Review 8:The property is completely run down, you have to pay extra for AC, the unit in the room was rusty, rain fell and the room flooded. My friend fell as she walked over to the bed because water was on the floor. It's a good thing she fell on the bed! They only provided one bath towel per guest and they don't supply wash rags, soap, conditioner and shampoo. The beds were soft and squeaky. The shower curtain and sheets were dirty. The room and bathroom were not cleaned properly :(.

Review 15:The facilities need to be updated badly. It looks very rundown and there isn't enough parking for the faculties. The rooms were a little better than what the outside and surroundings suggested but still themselves have issues. The drawer in our room came apart when we tried to open it. The sheets didn't smell fresh. The wood in certain places looked rotten. We got one towel though clearly we would both need to shower. Overall glad it was for one night.
Review 16:The building is in a very deplorable condition, it is very old and needs major repair work. The internet worked 5 percent of the time so there was no tv or internet for the majority of my stay.I was booked for 6 nights but I shortened it to 4 nights as I could not deal with it any longer. The room has a lot of ants as well as the balcony and there are roaches also. It is in a not so desirable section of Ocho Rios .

Review 22:Terrible place. Stayed 1 night and asked my cousin to find another hotel. I know Jamaica as I lived here a few years ago and they should be ashamed to call themselves a hotel. This has put me off using booking.com as they have put this on their website. To sum up had no shower head, above pool with noisy guests that night cussing. Owner wanted to charge us for an extra night as we cancelled. Got it back though after argument. Man is swindling people. Booking.com need to go and see it for themselves. Nuff said.

Review 36:I expected a moderate accommodation for the price and that is what I got, nothing fancy. What I didn't expect was the very dangerous location/walk home to my hotel. Turning off one of the main roads through Ocho Rios, the hotel is set at the end of a small road, approximately 150 meters. In the daytime, the end of this road/area outside the hotel, seems to be a place where day laborers meet for lunch or to get their assignment?, or just to hang out, I'm not sure. Whatever the reason there were always a lot of men loitering about who had a lot to say (mostly unwelcome comments and invitations) to a foreign woman. Despite the comments, the area in the day time it is busy with people and I didn't feel unsafe, (just uncomfortable) walking alone to or from the hotel. As the day goes on there are less and less people and at night it is totally deserted (except for a few silhouetted characters in the shadows, aHH!) and completely unlit. After walking home at night alone the first night I never did it again and you MUST have at least one person with you, preferably more. Or better just take a taxi home (which I also did). One night a Jamaican male friend walked me home and even he was put off by the street, saying it was very dangerous. I was traveling alone. If I had known this about the hotel I would not have stayed there. Also, less important to me but still not pleasing: The pool area was under construction while I was there and so the pool was only filled 1/3 of the way. Additionally, there was the pile of cement rubble lying next to the pool that had been "sectioned off" by lying plastic chaise lounge chairs around it. Needless to say it was an unappealing atmosphere and I wasn't able to enjoy the pool or pool area while I was there. The only lock on the door was the one on the actual door knob.

Review 44:Stayed for my birthday weekend with my friends. Room was spacious with a view that took my breath away. Brandon, the manager, was superb. He made alllll the guests feel welcome. He went above and beyond the call of duty to ensure everyone had wonderful memories on their vacation. Will definitely be back to ocean sands.

Review 47:it's located on James Avenue, which is a small narrow street. I felt concerned for my safety walking back at night. The pool was dirty...not appealing at all. The beds weren't comfortable. The towels were rough and discolored. No washcloths were available in the room just two towels. This hotel had the feel of a sleazy motel...definitely not a vacation resort if that's what you're looking for.

Review 64:I stayed at Ocean Sands a week through March 12, the hotel is situated in the perfect spot, close to stores, restaurants, reggae bars and lounges, and best of all its sits right on the beach. Ocean Sands also offers an excellent menu when it comes to breakfast, lunch and dinner and the food is delicious. My room had the perfect view of both the Caribbean ocean and pool and every night I fell asleep to the ocean waves. The staff is so friendly and helpful and can give you tips on places to shop at, or other activities which was helpful to me as this was my first trip to Jamaica and I was a solo traveler and they also have hotel security. Ocean Sands is so close to everything I walked everywhere from going to souvenir shops, to Turtle Park, Mahogany Beach, or around the corner to the grocery store, I never needed a taxi as everything was so close and I always felt very safe. I highly recommend Oceans Sands for anyone coming to Jamaica who wants a friendly hotel where you feel like family, not just another guest and you want a beautiful view of the ocean and close proximity to all the major shops, restaurants, attractions, and best of all if you are on a budget, Ocean Sands is the overall best choice! Thanks again to all the great staff that made my visit wonderful!
Review 65:Unclean room especially the bathroom. Water not always warm. Restaurant service extremely slow especially in the evening; eat elsewhere. Paid wifi doesn't reach rooms and not real fast. Pool not so clean either. Hotel itself is in a small street which is quiet, but one street away is the clubs area and doesn't feel like the best/safest part of town at night. Main beach access is kind of far away if walking it.

Review 70:Brandon is very people oriented, accomodating, and very friendly you see him and dad thoughout the hotel all day, staff was nice, i loved the location, it has it's own entrance to the beach and a nice pool. What i loved the most was the restaurant area it sits on a pier that overlooks the sea, a beautiful relaxing ambience whether in the day or the night and enjoying some sweet reggae music. My balcony view was lovely and very relaxing (Room 3 it overlooks the pool and the sea) There is a kitchen there with chef that does cook to order meals.
Review 71:The staff was very pleasant, the Jamaican owners were engaged with theircustomers with a presence on site daily. Fabulous restaurant/bar onthe water! On site chef created some delicious meals! We bought a fishin town and he prepared it to our liking along with fish soup the nextday. Loved it! Since it rained during our entire 3 day stay in Januarywe didn't get a chance to enjoy the water with the wind and all -but the weather didn't affect our fun negatively whatsoever. Walkingdistance to the heart of Ochi and some fun night spots for dancing andmusic. Review 72:FYI, It is at the end of a very busy, somewhat shady street. The property is safe but I wouldn't walk down James Ave. at night. No fridge or microwave. The internet only worked in the lobby or by the bar.

Review 79:First of all the location cannot be beat. The hotel sits right on the waterfront and has a small beach and pool. There is also a restaurant/bar overlooking the ocean as well as a couple of local restaurants within walking distance. In addition the entire staff at ocean sands were very friendly and accommodating.
Review 80:On the first day we could not have agreed hotel rooms. The warm water was supposed to be at certain times, but in reality it was not. The hotel was very worn and dirty. There was no room service, sheets and towels were not replaced (we we stayed there for 5 nights). In the room were cockroaches and mosquitoes.

Review 94:Where do I start? With the fact that there was no light in the rooms (bedroom, nor bathroom)??? It’s not just that the lights didn’t work. There were NONE. There was no lamp, and there were just two empty sockets protruding from the walls of the bedroom and bathroom. There was no TV (as was advertised), no wastebasket (not advertised, but assumed) no AC (as was advertised) and not even a fan! There is one bed when my booking clearly says there would be two beds. The bed had one pillow with a stained pillowcase and the sheets were stained The ceiling was one big tableau of peeling paint! There was a balcony with sea view (as was advertised) and one could see the water from it, just beyond the massive active and extremely noisy construction site that took almost the entire view outside of my window and 80% of the view from the balcony….and that’s saying I would want to sit on a balcony on top of an active construction site with its noise and whatever pollutants might be arising from the drilling and backhoeing (at least I think it was a backhoe), and soldering and such! I was eventually given one lightbulb (still none in the bathroom), a fan, and a 25% discount. They did admit that they were overwhelmed with guests and they normally don't rent that room. They should have turned "normally" into NEVER.
Review 95:Front desk staff. They were mortified, apologetic, helpful re the missing necessities, and both promised and made their very best effort to get me a “discount” which I received and it eased the sting. Restaurant staff: Very friendly, professional, and engaging! Dinner was EXCELLENT and it was served on a patio that overlooked the sea, which was just lovely. From the dining area, I could see the balconies of the rooms that were obviously the good rooms and they definitely had stunning views. So for the people who are fortunate to get those rooms, it could be an excellent stay!

Location is in the middle of the town but in bad corner and most of the weird people are there. We are not recommending for family with kids.

Review 120:Location, James Avenue is just off Main Street, a main road in Ocho, so had peace and quiet whilst nightlife, shops and everything only a short walk away, very central for my needs.. Views of the ocean - great, and if you wanted to venture into the sea and forget the pool you had easy access to do it.. Staff relaxed and polite, rooms cleaned daily, and Wifi. You had a choice of a smoking or no smoking room. I kept saying I was going home and not to the hotel for some reason! Room had fan and conditioning although I never tried the air conditioning.. If you are after peace, relaxation, down to earth friendly people and not all the glitz and glam of an all inclusive holiday this is your place.

Review 134:On our 2nd stay we had a ground floor room which we shared with some of the local insects. If you're averse to ants, mosquitos & the odd cockroach then we'd advise you to get an upstairs room as we didn't have a problem with these on our earlier stay
Review 135:My husband & I spent 4 days here & loved the place so much we went back for another night, it isn't luxurious but was adequate for our needs & the sunbed on the beach was my little piece of heaven. We found the staff very helpful, we were given a choice of rooms & opted for one on the 1st floor with a sea view.
