Review 1:The free wifi did cut out fairly often meaning we were unable to access it in our room at times.
Review 2:The hotel is situated across the road from Santa Marinella's main beach; it took us less than a minute to get from our room to the beach. The staff were friendly and their English was good (better than our Italian for sure!) the room itself was fairly basic but it suited our needs just fine. I'd read a few reviews which stated the busy road made a lot of noise but the room we had (facing the road) was perfectly sound proof and it wasnt an issue! All in all a lovely stay, with very welcoming hosts. Would definitely recommend.
Review 3:Toilet didn't flush, had to get help daily. That's all.
Review 4:Hotel offered pick up from airport (at an inflated cost), but as was very late arrival, wanted to book whom I could be sure would be there. It was the lady's husband who turned up. Balcony superb and furnished. Room fine. Not noisy like I have read. Breakfast plentiful (continental), as fresco. We dined one evening there too. Fab location to shops, restaurants, bars & station €4 to Rome. Very sandy beach over the road. Little cafe business on site used by locals a lot. Take a train to Civitavecchia for a day. (8mins, if you want more shops and bars etc).
Review 5:Our room had a very small bathroom - but not unlike the rest of Europe.Just be prepared.
Review 6:Our room overlooked the Med and it was truly beautiful. Our balcony wasas large as the room which allowed us an outdoor livingspace. Breakfastwas included and it was very good.
Review 7:If there was any negatives and I am looking hard for one...it's the bed was a little hard, but in all honesty we found the beds in all of the places we stayed in Italy to be hard.
Review 8:We had the room with the terrace and it was a fabulous view of the beautiful Mediterranean. The beach was just across the street and the water was clean and warm (we were there end of September - beginning of October). The room was very clean and Chantal and fiance were extremely helpful and informative. I would definitely recommend this charming villa and I would stay there again if ever in the area.
Review 9:Traffic is a bit noisy, but the view and location more than made up for it.
Review 10:We upgraded to a second floor room with terrace and were so happy we did! It was huge, with two lounge chairs plus table and chairs. We decided to extend our stay when we saw this bonus feature and were very happy we did. Beach is just across the road, restaurant/bar downstairs was very convenient. We would stay again.
Review 11:- With window open traffic noise from cars and train was heard beginning early morning. - The Room itself was a bit small and the furniture and decor impersonal and cold.
Review 12:- Friendly staff. - Nice balcony/terrace with the room we had. - Breakfast was included and typical sparse Italian of good quality. - Good stay for our last night before flying home. The drive to the airport was 45 min. Much better than staying in the traffic-jammed Rome.

Review 28:Chantel and her boyfriend Jose are delightful entrepreneurs who strove to make our stay very comfortable. Our room with a terrace overlooking the ocean was delightful. Initially I was concerned about noise from the busy street below but the doors more than adequately shut out the noise. We spent a delightful day resting (we had been on a ten day art history journey across italy) on the beach across the street. My husband likened it to Rome's Coney Island. POSH it isn't but it was economical and a quick half hour from Fuimicino. We can recommend the restaurant GLEM a short walk away. Excellent.

Review 30:The attitude of the owners Jose and Chantelle was top class- they went out of their way to assist us. Despite our flight being 3 hours late, they met us at Fiumocino airport and transported us to the hotel. - Next day they took us to the cruise port - no extra charge! They met us after the cruise and took us back to the airport. They took us to a restaurant and fetched us after dinner at no cost. The hotel is right across the street from the beach with great views. Breakfast was adequate.
Review 31:I was on the second floor and it took a very long time for the water to be hot enough for a shower but I wasn't in a hurry so it did not matter but wasted water
Review 32:The building is wonderful, a tasteful fully restored old mansion with a beautiful view of the sea The staff were very attentive and helpul and the receptionist who is a lovely person spoke good english. The breakfast was included. There was parking which nowadays can be a problem in Europe. Even though it was out of season there were good restaurants and shops nearby and the old town is quite charming.
Review 33:Road can be quite busy in front of the hotel so traffic noise can be loud with the windows open. The rooms at the back of the property would probably be better insulated from this.
Review 34:Staff were very warm and welcoming. Room was clean and spacious with great shower pressure. Located in front of the beach, they were able to accommodate my request for a room with a view of the ocean. Fantastic!

Review 36:Check-in was quick. The guy at reception (Pepe) was friendly and very helpful. The room was a little small, but it had everything we needed and had an amazing terrace with a sea view. We were brought breakfast to the terrace in the morning which was awesome. The location is incredible - literally 20m from the beach across the road.

Review 42:This hotel is family operated, and I can say that this family is indeed very friendly. They helped us (we are 4 adults and 2 kids) with everything (wi-fi, restaurants and any other questions). I can definitely recommend this hotel. Breakfast is included in the room price, but don't expect something you can find in German hotels. It will be a traditional Italian breakfast: coffee, croissants, muffins, jam. Probably the street is noisy in summer time, we didn't have such problems in the beginning of November. Cleanliness in all hotel areas is perfect.

Review 44:uncomfortable, small, - beautiful ocean view out the front of the hotel, but they put us in the back, overlooking the parking - though I think we were the only ones staying. Bed and breakfast, but because we had to leave before their 8 am breakfast, they wouldn't accommodate or offer anything else. We couldn't get in or out of the property without someone having to leave the house and walk out to the gate to manually open it for us. Internet was free, but unreliable. We had to 'fight' them to get them to turn it back on again after 10 pm.

Review 46:The location is good enough - need to walk about 2 minutes to get to the beach (The Villa is actually on the beach, but the place I liked was in two minutes a piedi). The staff is very friendly. We checked-in much earlier than is officially offered. We left our things in the Villa after the check-out and went to the beach with the towels offerd by the Hotel. The WiFi worked great. The rooms were clean.
Review 47:Great location very close to the beach, but a lot of noise from through traffic. Very friendly staff, and lovely breakfast. The room was fair, but would have loved a balcony. Nice and clean, but no luxury. The room could do with a small fridge. Santa Marinella is just an hour out of Rome, and is a small an pleasant place with not much happening out of the main season.

Review 49:Perfect hotel for a perfect holiday near the sea! You can't even imagine how really good the hotel is! It's 7-10 minute walk from the railway station and 2 minute walk from the sea. We asked for a room with a sea view, but in this time of the year we didn't expect to get it! But we did! We saw the sea from the window.... About food. Oh, God! Wanna get back! I've never eat such croissants! They were amazing... We also had sandwiches, different jams, tea, coffee, juice. It's possible to have a dinner at the hotel. And you know what, don't miss the opportunity to try it! Cause it's molto gustoso!)) We had risotto with seafood, fish and potatoes. Very tasty! The people in the hotel were very nice, always smiling and hospitable! The hostess is a very nice woman with a perfect knowledge of English! SO, if you are looking for a hotel near the sea.. you've found it!) Good luck!
Review 50:Breakfast = carbs only ??? No Eggs, no meats, no fruits.. Can really dowith printed menu and some selection.Also a little splash pool could work, and some arrangement for better prices to use beach.. Also proper directions to which beach may be used as all infront of villa is private and NO-ONE speaks English in town.

Review 52:Our stay at Villino Gregoraci was fantastic! The host was friendly,helpful and accommodating. Our four teenage children stayed in a verylarge 2-room space that overlooked the ocean. My husband and I weresituated in a quaint, clean room with a beautiful deck, complete withlounge chairs and table/umbrella/chairs that also overlooked the ocean.We spent the day at the beach right across the road from the hotel andswam in the beautiful, safe cove for hours. My only complaint is that wedidn't stay longer.
Review 53:Villino Gregoraci facing on to a very attactive beach in the small but attractive resort of Santa Marinella. We were staying only one night and the standard room was more than adequate for for that. The owner and staff are very welcoming, friendly and helpful and, fortunately for us, speak good English as our Italian is very basic. The continental breakfast was excellent.
