Review 1：Cheap execution of building details. Lack of building maintenance. Breakfast price a bit to high for what you get.

Review 3：Despite being quite recent and modern, the building and the rooms show clear signs of aging.

Review 7：The shower had no protection and whole bathroom was getting wet from the splashing water. Ventilation wasn't working either. Someone put too much attention to a fancy design than a functionality. There were noises from the kitchen/restaurant in the night - and I asked for a quiet room.

Review 9：you absolutely need a car to get there (only for rental car / car tourism), walls between rooms are too slim, the noise of the neighbor rooms is a little bit too loud - at least for me.

Review 11：The room was small, only one hair accessible inside. Bathroom is not a separate space, there is only a curtain between shower and the rest of the room. Bad smell from outside and quite expensive breakfast.

Review 13：(1) Really, really helpful staff. Eg, we had had a tire puncture and their efforts made it a 3-hour rather than possibly 3-day delay. (2) Superb evening meal

Review 16：No air conditioning working in the rooms, carpet was filthy and then room poorly designed. The bedroom has a viewing window into the shower - asked for another room as travelling as part of a group and given bin bags and tape to cover it!! There was exisiting tape marks meaning someone else didn't like the design either. Staff were left without a manager for 4 days and could not do basic functions such as refunds. The corridors are painted ball making it very dark and dingy. The toilet is serviced by rain water so is dirty and green. Not a good hotel and would not ever go back. Other rooms in our party had wiring fittings loose from the ceiling as did we for the fridge wh oh also did not work.

Review 17：downgrade to a less luxurious room because of our pre-anounced little dog?! This room was extremely hot and had no opportunity to cool it down. The shower in the room (seperated with a glass door, no bath room) made it even warmer and moist.

Review 23：Friendly welcome, good sized rooms, with kettle and fridge. Utopia has a small indoor pool which we hadn't spotted when we booked or we would have taken our swimming things !

Review 24：The room carpet was very badly stained all over, including one which appeared to be due to a leak from the toilet at some point. The bath & basin were badly stained, the shower curtain was mouldy and the bath had hair in.

Review 27：The hotel sit near a Forrest, have a drink or something eat ot in the terrace is very peaceful. The staff was always friendly. Rooms could do with a little bit of more light, but they are nice and bed is comfortable enought. There is also a swimming pool and for bikers, there is a small garage that could house 2 bikes.

Review 33：- Room was bigger than advertised and had more facilities than expected, there was a fridge and a chaise lounge plus separate bathroom and toilet. - Rooms were clean and heating worked nicely. - Free parking and nice views with nice big windows. Really should be rated a 4 star the only reason I think its rated a 3 is because the fixtures etc are a bit rough around the edges, besides this I would definitely stay here again and my experience at this hotel was a good one. :)

Review 34：First and worst, there was no heating system working. The first day I called the reception and they brought me a small electrical heater, the type that uses an electric resistance and a fan...after 10min was forced to turn it on as it burns the oxygen. Second day, I was informed that the heating was working…they lied and I give up complaining because I heard from another guest that this situation has been like that for a long time and all rooms were affected Second problem, the rooms are very poorly sound-proof….Terrible!!! Not going to stay again in this place.

Review 36：Heating system wasn't working, I was given by the reception a small heating electrical device to heat the room. Wi-Fi is terrible - no stable connection at all in the room. Bad smell from the bathroom, there is no ventilation apparently or it wasn't working, the room itself is very dark, even if the lighting is on. Fridge was not connected and empty (no minibar).

To be totally honest - the food in the restaurant is fantastic - but too expensive for us

Review 127：Shower head in room broken. Flooring outside bathroom warped (probably due to water from broken shower head). Hard floor in breakfast area meant that all footsteps could be heard really clearly in rooms above, waking me up early.

I asked for a quiet room when I booked, but there wereloud, drunken men at the bar each night, and the noise carried to ourrooms. Also the hotel was listed as having a sauna and a fitness room.We were disappointed to learn that we had to pay 40 Euros per hour forthose services.
