Review 1：Nothing I didn't like about property itself, but without car best to bring your own food as eating choices nearby are sparse and on Sunday afternoon non-existent.
Review 2：Very welcoming and helpful staff. Certainly near the airport--5 mins. Clean room with good bathroom. Calm, residentional area. Neighborhood bar used for breakfast is a great place to hangout all day!

Review 10：Taxi is the only transportation means to this property. It's 20 euro single trip (some drivers even ask for more). It's not a small amount of money if you take the distance into consideration.
Review 11：Well it's perfect for flight transfers. Just 5 mins by taxi. And the staff are really really nice and helpful. There is a lovely balcony, and you will love it if you're an aircraft fan.

My wife and I (both 75 years old) had to walk to a one-block-away coffee shop where we were allowed only one "sticky bun"and one cup of tea or coffee with no free refills of either! Also,Bookings.com advertises that a shuttle to the airport was available atthis facility, but it was not. Rather, we had to pay 20 Euros for a taxiride. Also, no wake-up service and no alarm clock was available to wakeus up in the morning. Finally, no elevator was available, making itdifficult for my wife, who had difficulty climbing the one flight ofstairs to reach our room, and for me, who had to carry two heavysuitcases up (and down) those stairs.
Review 13：Cooperative staff, stayed open slightly beyond 2300 hours to accommodateour late arrival because of its location; our and other taxi drivers whowere consulted after our taxi driver made numerous attempts to findtheir address did not know how to get there using their given address!.Had to stop at another hotel to find their location on a map using theinternet at that hotel. (That is what made us arrive a bit late, at 2310hours, and also at additional taxi costs because of the length spentlooking for their place.)

Had it not been for the wonderful Claudio we would have been lost, he went above and beyond to help us with pretty much every aspect of our stay (especially the language barrier when it came to booking taxis etc), he is a fantastic host and nothing was too much trouble. I very highly recommend this B and B, we will definitely be staying again!! 5 starts from us! The room was also amazing and the balcony was fantastic!
Review 16：Everything was nice, including the Areal which was clean and quiet. Easy to be reached by car; myself I didn't have a car but the owners were very nice to drive me to the next bus Station which was app 1km away

Review 18：We did not like much of anything of this bed and breakfast. When wearrived, it was a locked door and could not find anyone. There werenumbers posted to call, but when we called, the voice mail was inItalian and we could not speak the language and besides, needed staffnow--not on a message machine. We had to wander down the street tryingto find someone that may know how to access this b and B. Essentially,the b and b is a few units on the top floor of a two story apartmentbuilding. Its not a proper b and b with reception waiting for you if youneed anything. That shoudl be bold on the website that noone will bethere and to make prior arrangments as to when we will be there. Once Ireviewed the confirmation, I found a note about 'let us know whenyou will arrive' in small print. We are on vacation--we have noformal schedule. We found a kind man down the block who did not speakany English, but we were able to get across to him we were to stay atthe b and B. He was kind enough to call the b and b and have theowners/Manager drive to us 10 minutes later. Upon arrival, hauledall our luggage up by ourselves, even though a young man and woman cameto let us in--did not offer to assist at all. Then,we tried to ask howto get to airprot the next morning and return our car. Minimalassistance and we felt dismissed. They show us the room--it was cleanbut very dated with old bedding. Bars on patio doors and bathroomwindow. The breakfast part was the best--cellophane wrapped chocolatecupcake, pastries and juice box, and an unsealed jar of instant coffee--THAT is your breakfast. Not to mention the b and b is in a sketchy area.About 10 minutes from the airport, but we were afraid for our car allnight if it would be there or damaged in the morning. Overall,from thetime we pulled up, I wished we had not booked there and the visit didnot get any better.

Review 20：Excellent & very convenient location, close to airport for carching an early flight. The staff, Claudio, absolutely friendly and helpful. I haven't even got out of my taxi that they immediately came to receive me by my name. He also organised everything for my early departure! I hope I can come back for a longer stay and enjoy the beach nearby. There are also restaurants and bars nearby.
Review 21：There was loud noises coming from someone who was also staying at thisB&B. The shower head came off and there were allot of ants in ourroom. Went to the front 'office' but no one was there. In themorning for checkout there was no one there as well. I had accidentallyforgotten my passport in the room (my mistake) and had to wait for oneof the owners to come from their home and let me in the room...and forthe simple reason that there was no one there (anytime), I would notstay there again.

Review 37：The hotel is located in a quiet street of a pleasant, residential area, about 15 minutes walk from the beach, 10 minutes driving from Fiumicino airport. The room and the bathroom were tidy,the bed was pretty and comfortable and the balcony overlooked a garden. In general, a nice place to stay.

Review 39：Our flight was delayed for 5 hours so we only had the chance to sleep there for 3 hours really early in the morning. The owner was really nice and waited up for us till 2am. He was nice enough to give us the information we need for the next day at that time of the night. The room was very clean and very spacious compared to Rome standards.The owner had also left our breakfast in the room as we were leaving very early in the morning before breakfast time. So we are very very happy with their service.
Review 40：Wanted a good nights sleep before the long haul home but was lucky to get 3 hours. Hard bed, planes flying overhead until 11pm. The person upstairs above me, clomping around in shoes on tiles until midnight then running a big bath or something at 3am, then the emptying later. All very loud so floors and walls must be thin.

Review 99：I stayed here one night before renting a car to go to the countryside during high season (first week of July). This was the only reasonably priced place I found and I was very pleased. It is a B&B, not a full service hotel, and people that expect a full service hotel should not stay here. As a B&B it is excellent. The rooms are clean and wifi is free and works very well. The owner sent me an email concerning airport pick up (I dealt with Frabrizio who speaks excellent English). My plane was late but there were no problems. The key is communication and with that it was a perfect stay. As I was tired I did not try any local restaurants. Fabrizio helped me with my luggage and explained the workings of the room (a/c, tv, wifi, fridge with free bottled water). It is located in a residential but very safe neighborhood. Breakfast is taken at a local cafe 1 minute walk away, a coffee and pastry. Do not be shocked at this, as this is a normal breakfast for Italians. Italians generally do not eat English or Continental breakfasts. I would stay there again and have already mentioned it to friends. It is clean, safe and reasonable.

Review 111：Everything. The "inn" is located in a low income neighborhood of the village of Fiumicino a 10 minutes car ride from the airport. It consists of a few small rooms in the second floor of a small building. Of course there is not any elevator and we had climb stairs with the baggage with the help of the owner.but no help when we left. The room could not be smaller with 2 single beds so narrow that you had to be careful not to fall to the floor while sleeping. The bathroom was rather normal but the entrance to the shower was so narrow that I imagine impossible for a fat person. . Once inside no way to move at all. In short one star is generous but for this place worth not more than 30 euros they charged us 78 euros more than we paid for very good 4 stars hotels in various italian cities. The included breakfast was another joke. It was given at a Bar at 100 meters from the "inn" and consisted ot a cup of coffee and one piece of bread. The only place to have dinner was a third rate pizzeria at the corner of the street. They had only pizzas not even pasta.
Review 112：The free transport from and to the airport but up to a point. The pick up at the airport is done a the departure level of Terminal 2. International travelers arrive at Terminal 3 so you have to go outside and walk up to the entrance of Terminal 2 carrying the baggage. then go inside and find a telephone to call the "inn" to announce your arrival For that you need auro coins which we did not have. Solved not easily this problem we were instructed to wait outside at the entrance of Terminal 2 departures. Where we entered there was a big sign saying departures Terminal 2 so we waited there for half an hour and after thar we phoned again twice more until we realised, they never explained, that there was a ramp that went to a second level where there were also the departures and it was not easy to carry the baggage up the ramp. Finally we got picked up at 8.00 m having arrived at the airport at 5.30 pm by the car of the owner of the "inn" which as any other cars could park there for a few minutes but as the whole operation was clandestine his car was not authorized to pick up passengers at the arrivals of the airport. I must add that I speak rather good italian so language was not the reason of all these understanding.
Review 113：Hotel is conveniently located near airport and provided airport shuttle service. It was extremely clean and Fabrizio (owner) took us to a local Ristorante for dinner. There is a small market where you can get coffee as well just down the block. This is a great hotel !!
