This rustic, 15th century building, originally a working water-mill, has been carefully restored and transformed into a charming B&B in the heart of the Tuscan countryside.
Ideally located away from the noise and chaos of city life, and yet only 3 miles from the historic medieval center of San Gimignano, the B&B offers the ideal base to relax and unwind. Review 1：Nothing. Everything was perfect!

Review 2：Beautiful hotel and property with a breathtaking view of Tuscany. Only a few minutes drive from San Gimignano. The owners were really friendly and informative (it helped that they spoke English fluently). Breakfast was delicious and changed daily.

Review 6：Beautiful location. Fantastic staff. Great breakfast. Quiet room. We didn't want to drive back into San Gi for dinner, so they made us a salad, even though the restaurant was closed and they had family from Germany visiting. We felt quite at home. We also got our personalized itinerary for driving through Chianti to Florence.

Review 9：The house looks exactly like the pictures, it is beautifully restored and the location is amazing. It is very serene and quiet. The staff is very friendly and helpful. Definitely have dinner at Molino di Foci, the very reasonably priced four course meal was truly delicious. It was better than we've come across in many a restaurant in Italy. And don't forget to have a good bottle of wine and a limoncello or two...

We arrived in rain and were met atthe car with an umbrella! This hostess prepared a table in the eveningfor us to have a 'picnic' in their dining area. This was themost professional of all of the B&B's we have visited in Italy.We can't wait to come back and stay longer!

Review 60：We loved Luca. We called him from a bar in the town of San Gimignano,lost as could be in the rain with night approaching, and he talked usback to sanity. Recommended a good place to eat there in town and thendrove to meet us at the town gate after dinner so we could follow him"home" in our car. A lifesaver. We had a spacious and elegantroom, well appointed, great breakfasts, and lots of tips for places togo. Luca clearly loves his place and pays attention to every detail.

Review 61：The room was stuffy but we weren't able to have the air-conditioning on (even though it was stated as one of the features). Slightly annoying.

Review 63：The Wi-Fi is weak. in the room we didn't have any reception, we had to go to the breakfast area to have reception. The air condition gets only to 24 degrees so at night we were a bit cold, but we asked for another blanket and got it right away. The place is a bit hard to find at the first time!! there is a sign about 50 meters AFTER you pass the turn, which says - go back and turn, but while driving - you don't get to read the sign.. you just see the arrow, so we took the next turn left and it wasn't there, so we started asking people and it wasn't too helpful, got to San-Gimignano and asked there - no help... so a total of around half an hour of spare driving looking for the place :) but - only for the first time.. make sure that when you see the sign - you have to go BACK and then turn.

Review 64：First of all, the owner is GREAT! very friendly, willing to give a good service 24/7! For example, on our first day there they surprised us with a battle of champagne to celebrate our honey moon properly. we broke the shower head by mistake on our first day, they made us feel so o.k with that :) and off course changed it to a new one before our next shower were taken! The room was very clean, always hot water in the shower. The staff clean the room and change sheets every day. Very nice buffet at breakfast. The prices of wines and soft drinks are good. Great dinner at Friday night. (costs money - worth it) It located 5 minutes driving from San-Gimignano.
