Agriturismo Bellavista sells fast on our site. Set at an altitude of 120 metres, Agriturismo Bellavista has a hilltop location in the countryside, just outside the town of San Miniato. Its garden includes a swimming pool, children's playground and BBQ.
With its pretty setting in rural Tuscany, Bellavista is a converted farmhouse surrounded by 50 hectares of Chianti vineyards, olive groves and woods. It has panoramic views that stretch until the the historic town of Vinci, birthplace of Leonardo da Vinci.
Apartments have a rustic design with tiled floors and vaulted or wood-beamed ceilings. Each one features a kitchenette, satellite TV and comfortable living and dining areas. Many offer a patio or balcony.
Guests have shared laundry and ironing facilities as well as free Wi-Fi in public areas. A breakfast buffet is served each morning and you have free use of the BBQ. You can enjoy meals out on the terrace.

Review 1:Wi-Fi not 100% inside apartment

Review 3:There was no TV in the apartment, the fridge was very dirty. There was not enough space to hang towels in the bathroom. We had insects in the apartment. The wifi was poor.

Review 8:The location is excellent for touring. In it is the middle of msin attractions of tuscany. Stefan, the owner, is a very warm welcoming and friendly person which helped us with recomendations where to go and when to visit. Finally the farm is perfect. We had all the facilities that makes a family vacation a success.

Review 10:Rich breakfast. Nice panoramic view, well maintained garden with a clean pool. Friendly and helpful host, who upgraded us to a larger apartment, and gave us wines that are produced by his family. The apartment was very clean and spacious. Location is good for exploring the surroundings by car.

Review 11:Very convenient location with quick access to all places to be visited in Toscana. Great view over the Toscanini hills. The host Stefani is very friendly and ready to support with helpful advices on different issues regarding getting access to Toscana locations.

Review 12:It would have been nice to have a few essential ingredients in the kitchen; just oil and salt&pepper would have made a difference. The room was otherwise well equipped (and there were plenty of cooking utensils), so this is only a minor point and I still highly recommend this venue :)

Review 13:The room was big and bright, with a little balcony to enjoy sitting outside in the evenings. Breakfast was delicious (I picked this place based on reviews I had read on the food and was not disappointed), and our host very welcoming. A great place to relax in the Tuscan countryside!

Review 18:We stayed at Agriturismo Bellavista in July 2015 as a party of 18 adult family members for 10 days. All in our party ranging, from 81 year old Grandma to 8 "young adult" grandkids had a great time. We took up 5 apartments, and for the most part had no problems. The breakfast everyday was delicious and filling, and Stefano and his wife were wonderful hosts and conversationalists. The grounds and the pool were beautiful and inviting. Stefano is full of great advice for travel in the area. We also planned a family dinner at Bellavista for a very relaxing and enjoyable evening in, served to us in the dining area. All in all, we were very happy with our stay at Bellavista.

Review 19:Stefano was a wonderful host. Our 1st night there they had made a dinnerfor a family reunion group of about 18 people. Stefano had Julia andMorena set up a small table off to the side and we had a great meal andloved Stefano's Chianti Classico. We had a great view from our roomof the vineyards and rolling hills of Tuscany. Stefano recommended somewonderful restaurants in the area. We enjoyed the pool everyday afterour excursions to the hill towns. We loved our 3 day stay and woulddefinitely return to Bellavista. Bob & Janet Magnusson

Review 20:The host (Stefano) is very kind and helpful, the breakfast is varied and substantial, the location of the apartment is perfect (in the middle of Tuscany) in a nice surroundings with a beautiful view. Review 21:Our room had small window with no shutters and as light sleeper awoke at 5 every day with light coming through. apartment clean but chairs and shower around pool were not as clean as elsewhere was self catering but with no oven limited as what could doOverall minor point though

Review 24:The place is fantastic - it has amazing view; perfect for relax after daily trips to San Gimignano, Pisa, Volterra, Siena, Lucca, Firence … Listen to Stefan`s advice; he gave us very useful suggestion for places to visit! Breakfast is excellent. Our room was comfortable and clean. The wine from the wine yard was very good. Thank you for a nice stay!

Review 25:Some things are calling for renovation. The pool is nice but everything around it needs to be cleaned and renovated. Kids playhouse is broken and dirty. The apartment also needs renovation. We got locked out of our apartment. The shower in the bathroom if fixed in the wall and it is hard to shower like that not to mention hard to shower a little child.

Review 30:Agriturismo Bellavista is located on a hill just outside beautiful but not-so touristic town of San Miniato, short drive from Vinci ( Leonardo's birthplace ) , 30 min drive from Pisa and 40 min drive from Florence . Perfect location for exploring Tuscany. The building is historical and very well maintained , one bedroom apartment which we've booked was huuuge , clean and comfortable. Lovely swimming pool , great breakfast ( freshly baked pastry, selection of Italian ham , cheese , authentic Italian coffee, fruit , veggies ). The staff couldn't be nicer and more helpful - they make You feel at home .

Review 32:I liked everything without an exception! The place is just fantastic - it has amazing view. The house is lovely and beautiful - it has huge courtyard including places for rest and sport activities. The room was perfect - it had comfortable bedroom and kitchen corner. Everything was clean and so well arranged. The personell - very polite and helpful, particularly the owner - Stefano who was in the restorant every single morning to welcome us for the breakfast time. Stefano gave us very useful suggestion for places to visit and it was worth to follow his advices. I read some negative opinions before we go there but HONESTLY I think they sound like absurd after I was there and saw everything. I wouldn't really imagine how vain a man should be in order to write a negative opinion for that place. In brief - the best place to feel and enjoy Tuscany!!!

Review 33:Wi-fi signal was often poor, but mostly adequate for light usage. It's a place where you go to be a bit offline anyway :-)

Review 34:We loved everything about this place. The apartment was spacious, with a massive wooden dining table, extremely comfortable beds, excellent heating (we needed it - the weather was windy). It's secluded in the hillside with a beautiful view of the country, but still very close (5-6km) to a city with restaurants and supermarkets. Getting to Firenze, Pisa, Siena, etc. is easy. There's a lot of outdoor lounging areas on the property, green lawns to walk around, and a pool (we didn't use it at this time of year, though). The staff is wonderful and friendly, Stephano (owner? manager? I never got to ask) is always there with a charming smile and ready to help you whether it's suggesting the best way to get to Firenze (by train from Empoli) to reserving tables at nearby restaurants or even tickets to Uffizi (give him two day notice, though).

Nearest town of San Mimiato was our favourite town in Tuscany with lots of history, sites and super resturants, and not many tourist. The owners Stefono and his wife where such great hosts.Thank you. Review 39:I would let people know that they really need to have a car as it is not close to any mass transit. Once we rented a car, there was no problem at all.

Review 43:We were a bit disappointed with the children's playground which was limited to a wendy house and a small plastic slide - however this isn't so important given the fact that there is a large pool with a children's section. It is a bit of a drive to get to any other place to eat or shop. The facilities in the apartments are generally good, but they don't include a full oven, just a baby belling type (although there is a full hob).

Review 44:We loved the apartment which was extremely spacious. There is a panoramic view from the extensive garden, and a large pool. The staff are very friendly and helpful and the breakfast was truly amazing - a wide selection of meats, boiled eggs, bread, fruit, cakes, etc. It is possible to dine in the evening if you give notice in the morning and we took this option. We left the owner to organise a traditional menu. The whole meal was amazing, and the total charge for 4 adults and 2 toddlers, including 3 bottles of wine, was 80 euros.

Review 45:An unforgettable stay, good facilities, great views, the breakfast was varied and delicious. We want to emphasize the hospitality of the owners and their recommendations to make better stay in Tuscany!

Review 46:We didn't have a car and didn't realise how hard it would be to get around. There was no shop nearby (we had to walk 4 miles to the nearest one to get basic supplies) or restaurant for evening meals. The details when we booked didn't make that clear as it said there was a Coop and resturant nearby. If you don't hire a car it makes it quite hard and taxis are expensive.

Review 47:We had a wonderful stay and the owner was very very helpful! The breakfast was also great. The studio apartment is perfect for two and very cute and comfortable. Excellent value for money and if we hired a car the next time we would make sure to go back!

Review 52:A great place and great people, whose hospitality is incredible. Although we booked a one bedroom apartment for our family of four people, Stefano put us in a two bedroom apartment as soon as it became available to make our stay more comfortable. The place is great, remote from busy towns but is easy to reach and has a great view. The rooms are spacious and comfortable, and the family is available to help as soon as you need anything.

Review 53:Stefano and his staff were terrific hosts, going out of their way to meet our needs. The view of the Tuscan rolling hills from our apartment, #11, was spectacular . Swimming in the pool was very refreshing. The breakfast was delicious, especially the baked goods, which were excellent. I would highly recommend this establishment.

Review 83:There was an inordinate amount of insects in our room when we arrived. I think my daughter counted 14 ladybugs plus wasps and other assorted beatles. Not a big deal for us but might be for another family.

Review 90:Everything. The agriturismo is absolutely true to its name with unobstructive beautiful vista it over looks. Imagine waking up to stunning Tuscan rolling hills right before your eyes! Great hospitality and breakfast. Very friendly and accommodating owner who gave excellent recommendation of restaurants (we had out of this world truffle pasta at Pepenero). Agriturismo Bellavista was the best and cheapest place we stayed at throughout our Tuscany trip. Only wish we had more time here!

Review 91:Actually no. The only small issue - check-in is performed by owner Stefano himself, there is no special staff. Stefano may be temporarily away during the day,its better to call in advance and agree arrival time.

Review 92:Wonderful place to stay. Old stone house with very big rooms and very picturesque view from the window. Apartments was 2-floors with all necessary equipment. Breakfast was very good, served by owner himself.

Review 93:We stayed one night on our way to Rome and booked a two bedroom apartment for 2 adults and 3 children (16,14,10). The rooms were very nice and clean. The owner is very friendly and kind. Great breakfast and nice view. Very recommended.

Review 94:The showerhead is fixed on the wall of the bathroom, it is difficult to have a shower without washing your child’s hair daily. The internet signal is poor, even in the public spaces (which is normal in the middle of the hills.

Review 95:The breakfast is super, with homemade cakes, fresh fruits. The garden is beautiful (much better than it appears on the pictures), the pool is great and comfortable even for an adult. The apartment is well equipped, clean, quiet. The family running this farmhouse is nice and very helpful.

Review 98:Beautiful farmhouse, grounds, and vineyard/olive groves. Amazing views of the Tuscan hills. Mother-in-law LOVED the complimentary breakfast (a nice variety and a little something different every morning). Our toddler loved running around the big backyard, and we look forward to another visit when the weather is warmer so we can properly enjoy the pool. Kitchens were well stocked for cooking, although we found many excellent and reasonable places to eat in the local area, suggested by the manager Stefano. Any request or question we had was very quickly resolved. The town of San Miniato is charming, with several cute shops a fantastic Osteria where we ate twice, and an awesome gelateria. We also brought home some of the biologico wine and olive oil produced by Bellavista. It's excellent!

Review 100:Agriturismo Bellavista is highly recommended! We were two families traveling as a group of 12 and were provided great service. Stephen was friendly and helpful. We arrived late (about 10:00 pm) and he did not seem at all inconvenienced. The breakfast was exceptional. The yard was large enough for the children to find plenty of things to do. The view was wonderful. It was a 40 minute drive to Pisa and Florence. Highly recommend.

Review 101:The owner is so very nice! Breakfast was wonderful every morning. The view is fantastic - Bella Vista! Travelling with five small children, they all enjoyed playing on the large lawn out back. Great homemade wine and olive oil. We hope to return in the fall!
