Holiday Villa Beach Resort' . You can enjoy all the facilities of 'Holiday Villa' including swimming pool/gym etc. The room is spacious. Location is 100 metre from the beach. Lot of trees & garden are there in this property.

Review 141：The villa unit was pretty ran down. Many parts in the unit were old and not functional, inclusive of the door knob to bathroom. Weird entrance to the unit from car park area. It's subpar maintenance on the villas.
