Review 1：The experience was worst than expected: the owners seem they are over their heads with the activity, house is not very clean, room smelling as mold and there are animals (dog, cat) in the house. If you are allergic to cat hair this is not a good destination. The brakfast was basic and that's it. We would not try it the second time.

Review 3：The bedroom was very smelly, like someone had smoke before and when we reported they spray one of those deodorants that are even worse... All the furniture was extremely old, the bed was very uncomfortable and the aircon was not working properly and pumping dusty air through. If you need a place to stay close to the train station is great for location, but is not a place to enjoy venice that's for sure!

Review 5：The breakfast. I guess they offer various items but this offer is no where mentioned, so you have to observe others and ask for everything. A bowl of fruits and friendly staff makes a little bit up for this inconvenience.

Review 6：The villa itself is very charming, so was the room. We could park our bikes on the property with locked gates at night. A coin laundry is just across the street and a bus to venice is a 5 min walk away.

Review 7：Airconditioning can't be adjusted from the room and was not on at the time we were there, anyway this wasn't a problem as the outside temp. was about 24-27 C.

Review 9：You dont get the room what you booked in this hotel. The pic on thewebsite is only true for one or two rooms and the rest of the rooms arenot good. We booked a superior double room and instead we got a normaltriple room. When we didnt want to have the room, they said as adefense" they gave us a bigger room so what is the problem".Cancellation of the booking was also not possible when we ask for itbecause we did not got the room we booked (we had to pay in advance).One Receptionist was so much unfriendly and rude. Breakfast was poor andnot fresh, only coffee was good. Public roof terrace was absolutely notclean and it is not usable since there is a big climate placed (big astwo tall refrigerator) which is very loud. Wifi is accessible only inreception area and breakfast room. We reserved a parking place when webooked, but we did not get any parking space!Summarized it is absolutely not a place to relax and to stay. It would be just waste of your money. Also the location is not nice. Next time we prefer to stay directly in Venecia

Review 11：There was not enough tables and staff to support the breakfast pick time. Once seated and served the food was really good and we could enjoy it.

Review 12：The room was spacious, clean with a balcony. The staf was nice and helpful. The location was not far from public transportation to Venice [less than 5 mints walk to bus stop] and it was very convenient to have the car parked within the property [not on the streets] at no extra costs. I'd stay in this place again if I was going to Venice again. We liked the food in the trattoria just on the other side of the road. I'd go there again for sure.

The service was good. We got a detailed information on how to get to Venice by bus, and where we can find a fine restaurant near by. .
