Review 1:The guesthouse itself could be ok, rooms are big and fairly clean, hot water, wifi, good location, but the french manager ruins everything! Is not only the very unwelcoming atmosphere, or the fact that when we arrived he has been very rude and ill-mannered.. Our first night we couldn't sleep because he was playing cards with friends in the courtyard, completely drunk, talking and laughing very loudly. At midnight I had to go downstairs asking please to be more quiet, but they continued for another half an hour and then they simply moved, keeping on making noise. He didnt apologize on the following morning and we really had the sensation to be in the wrong place! Kampot is full of guesthouses, I would never ever reccomend this place to anyone!!
Review 2:Situated within easy reach of the riverside with excellent bars and Restaurants , The house itself is a very spacious building with large open landings and tiled floors. Our room was a spacious double room with en suite, breakfast was included. Respect to the owner for what he is achieving there.
Review 3:Staff is not very welcoming, most of the time I had the impression I was bothering the front desk person (owner?). Not helpful and amicable at all - should maybe look for another occupation? I have stayed in other guest houses in Cambodia for the same price (even lower) and got better service every single time - the price does not justify it. Sheets and curtains ripped in the room.

Review 5:The pillows are harder than the old bed, plan on a sore neck by morning. When morning does come, save your $2. on the one egg and small bit of bread, you will be going out for a real breakfast soon after. Maybe find a neck massage after you find a breakfast place near by.

Review 9:The scooter for hire ran well enough but speedo didnt work and the bike was quite old and crappy. Coffee was rubbish and expensive ($1 for a cup of burnt instant coffee) - pleanty of other good breakfast spots about.
Review 10:Helpful friendly staff. Comfortable rooms. We stayed two extra days in the end as it was quite and comfortable. Good place to rest after exploring. Location was fine. Short walk to town and main tourist bars/restaurants. The hotel is in a quiet location.

Review 15:On the last night, probably because of heavy rain overflowing into the building's sewage system, a strong smell filled the room to the point it was impossible to stay in it. Luckily there was another room available so the owner moved me to that one. I wouldn't recommend rooms on the top floor as they're hot and heavy rain can be extremely noisy as they're right under the roof.
Review 16:Good price for decent rooms. It's great that they have bikes and scooters available for rental, as most attractions are outside town. The owners will also recommend which ones to visit.
Review 17:Worn out saggy bed. More importantly though, one staff member was incredibly unpleasant - dismissive and patronizing. While the other two were lovely (particularly the French Asian lady) the dark hair French guy ruined our impression of this guesthouse. We stayed in probably 30 guesthouses on our trip and he was easily the most unpleasant person we dealt with.

Review 21:There was an awful smell that came from the bathroom that did not come from me and the TV didn't work but these things don't matter too much. What annoyed me was when we asked the manager about onward travel he helped us book a bus saying the company was fine and more reliable than its rivals. A lie. What we got was a local bus with no aircon which stopped in every little town along the way. I've caught loads of busses all over Asia and I wouldn't have minded providing that's what I had agreed to, what I do mind is being lied to. Stay at the guesthouse its good, but don't book a bus with them.

Review 30:The surrounding area is a bit shady with groups of men playing some marbles (form of gambling) with loads of trucks and other vehicles parked on the street. At night it is totally dark except for the house's light. Also mosquitoes in room. The lack of staff makes it tedious to get any attention, especially to extend my stay.
Review 31:The place itself, including the room, is nice and spacious, and quite quiet because of the skeletal staff. They also have a nice big balcony but not much of a view except for the sports field. Also it's near the Durian Roundabout and bus terminal.

Review 34:The room was a bit damp and smelly. And the bed wasn't very great. When you lay down there'd be a hole in the mattress where you're body was and that hole wouldn't disappear anymore. And I'm not a heavy girl.

Friendly and helpful staff, comfy bed, the location's great and the riverfront is only about 5 mins walk away, the fan kept the room cool, laundry service also was cheap and the clothes smelt fine after. You won't find a better place in kampot for $7.

Review 45:Very close to where i got dropped by the minibus (300 meters) and only a few minutes to walk to the river and downtown Cafés. Pretty nice french couple (SEBastian&ANA) and their friend who run the place. Always very friendly, smiling and super helpful (and i had many questions). By coincidence they went to Bokor Hill the same day as i had planned, so they invited me to join (not sure if i had found it on my own). Thanks Guss! Room is very Basic, but clean. Comfortable bed, big bathroom, warm water, good water pressure, AC. Wifi was working good in my room. Nice terrace on first and second floor. Rooms are cleaned upon request. Great value for money, i recommend! Owners are not pushy with selling tours etc, but i rented a bike with them for two days, had my Laundry done and all was Perfect, so no need to make any bookings outside. They also can arrange your onward travel. I had breakfast outside the guesthouse, so cannot comment on that.

Review 59:The first night sleep in the hotel was fine but it wasn't until the middle of the second night when me and my partner woke up covered in bites, they were so painful and itchy and we could see the bed bugs crawling on the bed, we got absolutely attacked by them and the itching hasn't worn off since, when removing the sheet to inspect the mattress it was so worn and horrible there was no wonder there were so many bed bugs!!!

Review 64:Located very close to the center, this guesthouse is owned by a french couple who are very friendly and helpful. They offer a 2$ breakfast, but we didn't personally try it. The bedroom was spacious and comfortable, they offer to clean it upon request. The bathroom was functional even though the sink and the shower didn't have enough water pressure. It seems like Kampot city suffers from regular water cut offs, which happened twice when we stayed there, but the guesthouse has a individual water pump in case. They also offer scooter rental.

Review 73:I liked the friendliness and helpfulness of the couple running this guesthouse. They were always so willing to answer any questions and also take the initiative to find out things they thought might interest me. They even took me on their bike to help me get my phone fixed...they didn't just tell me where to go but came with me and helped communicate with the people! Really I was very impressed. They have plenty of information about what to do in the area.. The staff making the breakfast were also very friendly too. In a very quiet location but close to banks, restaurants and bars. Only a few minutes walk to the riverside which is lovely to sit by and eat by. They also can arrange scooter and bicycle rental for you which is handy. You don't have to go looking. Room is nice and spacious and comfy bed.
Review 74:Nice and quiet location away from the noise of the bars. Takes only five minutes to go by foot to the river side. The owners are great, speak french and have a very good knowlesge of the region and can organize activities, tours and scooter rentals.

Review 83:Bed and bedding was so dirty that we had to pull out our sleeping mats,when i looked under the sheets we did not even sit on the bed. I thought it will be OK with sleep. mats but after 2nights i've had some rash and at the day of leaving both of us ended up with some bites from insects as there were bugs literally all around the room. After flushing the toilet or shower there was a strong bad smell in the bathroom. Also be aware while renting motorbikes,they give your passport to some other people/company and i was not aware of this as i expected to get a moto straight from them. Did i complained about anything? Rather not,the owner was drunk at our first night and i know how easily can a complain lead to arguing. However they do some renovation so hopefully they will improve their rooms(or change the bed).

Location is in a quiet street just off the durian roundabout so very central and easy to find.

Review 95:We booked minivan tickets to Kep through Sebana and were told it would arrive at 10:30. We were aiming to be ready for 10 which would have given us plenty of time, however, it actually arrived at 9:40. The French man who owns Sebana came and knocked on our door to tell us we needed to be downstairs. We needed 3 more minutes to pack a few more things. He was very disgruntled by that and went off in a strop.

The location is great, right next to the night market, not too far away from the river, restaurants, bars... and the nearest minimart is only a three minute walk away. The hosts are super nice and relaxed people and they go out of their way to make your stay a pleasant one. Rooms are spacious, as is the rest of the house. There are several balconies and a patio and it's always nice to sit there and have a chat with other guests. It's definitely good value for money!

We wanted to do a tour in a tuk tuk of a few places around Kampot and they recommended a driver for us and phoned him to see if he was available..he arrived to pick us up a few minutes later and he was an excellent tour guide! Cheap price for the room, good value for money. Would definitely recommend!

Review 102:Overall I had a great time in Kampot, the location was great and the couple who runs the guesthouse helped me getting a trekking tour as well as arranging for a motorbike rent. Breakfast though was not included and poor (I haven't eaten there as they only had one set menu) but moreover they messed up my bus tickets (and what was unacceptable is that they did not properly apologize.. They did not even care alerting me as not when I presented my self at the check out!!!). This of course messed up the end up of my trip in Cambodia as I could not get another bus in time before having to catch my flight back home.

Review 117:Nice place with friendly staff and owners in a good location in central Kampot. Laundry, rending a scooter and organization of Bus to Phnom Penh worked perfectly. Rooms are very simple but clean and free wifi is available. Breakfast was nothing special but for two dollars it will keep you up till you either find a late second breakfast or early lunch.

When we asked about it, the staff said that the internet in the first and second floors sometimes disappears if too many people are logged on, which was not true as during the 3 nights we stayed there, the internet never appeared. No mosqito net at the window. The bed linen was not really clean and had stains. When we asked for houskeeping, our request was ignored. Also, do not eat breakfast there - the omelette was flooded in oil and the toast was deep fried (!!!). There are places relatively nearby where you get better breakfast for the money.

Review 130:It is next to a soccer pitch so there was a lot of loud cheering in the mornings but we didn't have a problem being woken up. It will be a problem if you like to sleep in

There are still issues like water damage in the bathrooms but my understanding is the previous manager did a very poor job of upkeep. They are the kindest people though and will take great care of you.
