Review 1:Location, ease of arrival with a car with free parking on location was helpful. The lift to the historical village is a short drive with parking available on site. The views of the Umbrian Valley were spectacular from the large balcony with the room. Nice swimming pool & outdoor square for gathering in warm weather.

Review 2:The beds were very uncomfortable, no English TV channels and despite a Wi-Fi sign in the room it was totally unreliable due to a very weak or non existent signal. Swimming pool was only for summer use.

Review 3:Fantastic location with lovely views

Review 4:No assistance was offered in getting bags to and from the room. Decor is very dated, unattractive, dark and poorly maintained. Walls had scuff marks, eating areas were poorly lit. The bar area was generally unattended. Directions to the city via the elevator were very poor (distance of 100m quoted when it was actually an 800 walk) and resulted in a long and frustrating search for the lift. No map was provided. The lift was only found after walking to the top of it in the rain!. No umbrella was suggested or offered. There is no safe and convenient walking route from the hotel to the town as promised. The road is narrow, constrained by barriers and trafficked by cars that travel at high speed. There is no foot path alternative. This renders HB 's location as poor. Wi-Fi did not work in our room (402) and the room also had no mobile phone coverage. Rooms had no tea and coffee making facilities and no iron and ironing board. Access to the pool was not explained and the return journey was blocked by the closure of the downstairs area. The pool area was unstaffed. The pool was too cold. The hotel was under staffed and the staff seemed either inexperienced (yet still keen) or experienced yet resigned to the delivery of poor service. Breakfast was very limited, especially for the gluten intolerant member of our group. Fruit presented was unwashed and unripe. No gluten free bread. No make to order options. No evidence of an on site kitchen. The hotel seemed to be over heated with both couples in our party having to sleep with our external doors open. Rooms had a mini bar but no glasses or means of opening the bottles. Double beds were small. By any international standard you could not claim that HB was operating as a resort during our visit!

Review 5:The views. A female member of staff was of excellent assistance in typing an Italian text message into our mobile telephone in support of our attempts to recover a stolen phone.

Review 6:Dinner. Dinner is very expensive compared to anywhere else in Todi (or Umbria for that matter) and the choice was rather limited. Also a wallk path to the city would have been nice. Now, as it is too dangerous (you might get hit by a car as there is no infrastructure for for pedestrians) to walk you need to talk your car all the time.

Review 7:We liked especially how issues were handled by the staff. E.g. the lamp on our terrace broke and the receptionist tried everything he could to fix it him self and organized that it was fixed the next day.

Review 8:The wing furthest from the main building has great views but the air conditioner is turned off early in the morning and we noticed an odor throughout that wing. It became progressively more noxious, but we didn't raise an issue as we were leaving the next day.

Review 9:Gorgeous property with a view of the valley, short walk to Todi, and an incredible infinity pool.

Review 10:The room which we had booked was not available when we arrived. The air conditioning, admittedly in hot weather, was insufficient. Some of the bedrooms are box like and dated. There is not much shade at the pool. No help offered with bags.

Review 11:Excellent views towards the hills; good access to Todi centre via the funicular ; a good sized pool ;helpful, friendly staff ; good food and enthusiastic service. Get a room with a terrace, if you can.

Review 12:The bed was very firm as were the pillows. The AC was adequate however it wasn't very hot. The same continental breakfast for 7 days became boring.

Review 13:The location being close to the town to Todi was great and the balcony of our room and outdoor areas was brilliant for the outstanding vista. The staff were friendly and generally helpful.

Review 14:The bed (it was awful). The decor in the rooms is so old. The pool is filthy (compared to the one at the hotels our friends were staying at). The staff (so dismissive). Breakfast (just pastries and watery juices, some yoghurt, tinned peaches and some cheese). No iron so you have to use a pressing service which was extortionate (plus they tried double charging us). And finally they tried to charge everyone in our group for taxis that we had paid for up front.

Review 16:We were booked in for 6 night but left the 2nd day. It looked lovely on the website but they use the beautiful location looking over the countryside to sell it. I had booked a superior room with view, we were put in this dismal, oppressive little room. Breakfast consisted of cereal, tinned fruit or cold meat, staff rude and unhelpful, public space dirty and uncared for, don't understand how they can claim 4**** I'm afraid I can't find anything nice to say about this place, it was like the hotel in the movie, The Shining!

Review 18:The cost of the room I booked as a superior double was very high compared to other hotels I use, I noticed that there were better rooms available.There appeared to be a serious lack of staff the bar was hardly attended as was the reception desk. Perhaps this hotel should only be recommended for corporate activities and conferences when presumably they beef up their staffing.

Review 20:On arrival I explained we had to leave quite early following morning and therefore would miss breakfast (included in price) Hotel reception staff said ( twice) they would arrange for night porter to leave us coffee / brioche on the bar. When we left - no sign of night porter / coffee /brioche - so a bit disappointing. Also - room had the most uncomfortable pillows ever encountered !

Review 22:On arrival we were met by a member of staff in reception who was casually dressed and very disinterested in welcoming us. She didn't bother to show us to our room and when asked about towels for the pool she just shrugged as if to say don't ask me. We asked how to reach the pool from our room which was down a long corridor and we were directed through the downstairs restaurant. The restaurant had the appearance of being closed up for some time and the pool area was very unwelcoming with rubbish around the pool and tables and chairs piled up as if out of use. There was no attendant and no sign of any towels throughout our stay. We began to wonder if the pool was being properly maintained so didn't want to risk using it. Dissapointing as it was one reason why we booked the hotel. There was no tea and coffee provided in the room and no information about any kind of room service. The hotel appeared to be run by a very small number of staff so the service did not live up to our expectation for a hotel of this rating. The only member of staff who was pleasant and attentive was the young member of staff attending to breakfast. She laid up a table for us outside as we didn't want to eat in the dark rather depressing dining room. There were mutterings from the other guests about the limited offerings at Breakfast - certainly not up to the standard of the similarly rated hotel we had come from in Assisi. On the second night of our stay there was a conference in the hotel and the staff seemed to suddenly appear and go into action to serve them. We wonder if the hotel is struggling but this is no excuse for being disinterested in the guests who have booked in. Apart from the wonderful views from our rooms balcony we would not recommend this hotel to friends. It is over rated and priced for what is offered and the staff did not make us feel welcomed.

Review 31:Some staff indifferent to guests, others a bit more helpful. Cost of meals other than breakfast .. Bills for lunch excessive. Extra Charge for eggs at breakfast and no fresh fruit. No menues available for general reference and for a hotel of this stature, very unusual. We asked a chef for a lunch menu and were told there wasn't one. We were given a brief list of salads verbally and no idea of costs. Only took one lunch after this for obvious reasons. Huge dining room and few guests during our stay and little attempt to make the environment more appealing for our small group. Extensive conference facilities and two conferences ran during our stay ... suggests there is more business emphasis on this market. It could be great hotel but falls short for the above reasons.

Review 32:Reception and rooms Good. Maintenance of rooms good. Location impressive with spectacular views of Umbrian landscape. Dining terrace when weather permitted. Car parking, gardens and swimming pool, very good.

Review 33:The hotel was beautiful, well decorated yet comfortable. The views were beautiful, the hotel is located high up and is about a 3 minute car to the parking area for the tram to take you up to Todi. Breakfast was included, very good, a nice choice on the buffet and very fresh. I would have liked to have had time to try out the spa. It is hard to define the hotel into one category, it's romantic, spa and relaxation, scenic, good location, good for just about anything. Reasonably priced for location and services. I would stay there again.

Review 39:Lacks ambience, More suitable for weddings and other group bookings.Staff very detached. Struggled to get hot water during 5 night stayexcept when there was a group in the hotel. Beware -originally booked6 nights but the hotel advised on our first day that booking. Comwould not cancel the 6th night ( my wife was ill) so the stay cost anextra night!

Review 41:Didn't think it was the best value for off-season, and the breakfastwas what you'd find in a 3 star hotel max, certainly not like any 4star hotels I've stayed in which almost always have large buffetsfeaturing many different selections...it was already set at my table sono choice and consisted of coffee, a few good pastries and yogurt. Ifyou are there without a car, there is no shoulder on the road you haveto walk up to get to the main road up to Todi (which from there has asidewalk).

Review 42:It was welcoming and nicely decorated in the period of the building, thestaff was very nice, the room was comfortable and the bathroom was veryclean and had a tub. They honored my request to not be on the floorbelow ground (as I had read was a problem for other reviewers), and Ihad a nice view of the valley.
