Review 1：everything is good accept for check in time.We've waited for the room till 3pm..supposedly checked 1430 but the room still not cleaned..

Review 3：Blood on the sheets in one room, mystery stains in the other. Leaking toilet, filthy bathroom, pool looks nice from afar but it so dirty we couldn't use it, staff or utterly incompetent. Some of the junior staff tried (booked us as car - but it arrived 40 mins late and left again when it was too small to take luggage) but management were rude. We checked out early and nobody even questioned it despite the fact that we hadn't bothered complaining. Guess they weren't surprised. I've stayed in a lot of budget accommodation - this is the only bad review I've ever written.

Review 4：A really lovely security guard named Alan helped us out by booking us a car when the front desk totally failed us. He even stood chatting with us about life the universe and everything while we waited. He knew how annoyed we were and only cared that we didn't leave Sabah with a bad impression. He should be running the place!

Review 5：I wish I could give it 0 (zero) DISGUSTING is the only word for this place. Pool filthy to the point of black dirt hanging of the tiles behind the steps into the pool, sun loungers broke all 4 of them. Our apartment was dirty. Management really need to take an interest in what its staff are doing or rather not doing. Pay a little extra and stay at a nice hotel.

Review 7：Cleanliness, requested to move rooms as it was that bad. 'Free toiletries' comprised of shower gel in a dispenser on the wall. Appartment with kitchen, but no cuttlery, plates etc. Bathrooms in real need of a clean. It is most definitly over rated online, dont expect anything what it says! Had we have known what to expect it would have been fine, but the photos and description were far from what we experienced!

Review 13：I went to view the Likas Square hotel one day before my scheduledcheck-in. I was completely shocked by the dilapidated state of thisfilthy property, both externally and internally. My wife becameemotional at the prospect of having to stay with our babies in sucha disgusting hotel.There was extensive mould virtually everywhere. The lobby aircon was not working but was dripping water all over the lobby floor. The apartment itself was in a disgusting state of disrepair, with broken furniture and broken floor tiles that posed a danger to my 17 month old twins. Even by Malaysia standards this is without doubt the very worst hotel I have ever booked through Booking.com. I cancelled my reservation on the spot, but was informed there would be no refund as I was on a Booking.com 'promotion' reservation!! I then had to search for a alternative hotel. The Likas Square hotel as advertised on your site bore no resemblance to the actual property either by facilities or location. I believe your company has a duty to its customers to vet the standards of properties advertised and sold through your website. In this particular instance, the advert is nothing short of fraudulent. I hope you will have the courtesy to liaise with the hotel management and ensure that I am not charged for this dreadful experience. Danial Higgins.

Review 31：You have to purchase / rent cutlery, plates and buy gas - none of this was mentioned during the booking process or at reception when we booked in - you just discovered step by step what was missing - we discovered too late in the process that gas was not supplied - so cold bean and bread for breakfast. Really outdated and uncomfortable lounge. If you know this info beforehand the place is prob ok... just need to work on their verbal and written communications!

Review 47：Despite from the good review that I've shared, here are some minor error that need to be check 1. When we c/in, we were given a room which is actually a VD status ( Vacant Dirty). The girl at the front desk acted promptly when I rang her and she immediately get us a new room which is clean. Please check her name as I truly forgot, say thanks to her :) 2. Should provide a basic kitchen utensils ie : cutlery's, plate, bowl etc. As well as cloth hanger in every wardrobe. 3. Parking charge should be forfeited for the hotel guest. But I think the RM5 rate when we get a stamp at the front desk is acceptable

Was it Maya or something mmmm... Our apartment with 3 bedrooms was very comfortable, very basic but it's ok for us. All in all, I'm quite satisfied with our recent stay at your property. Thanks.

Review 49：Need to pay parking fees. The hotel did not provide hose and I need to upgrade to Premium Room as they only provide the pipe hose in that room. Water pressure is poor so if you stay at the higher level, it caused you problems.Strongly not advisable for Muslims.

Review 51：I stayed 2 nights in this hotel. Both night, somebody from the front desk rang the phone in my room at 1am 'just wanting to talk' because they had 'seen me earlier'. This made me feel incredibly uncomfortable as a solo female traveller. I would not recommend this hotel as this is appalling behaviour and should be dealt with severely by the hotel. Staff should not be in a position I power to make guests feel the way I did.

We had to open the windows in order to sleep. Hope the management can do maintenance on the air-conditioning.

Review 61：When we enter the reception, there's receptionist guy who told me that my booking was cancelled. I was surprised and disappointed because I already have paid it full when I booked the hotel. Fortunately, it was just a human mistake. Gas was not provided in our room despite of my request. Sofa/ furniture at the living room are old and faded, it needs replacement. I have complained about the shower at the common bathroom because it wasn't working yet nobody tends to repair it.

Review 62：We stayed at the 3- bedroom apartment which can accommodate 6 people and stayed for 3 nights. Everything inside the apartment was great and relaxing (very spacious). Me and my daughter can run and play around the apartment. The living room has a terrace overlooking a mountain w/ few hi- rise buildings. My daughter loved to watch the airplane from the window. My most favorite place is the counter next to the kitchen. You can have your tea or drinks while you bond with your families and friends. The room is provided with microwave oven, fridge, water heater, cooking stove, plates, etc. except for the gas which I requested from the hotel but they refuse to provide since the hotel was fully booked (Chinese New Year) and the gas may not be available. So, we end up eating everyday outside the hotel. The location is best (10 min from city center) and it's inside the Likas Square Mall. There is a grocery store inside the mall where you can buy everything you need. Also, there are restaurants like Chinese & Korean which served delicious meals. The apartment has a private pool too. I like the lighting around the apartment especially at the dining area and the living room.The rooms are spacious with two bathrooms. They also offer assorted tour packages which suits your interests.Overall stay at the apartment was great and it's worth my money since I booked it a promotion, otherwise the room rate is expensive.

Review 64：i have OKU onboard, i know i have checked before i decided my booking. How ever there must be hotel internal wrong communication, which every time i drive my car in, the security will stop me and do not allowed me in. saying 'tak boleh masuk' only for tenants. so each time i have to explain, even show my OKU pass and seek hotel counter staff for help to go through. Also i park my car on someone's parking lot, in order to push OKU to my room apartment, takes about 15 minutes, you know what happen.. the security and hotel staff came knocking on my door, say tenant has complain,,.... My question is during my survey a month earlier, no such problem will arise and I have been assured. That is why i book this Likas apartment. so please communicate, anyway thanks for very helpful staff each time...

Review 71：The location of Likas Sq hotel fits our purpose of travelling around KK - not near shopping centres, located away from traffic n parking is available at all times. We were able to travel around KK visiting places that were 30 minutes to 1 hour from Likas Sq.We found a good addition of shops below the hotel for our kitchen groceries which my family loved to visit.

Review 72：The hotel is a taxi ride away from the city so no good if you want to explore on foot. Stepping out of the lift and onto the dark, dirty corridors was a bit of shock, especially after a three hour journey to get there. We were on the ninth floor. Our room was spacious but the aircon didn't work in any of the rooms. There were cracked floor tiles, chipped glass coffee table, broken chairs, my son accidentally locked his room door and we could not reopen it. The window in the living room was held closed with a pink hair bobble (NINTH FLOOR).

Review 73：The lobby is lovely. Spacious rooms. The staff were friendly and the Operations Manager actually transferred us to their brand new sister hotel, the Grandis, as we refused to stay here. I highly recommend the Grandis is it costs only very slight more to stay there.

Review 74：Dirty and dusty apartment like have not been cleaned for weeks. Found rotten food in refrigerator. Kitchen with no utensils and crockeries, what's the point of having a kitchen you cannot use except to boil water. No hot water in the shower no matter how long you wait, just slightly warm. Unfriendly staff and reception does not smile and try to ignore you when we checked in – like everybody busy doing something. No bell boys to help carry bags – no ramps from road to front door, imagine carrying heavy luggage up staircase. Will not recommend especially family with kids.

She speaks fair English and literally told me to shut up when I asked her to stop forcefuly open the box with the safety box key. She was lucky that I was in a good mood that day.

Review 122：Poor customer service. We had to actually wake up the guy at the front desk in order check in. We were so surprised by how unfriendly they were - we find Malays to be some of the nicest people in the world but not here. Then the apartment had NO utensils or dishes-- you can rent them!!?? There are no non-smoking rooms; just rooms with or without ash trays. Our nonsmoking room smelled like a bar and we tried to change rooms but this was the "best" room. And they need to get some new bed linens-the thread born and stained sheets made us feel disgusted. I really wouldn't stay here again unless they did some major changes and I would suggest others to avoid it until they bring in better management and develop their customer service. Who wants to spend their holidays upset and disappointed??
