Review 2：Very good location in an olive-field, and close to Spoleto. Own car is needed. Owners very kind and gave very good information for walks, where to park etc. Even late in season, the swimming-pool vas nice and clean. On-site restaurant was very good, as well as breakfast

Review 8：The hotel is run by a very friendly family, it's more of a family atmosphere than a hotel feeling:-) The rooms are clean, with airco, fridge and a large bathroom with shower. The pool is big and clean, surrounded by olive tree's. The hotel has a large private parking. Wifi is extremely good even by the pool. Breakfast is also very nice, different kinds of bread, ham, salami, cheese, jam, yoghurt, fresh fruit, homemade cake's. Spoleto in only a 3 km drive.
Review 9：We were given a room over the hotel kitchen and it smelled bad every evening we returned to the room. The shower was fixed and not at all comfortable. The staff friendliness could be improved.

Review 12：The friendly hosts and staff, the clean rooms, the informal feel, very Italian. Lovely little breakfast terrace, nice outdoor restaurant if you don't want to travel far or have a snack in the evening if you have eaten lunch elsewhere.

Review 18：The photos of the property are photo-shopped, they do not tell you the true condition of the rooms or the property. They run a restaurant downstairs, so our room smelled like wood burning smoke for several hours, and we could not open the window, because the restaurant was just below us. We were able to change to another room, which was a little better, although I could still smell the smoke all night long. The rooms are really old, worn-out and especially the showers are dirty and old! I would definitely not stay here ever again, and do not recommend this place to others. The location is hard to find, and you definitely need your own car. There is nothing close-by, not even a grocery store or a restaurant. It was hard to find something to eat in the evening.

Review 27：The room was lovely, the whole place was beautifully kept, the staff very friendly and helpful, I left some clothes there and emailed about it and received a prompt and helpful reply, the restaurant dinner was great, the breakfast really good.the location a little out of town only around 8 minute drive, but this is nothing and everything else makes up for this. Review 28：First impression not great. The garden, whilst perhaps not exactly neglected, is a bit of a shambles. The family's living quarters adjoin reception and this is a bit off-putting. Initially we were shown to a smoking room with a very small window which was very high on the wall and afforded no view at all. Fortunately we were able to change to a much better room.

The staff were friendly and helpful - food was very good and reasonably priced. Our comfortable room had a balcony which overlooked the garden. An excellent choice all round!

Review 62：Everything was perfect: warm spacy room, comfort bed and pillows, good equipped bathroom, nice restaurant belonging to the same owners, breakfast with a good variety of products was served in a cozy veranda, free parking and wifi, reasonable price. Personnel was very welcoming and friendly. We received a little present upon check out. Driving by car we liked the location: easy to find, close to the centre of Spoleto. Facility is surrounded by olive trees, very calming and silent place. So, highly recommended to visitors appreciating cozy home-like atmosphere.
