Review 1:Could do with a bit of a decor refresh

Review 2:Wonderful staff, great old time ambience, English colonial villa, near to beach and Mount Lavinia hotel's terrace bar. Nice breakfasts...lots of character and genuine hospitality.

Review 3:The toilet flush was not working very well. No big deal.

Review 5:The Shower could not be mounted on the bracket. Water flow from shower was next to nothing. Bed was making sound. handle on the drawer was broken. Bathroom sink Tap was moving in all directions. The hotel staff was not interested in fixing this. We had to ask for Towels and Toiletries. They were not in the room when we checked-in Mats in the Room were torn and dirty, looks they were never washed since they were bought there. No wardrobe for keeping the folded clothes. No net on the bed though the picture in the website shows , room with mosquito net.

Review 15:Staffs were very friendly. Good service with smile on their face all the time. Attendant SUREN stayed up late to open the gates for us and he was really nice in guiding us through the Srilankan culture. All other staffs were honest in the sense that they returned back the excess money that was mistakenly paid by one of the tourists.

Review 17:the staff was super lovely and such a charming place to be. Excellent service, location is perfect, not on the beach but really close to everything you need (restaurant, bar, dive shop,...) Will definitely come back here next time!

Review 18:The service shown by the staff was only just accommodating. The WiFi was poor and although the bathroom was generally clean, the shower curtains, tiles and shower equipment all seemed old and moldy.

Review 19:The Hotel was a makeshift of an old antic bungalow. It is located strategically since the hotel was just a short walking distance from the beach, restaurants as well as from the railway station. The room was clean and spacious while the bed was very comfortable to sleep in.

Review 20:We had mosquitos in our room and we got a mosquito coil. We had smoke in our room all night which resulted in a really sore throat. There were people slamming their doors all night and then someone screaming. Felt very vunerable and scared. Breakfast isnt served until 8 either

Review 23:The faded old world charm of this place is great. Close to everything you need to have a good relaxing stay. The " brixto st café has good food and "La Rambla" down near Mt Lavina hotel is out standing. We took a bottle of wine to have with dinner ( no corkage charge ) and had some of the best food we have ever eaten. The roast pork and lamb we can recommend.

Review 24:No views, but so what. We did have a small private balcony overlooking the neighbors roof. The breakfast is pretty weak, but seems right on par with most of the 'breakfast included' experiences we've had in Sri Lanka (except they use freeze dried instead of fresh coffee.)

Review 25:Great value for money at about $35-40 before tax and service. When I stay in Colombo, I don't if I can help it: actually stay in Mount Lavinia, and I've been returning to the Royce because it's clean and comfortable and a good deal. Walk right up the street to eat at the Bixton Street Cafe! The staff were really helpful and accommodating (though some have better English capabilities than others.)

Review 28:-They lock the gate around 9pm: one night, we had to wait 10 minutes for someone to come answer the door. -They overcharged us a few dollars per night, but we were leaving to catch a train so I could not stay and discuss the issue. -If they gave a little more attention and thought to the furniture and design of the lobby area they could definitely bring the hotel up a notch further, but that's more of a suggestion than a complaint. -The breakfast was slightly below average for Sri Lanka; that is, equally disappointing as many that we have encountered. It would have been average if they could at least use real coffee instead of instant! -I asked for a tuk tuk to the train station, but the attendant just walked to the gate and let me out into the street and pointed which way to go look for one... there were sometimes communication problems with staff who did not understand English well.

Review 29:I think it was a very good value for the money - around 5k SLR per night. Our room was very clean and nice. The room was very white! It was small, we did not have any kind of a view of anything; but it was a nice refuge from the streets. The staff really put out effort to be helpful. They were kind and attentive. We like staying in Mount Lavinia better than Colombo. Mellower. Right up the street is the Bixton Street Cafe... I think one of the better places to get some food in the area. Very convenient, a decent value, and pretty tasty.

Review 40:My parents stayed here for 5 nights in total. And they told me what a wonderful stay they had at Royce Boutique Hotel. The staff were unbelievably friendly and helpful, going out of their way on numerous occassions. Tending to my parents every need. They had the best breakfast served in the garden with tea every morning which was included in the room rate. They stayed in the King room which was beautifully decorated. very clean, and comfortable bed. It was right near the beach and nearby many restaurants. I don't think you will find any better value for money elsewhere.

Review 41:This is no reflection on the Hotel. Be careful of valuables when in the streets or the beach nearby. We could have lost a camera if we had not been wearing the case diagonally over the shoulder. The Owner was very concerned about our experience.

Review 55:Ranjan, the manager was very polite and helpful - he even let us check out at 3pm with no extra charge. The staff are also very attentive. Although a little 'worn round the edges' the hotel is oozing with charm due to the lovely artefacts and colonial style features. Comfortable room with small balcony (though no view.) Breakfast, which is tasty and substantial, can be taken in the garden. Situated just 5 minutes or so from the beach and local restaurants.

Review 56:We were asked to move rooms on the last day of a one year trip, hardly the way we wanted to spend our day. That said, they dealt with it so well that I could hardly hold this against them. A win for good customer service.

Review 64:We arrived late in the evening and to our surprise we were given a room that did not match the pictures from the booking form. Apparently the hotel has three types of "standard" room and only the best one is shown on the pictures. The room we were given had smaller bed.The WC and the room were divided with a wall that did not reach the ceiling. Storming with mosquitoes especially in the common areas. The manager was kind enough to give us another room as soon as it was available, but it took us good 60 minutes to negotiate it and we still had to spend one night in the horrible room. Breakfast was basic.

Review 66:Except for location we didn't like anything . If your Sri Lankan spending the same amount money they treat you badly. Like they will serve you tea in broken tea pot . While your having tea you look around others will be having tea in nice cups and tea pots. I am a Sri Lankan living in UK but I payed in US dollars . But every single time we noted that we had the same broken tea pot. We been treated as second class.

Review 73:The idea that the ratings reflected that the place was good, it was mediocre ad the reviews were doubled up to give the impression that it was a great place to stay. The place wasn't particularly clean and the advertising didn't reflect the actual condition, boutique it certainly wasn't!! The bathroom was ant infested, there was the odd cockroach wandering around the room and then there's the mosquitoes, on the whole a poor experience, not to be repeated.

Review 82:First of all, the staff has not been helfpul, we have specifically asked for a number of things (such as tuk tuk, car being on time) and they have not happened. Also everything seemed to be extra and quite expensive compared to market prices. The room itself could use some remodelling and renewing.

Review 83:The rooms were damp and musty, perhaps because of a long spell of rain. The windows could not be opened because of the mosquito menace. No hand towels and bath mat were provided, nor glasses in the room. No view.

Review 86:Rooms quite overpriced for what we got, but it was over a holiday. Rooms/bathrooms need major updating/renovation.Needed clean pillows, carpets in room are gross. Staff sleeping on sofas in lounge is unprofessional. Waited for staff a few times, but they are friendly and helpful.

We booked 2 standard rooms which were clean and it was very comfortable.The manager is indeed very friendly. The wifi facility is good.Surely will come back to this place.

They should have mor indications (I suppose, seen that I'm in tghe same business) from the owner of the place, to keep the common areas and the outside spaces, more clean and in better conditions. This would improve a lot the quality of the place. Looks like the owner is absent and I also suggest to start to give to local people, more decent salaries, when the owner is a foreigner, as in this case.

Review 98:Just a suggestion I would invest in new billow cases. They do not match the cleanliness of the rest of the room. The view from the balcony was fine as long as you don't look down.

Review 99:I liked the staff, no matter what went wrong they would fix the problem immediately with a smile. The first room they put me in there was a view issues, so they immediately moved me to another room. I liked the location very close to the beach, eacy access to everywhere.

Review 110:Great free wifi. Worked well. Hotel only has 14 rooms. I was upstairs, light filtered rooms and airy. Quiet, only a 5 min. walk at the most down the street to the beach, yet far enough away not to hear the trains. The train line runs along the beach. You need to cross the tracks to get to the beach and the great restaurants close by. Close to hotel road, and to the great restaurants on hotel road about 10 minute walk that are located close to mount lavinia hotel. Friendly staff and helpful.

Review 119:Not clran at all! !! No facilities! The hotel was a nightmare: s There was blood on the bed! Bad flow of water Scary place, , ants, cocoarch and mosqetos are everywhere! !! Review 121:Good location close to beach we were able to stroll down and have some beers & food by the sea. About 45 mins drive from airport and we booked transfer with hotel for $35. I'm sure you can get cheaper but it was hassle free and we avoided the touts in the airport when we were exhausted after a long flight! Lovely old style hotel, friendly and welcoming staff. Hotel clean, safe and comfortable. A tourist map of the area would be helpful or more general info for tourists on arrival. Good breakfast included with a few different choices. Very enjoyable stay!
