Review 1：Room was on Street level, we could open the doors but people could look inside the room.

Review 3：We loved staying here. The owner and his wife are so so nice and welcoming! It's about 10- 12 min to the beach on foot but I didn't mind bc it's near a pine forest and really cool local vibe neighborhood w great food and people. We loved walking through the park and stopping at the conad grocery store on the way to the beach for cheap lunch and snacks!

Review 5：The beach of the town is really nice but the sea is not good. We could swim because of wave and it was not really clean (of course it is not related with the property).

Review 7：Bed pillows were too soft and flat, I'd recommend more firm and thicker ones (or at least a selection). The hotel needs more facilities for young kids like high-chair for breakfast and a wider selection of toys/kids book or colouring board in the breakout area.

Review 8：This modern and clean B&B is ideal for a break on the Tuscany Versilia shores, even for families with young children. Rooms are clean and hotel furniture choice is stylish and accurate. Maurizio (the owner) is always very polite and helpful, providing lots of suggestion on where to eat and relax in Viareggio and surrounding areas. Although the hotel is not on the sea proximity, it's easily reachable by feet crossing the Pine forest. This makes the location relaxing and outside the crowded touristic area. Including free public parking for the car!

Review 10：Incredibly friendly host! We stayed for 2 days at the hotel, and everything was there for us: comfy bed, little but cosy room, tasty cappuccino in the morning served on the little terrace. Very clean bathroom and very comfortable bed! 10 minutes of walk through the nice park and we were on the beach already. The host was very kind and advised us where to park for free and where to go for the groceries.

Review 11：Hotel Lisa was a relaxing, peaceful environment . Maurizio and Lisa were welcoming hosts with helpful tips to offer. Maurizo served a delicious, fresh breakfast daily. Beautiful room with balcony and an enormous bed which was very comfortable.

Review 12：This was by far the cleanest, most immaculate place we stayed during our vacation. The staff were friendly, made us cappuccino in the mornings and let us eat our lunch at the tables inside. The location is great! You can walk to the park and rent bikes or to the public beach. I would highly recommend this place to anyone planning to stay in Viareggio!

Review 42：The following didn't really diminish our positive experience, however might be interesting to know: - The free parking they show you is open to everybody and it was quite full during our visit. But we always found immediately a parking slot, so it was fine with us.

Review 44：Hotel in general; A very nice and small hotel (7 rooms) it is a very tidy and clean. The rooms give a spacy feeling due to the high ceilings and the light colours used throughout the complete hotel. Breakfast; Every morning freshly baked croissants, bread and breakfast pies. Furthermore ham, cheese, nutella, cereal, allsorts of yoghurts and marmelades. Freshly made cappuccino, espresso etc in the morning. In short everything you wish for and you normally do not have in the morning. Owners: very nice people we communicated mostly with Maurizio, he speaks a bit English. Ask him for tips if you wish to explore the region. Tips from our side; visit Volterra ( 1hour drive), visit Cinque Terre (park the car in La Spezia nearby Piazza d'armi and take the train), visit Pietrasanta (best in the evening, ask Maurizio for a good meat restaurant and ask him to make a reservation), visit Firenze. In short a very good Hotel close to the beach of Viareggio, don't compare it with RUI hotels but for visiting Tuscany you don't need RUI hotels you need these kind of Hotels because you should not stay in the hotel but explore the beautiful environment
