Review 10:The rooms are magnificent with elegant classic furnishings. The staff is couteous and very professional. I haven't had wait service of this quality for 30 years; quiet efficient and unobtrusive. Meals were excellent and beautifully served.

Review 13:Ancient Mansion of Potenziani Prince now transformed in a Hotel. The hotel conserved as much as possible the romantic ambience of the past. Located in a huge property park on a hill at 2 km of Rieti center, Villa Potenzani is the perfect place to relax completely surrounded by nature. Fitness room, in a separate building is well equipped with professional machines. During summer you can enjoy Tennis and Swimming Pool. Embedded Restaurant is excellent and not overpriced. Highly recommended. I would suggest this Hotel especially to couples searching for a romantic, "like-in-the-past" place.
Review 14:Outside visitors (locals) at the pool during the school break make it sometimes too noisy to enjoy the wonderful and quite setting. The garden and tennis court are in need of some extra maintenance, but in a strange way that also adds to the charm...
Review 15:Great place to stay with elegant, spacious rooms (junior suite) to discover the beautiful region of Rieti. Kind and welcoming owners and very friendly and helpful staff, especially the excellent Miss Roberta, the front desk manager. The waiter running the breakfast room was also quite forthcoming, even when arriving five minutes before the end of the breakfast buffet, with the morning paper available to accompany your tasteful cappuccino on the terrace...

Review 17:The hotel was very nice still felt old but had the convenience of modern utilities. The bed was quite good. The room was very comfortable. It is a beautiful location. Breakfast on roof was also very scenic.

Review 19:Wonderful old world building & grounds with a spacious feel. Felt like throwing on a ballgown and running through the beautiful rooms & huge formal gardens to the fabulous pool. Review 42:We stayed for two separate nights, a week apart. The first night it was over 26C all night in our room and the air-conditioning was not working. The second stay, wifi was only working in a lounge (and it took us quite a time to discover this), not our room as it should have been. Unfortunately a wedding in the courtyard just below our window kept one of us awake until well after 1 o'clock. Because of the wedding the restaurant was closed to other guests and we had not been told this in advance of our second stay. After much arm-twisting we managed to get them to provide a snack meal which we much appreciated but it was all a bit of a palaver. Not really 4-star in these respects. My ratings were influenced downwards by the lack of air-con the first night, the lack of room wifi and the fact that the restaurant was closed the second night. Had this not been the case the ratings we gave would have been Good (or even Excellent) all round.
Review 43:We stayed for two separate nights, a week apart. We liked the snack meals we had on both nights, the spaciousness of the rooms (we had a Jr Suite the second stay) and the site in general which is set in woods well away from the hustle & bustle of Rieti. The Villa is impressively 'grand' both inside and out.

Breakfast was the standard fare but in a room on the top floor with beautiful views. The villa and grounds are a work in progress and well worth the effort. Review 50:We received the warmest of welcomes. the villa itself is a beautiful historic building with marvelous views. Our room was enormous with a very comfortable bed. We had a meal in the beautiful restaurant. We were the only two customers on this particular night, the food and service were second to none.We had a lovely breakfast, carefully tended to by attentive staff all for 151 euro including a two course meal, wine, beer and water at the table. A great find, we will revisit.

Review 61:We chose this hotel in particular because of it being an old palace, according to some comments (which did not correspond to the truth), beautifully restored. We were very disappointed to find out that only a fiew rooms, such as the restaurant (overpriced), kept the palace atmosfere, and the rest of the building's interior was completely normal. The breakfast was the worst I had in 4 star hotels, contrary to the comments (no warm food). The palace grounds were not looked after. I would classify it as a 3 star hotel.
