Review 1:This place was full of mosquitos and there was no hot water. After complaints were made with the front desk they sent a maintenance staff which argued that the water is warm enough. The water was so cold that you might as well cleaned yourself in the swimming pool. The view of the room was a back alley of the chalet. No view. Would not stay here as this was the worst hotel we stayed during our whole trip in Sri Lanka.
Review 2:The free 10 min foot massage was amazing. Other than that. Everything else is terrible. I would not recommend this place. No hot water
Review 3:HUGE mosquito problem due to having a paddy field in the middle. We all got savagely bitten despite using mosquito spray, and this meant our stay was v uncomfortable. We had to ask for a coil or form of repellant in our room; despite being promised, this didn't happen until we went to reception to ask again. We got so badly bitten we needed to go to a pharmacy for anti-histamines.
Review 4:Good pool, food and staff BUT the mosquito problem means we'd never stay here again.
Review 5:towels were dirty and staff did not seem to apologise when told if we could have clean ones. The design of the rooms was appalling, more like prison cells, no outside windows, only on to the corridor where people passed. Also no chairs and only one bedside light and table in the double room - very dark rooms. Swimming pool far far too small. Food was OK
Review 6:They need to either leave the air conditioners on or dehumidify the rooms since the rooms get so damp & the carpets tend to smell a bit if the rooms are not aired. I mentioned this to the manager & he immediately set about ordering a dehumidifier. In the long run they will preserve the place better if they do this now.
Review 7:The staff was very helpful, & the food was freshly made in front of us at the restaurant. It was also the best food we had on our 3 day trip to the ancient cities.

Review 10:Rooms is very small. Value for money is poor at all. Bathroom toilet water tank is not operate properly.heater cannot adjust according to our tempreture because of space gap is too smaller. Room is too smaller and 2beds accomodate there cant even open the cupboard also.Breakfast dont have variety choices. Only string hoppers and bread.Paid about rs. 8000/= per day. They only highlighted about the cabana type rooms in photos in here. But rooms are absolutely not have that facilities.totally dissatisfied for that. amount at all.

Review 12:Pillows were hard. Small pool. Very spicy breakfast. Couple of rude staff. Only 1 free bottle of water per person per day. Use of onsite games room and bicycle charged. Rooms could do with a paint. Driver accommodation was full of mosquitos (according to our driver).
Review 13:The room was very homely. Nice size shower, good size bed, nice sofa. Shockingly good gym (although open to the elements and mosquitoes). On site restaurant was a reasonable price.
Review 14:The staff is very friendly. The restaurant / bar is inexpensive and the food is good. The breakfast was also good. It is a little bit far from the ancient village and the city center but bikes are available for a reduced price.
Review 15:i don't like the room location... i thought it is facing to paddy fields. information provided in the internet is not sufficient. Building maintenance also need to be improved.

Review 17:Unfortunately I didn't manage to get hot or even warm water in the shower. Breakfast was nice but could have offered a little more variety. Room had no great view though it had huge windows but these face the backside of the chalets.

Review 19:Its a complete hideaway, considering that the hotel is on the main road. We stayed in the hut, and if we come back, would never consider the rooms. Food is great and cheap. however, the kitchen doesn't always have all items from the menu - a steak is a rare find. Even with all above in mind - seems to be the best hotel in the area.
Review 20:The room was spacious and clean and the staff were courteous. The food was excellent as well. We had a great time at Avasta. We would like to recommend this resort and spa to anyone travelling to Anuradhapura.
Review 21:No baby cot provided. (It was requested on booking.com.) rooms did not smell great. Didn't like the windows as they were clear glass and looked out onto public area so curtains had to be drawn all the time. Bright lights shining and staff talked loudly outside rooms.

Review 27:In the garden there was space for our kid. Very close to a lake to walk and vie for birds. Food was very good (when you order spicy). The owner explaind us all details for Sri Lankian Breakfast. Aircondition was working very well, means different T and air flows, not only cool down the room like a refrigerator. Location is silent, no noice from the street.
Review 28:It was a really comfort hotel after 2 weeks of travelling through Sri Lanka. It was nice to relax in their swimmingpool and to use the gym. Diner in the cheaper restaurant was delicious! We asked for a breakfast package and they even had sandwiches with cheese
Review 29:Front office manager was so arrogant, condescending and rude. 1st impressions mean so much too. State of disrepair of entrance steps to chalet and walkway near pool. Narrow rickety stairs up to mezzanine bed level. No satellite TV (was advertised as having on site) although this wasn't an issue for us. Proximity to main road.

Review 31:We actually booked a standard room to discover that it didn't have any window. The light was coming from a glass wall on the corridor. We had to move to a chalet.
Review 32:the swimming pool is just perfect to relax and read your book. Also the breakfast is just perfect a lot of fresh fruits and decent eggs. also the restaurant has great food for a great price. And one of the few places where they have a clean kitchen to cook in (in Sri Lanka)

If you book tours or cars/tuk tuk through the hotel do not expect to have an after sale service from the manager of the hotel, he will not be on your side in case of a problem (we experienced that!)

Review 46:Friendly, helpful and attentive staff (e.g. we missed our first night due to delayed flight connection, and they offered us free massages). They gave us a taster plate of traditional wedding foods as there was a wedding taking place one morning. Nice food, specially made up a local (vegan) curry for us. Central location, very close to train station and main sites of old city. Spa with great massage available. Scenic with rice paddy fields in front of chalets.
Review 47:This is a really strange place. You can see that the owners wanted to build something decent, but unfortunately good intentions are not enough, you need some expertise as well. The bathroom is flooded every time you take a shower. It really lacks proper finishing everywhere. The restaurant is terrible (except for breakfast). The overall impression is rather gloomy. It is hugely overpriced for what you get.
Review 48:Wifi is working very well. Breakfast is good, although inconsistent from one day to another. Beds are comfortable.
Review 49:Make sure you book the cabins if that's what you want. We went for standard rooms which don't have great views by any stretch of the imagination but we still really enjoyed the hotel, mostly because the staff are really lovely. They were helpful, sorted us out an amazing Sri Lankan breakfast and were generally really nice. The paddy field in the middle of the property is pretty nice, as well as the pool. It's a five minute walk right out of the hotel down the highway to a park full of ruins which you can roam in for free.
Review 50:We got an unbelievable rate (a mistake) through booking.com that I did not think would even be honored upon arrival. But the rate was honored and the staff was especially welcoming and friendly.

We found out from another staff member that there was no hot water anywhere in the building. They finally agreed to move us but then backed away from the agreement and said we had to pay extra for the new room. Staff are obnoxious. Don't stay here! Don't believe us... Review 54:The bed of the Villas' being placed on an upper deck with a narrow and steep staircase, was not practical for the elderly. Also the fact that the toilet being on the ground floor was not convenient for my parents at night.
Review 55:The setting of the hotel was very nice with friendly staff. Interior décor of the Villa rooms, landscaping of the garden, the paddy field next to the Villa's were fantastic. Very conveniently located to the city center and all archeological sites.
Review 56:The female receptionists were not service minded at all, do they work here?? And the hole place was under construction, so it was noisy, dust everywhere and the gym was down. No Wifi at the hotel room and the bath is leaking, and everything is overpriced!!!

Review 64:The Bed has to be reached via a steep staircase, which was impossible for the elderly quests in our group.When asked to provide bed at the ground floor an additional fee was charged which I think was unfair considering the fact that I was paying a higher rate than a local guest although I am a local. When the booking was done it was not mention that the beds were located 8 feet above the ground level. The toilet in room 503 villa developed block in the flushing system and my elderly in laws who were occupying that room had to use my room on 7\12\2014. The staff could not rectify the problem and neither they were willing to compensate for that inconvenience. .
