Review 1:good room with an excellent view very helpful and friendly staff very good choice of food with something for everyone choice of fish and meat at the griddle large choice dessert we will definitely be returning for our summer holiday 2016 that says it all

Review 2:There are a number of things I found disappointing: we were advised there was parking - it was 400m away; there were no products in the bathroom except soap; there was only one towel each which was not replaced; the staff at the front desk were overrun and not overly helpful or polite; the hotel was huge and popular with package tours. None of these are terrible in themselves but the price point was just too high for what was actually a pretty crumbling hotel which was a bit Faulty Towers. For the same amount of money I think you can do better!

Review 3:The view from our window across to Bellagio was spectacular and the room and bathroom were very spacious and clean. The location was also convenient for seeing a range of sites around the lake.

Review 4:The hotel needs a little refurb as it looks a little run down (the carpets in particular).

Review 5:The hotel has a fantastic location. It's a 2 minute walk from the ferries to Bellagio, Varenna and Menaggio which is great for a day trip. The views are fantastic and the floating pool is also a great addition. The room was clean and the bed very comfortable! It seems to be a hotel booked for all inclusive trips from the UK, lots of older groups visiting, but it's a great hotel to rest at night after a day around the lake.

Review 6:Non existent service and no room service faciltiies for traveller who injured themselves and need medical attention. Wifi was not even available in the rooms, only in reception lounges and flaky at best. Car parking was hit and miss as was able to park behind hotel for the first couple of nights but once I lost the park, I had to park near Villa Carlotta which was not 300m away but almost 1km.

Review 7:Loved the location as it was perfect for us. Bellagio and all other lake locations were close and easy walking distance.

Review 8:We did however have an item lost in the hotel laundry. We were told that ours was the only laundry they had, but we had 3 toy stuffed pigs which have travelled to many countries with us for the past few years as our mascot. 3 were in the laundry bag, which we put in at the reception, only 2 got returned. In our returned laundry we also had 2 t-shirts which were not ours. They did try to tell us there were only 2 in the bag and as we were supposedly the only washing, why did we get 2 items not belonging to us? Anyway we provided the details including a picture of our missing item, but are yet to have him returned.

Review 9:The staff were very helpful when we arrived, and they had overbooked. They had rebooked us for the first night at another hotel, provided us dinner, transport. They also upgraded one of our rooms which was a standard to Lakeview at no charge. Breakfast had a wide choice.

Review 10:This hotel seems to be designed to work with several bus loads of people at a time. The dining room caters for more than 200 people at once. The food for breakfast was bulk but not great quality, such as what appears to be powered orange juice rather than actual orange juice. With some notable exceptions the staff appeared to be disengaged. The wifi is only available in a public area and was the slowest we experienced in a month of travelling. If you get a room with a view over the lake to Bellagio this does a lot to compensate for the negatives. The hotel has potential to be a gem. Access to other towns on the ferry is really good and the hotel has its own pool.

Review 11:Given a room looking out on the covered atrium the first night: no fresh air and a lot of noise from people on the ground floor.

Review 13:Quality of the room and general level of maintenance of the hotel was extremely poor. Fire alarm was detached from the ceiling, ceiling and bedroom in need of repair. Tired and dated furnishings throughout. Website photos do not live up to expectations. Enjoyed time spent across the Lake in Bellagio 100 times more and didn't bother with eating at the hotel during our stay. No wifi in rooms.

Review 15:Breakfast was poor, service was poor - staff not very helpful. Rooms look much nicer on the website than in real life - the rooms are basic - even the superior suite. Booked through booking.com so was good value for money but think I would be annoyed if paid full price through website!

Review 17:The claim of free parking, one of the reasons we booked the hotel, was not true- there were 10-20 spaces for the entire hotel, which had a capacity of many hundreds of rooms. You cannot reserve a space and therefore there is no guarantee. If you need to park a car, do not book this hotel. On check-in we were sent to two rooms that were already occupied much to our and the existing occupant's surprise. The room was old and not very clean - nothing like the pictures on the website or booking.com. Apart from the view, there were no redeeming features. The fan sounded like an old lawnmower, there was cotton stuffed in the keyhole to the adjoining room for "privacy" and we were kept awake by people crying and screaming.

Review 19:This is by far our worst experience and we travel consistently throughout Italy and Europe. The staff was very rude, in particular the 'boy' who was on duty at the check-in and whom we had contacted by phone while travelling to inform the hotel that we would arrive late. He couldn't even be bothered to check the booking and the lack of manner both with his bodylanguage and the way he spoke to us when we arrived was awful. We had been travelling for over 7-8 hours. As an English-Italian couple who brings a considerable business in the area we are very disappointed, upset and not proud at all. We also had guests booked there for a wedding party and the hotel overbooked their rooms and most of these guests were forced to find rooms somewhere else at the last minute, having travelled from Australia and Ireland. Italy is a beautiful Country and I am personally very proud and feel fortunate to be Italian but some Italians do not deserve it and we strongly feel that polite manners, bon-ton and professionalism should be reinstated especially amongst the younger generation who is fast to complain about the lack of jobs when they can't even look after their current occupation. We demand a public apology and we will take any steps to make sure that this doesn't ever again happen in the future. We should have really called the police as they refused to let us speak to a manager.

Review 23:The hotel is big and too crowded (at least in august). Parking is not available. There are 5 places for 500 rooms. Interenet connection is not available in the rooms. Connection in the lobby is very slow.

Review 29:No wi-fi in the room, only at the lobby. We paid 160Euro for this 2-star like hotel with the minimal amenities ( no shower cap, no lotion, no in-room slipper). It's not worth the money to stay at this oldie hotel. The hotel needs to be renovated. The hotel was full with senior and retired citizens, not good for couples. You need to get a boat to go to Bellagio, very inconvenient.

Review 30:Lots! I'd booked this hotel has an independent traveler and arrived to found it was becoming an all inclusive hotel, with cheep drinks and full to a point that staff were struggling to cope. swimming pool closed at 6.pm sharp made it impossible to go out for the day and come back in time for our children to enjoy it! it just put necessary pressure on our holiday.You have to cross the main road to access the pool and at time it got very busy, with a 5 year old it was not ideal. The WiFi was unavailable most of the time and made it impossible to complete our next booking with booking.com. AC wasn't working properly, safe wouldn't lock and had to be fixed. Car park was very limited and just off the road. the hotel looks in need of a good clean up and refurbishments. There was a terrible smell of bad drains in the bathroom. The underground bar was so gloomy! Couldn't wait to leave.

Review 36:The WiFi was not working anywhere in the hotel. The description of the hotel stated that one can request for the parking spot, as it turned out, hotel only has several parking spots (if any at all) and provides them on the first come first served basis, so basically no chance of getting it. It also gave an impression that the hotel is understaffed and overcrowded. Wouldn't recommend.

Review 37:The only positive from this experience was a lake side view. Other than that a disappointing stay.

Review 40:This hotel caters to tour groups and unless you're in one of them, I would not recommend staying here. Each morning two new busloads of tourists came in and there was a flood of people trying to check in. The tour operators are very rude and the parking is very limited due to them. The pool area is also very crowded and full of rowdy people.

Review 41:The rooms were clean and spacious and we had a balcony. There is a ferry service from the hotel to belaggio which is very convenient.

Review 42:Lots of package tour guests means reception staff and area busy, although they were very accommodating at all times. Main drawback is parking, which is a real difficulty. Limited parking at hotel and police dish out tickets readily if you're parked on any pavement or walkway even on quiet roads - we experienced this on a Sunday afternoon unfortunately. Allow plenty of time to drive around for a couple of kilometres looking for parking!

Review 43:Location very convenient for ferry to Bellagio and Varenna - superb views of the lake. Swimming pools great - although take a swimming had if you're going to swim in the Lido pool. Their all inclusive package (we upgraded on arrival) was v. good value and the buffet food was appreciated by all - kids aged 9 and 11 (and 2) and grandmother, as were drinks by the floating pool. Rooms were spacious and clean with super views of lake or mountain.

Review 45:The staff at the floating pool bar. They were very friendly and knowledgeable. The views from the hotel were wonderful and we were able to get out an about easily on the buses. The churrasco BBQs were brilliant too. I'd recommend people upgrade to the Platinum All-Inclusive, we found it well worth the money.

Review 49:Quick walk to the ferry. Stunning view from terrace room. Floating pools were a fun and different way to enjoy the warm afternoon. Air conditioning plus a ceiling fan kept the room temperature very comfortable.

Review 50:Staff really unpolite and not flexible. We were there for a triathlon competion we could not store the bike anywhere and the only solution suggested by head receptionist was "look for another hotel" . Toilet not flushing , bathroom not clean. Worst then a 1 star hotel

The food was faultless with a lot of variety and the room very clean and spacious with a stunning view. They have a free boat that takes you throughout the day to Bellagio, a beautiful day out. Review 57:Breakfast was really poor, very little available even at 0830, breakfast staff rude. Hotel is on the coach tour scene, ok if you like that, but not a good place for independent travellers. Hotel pool not big enough for the size of hotel, especially at weekends when locals can pay to swim.

Review 59:The furniture décor was in need of refreshment and bathroom. We had a issue with the toilet as the first time we used it, it broke. We went to the front desk and told them they said "they would have it looked at" 3hrs later I called them again about it and said if it couldn't be fixed then please move us to another room. I was told" No rooms Have to wait until morning" so we didn't get a goodnights sleep with the toilet running all night, Next morning another trip to reception and they new nothing about it, finally 11am the next day it was fixed. I found the young girls and young man at reception rude and most unhelpful. I know they have a lot to deal with as there are a lot of bus tours stop at this Hotel and it can be a handful but no need for rudeness,

Review 60:The locations was great for what we wanted. A bit of down time with swimming pool. The restaurant staff in all 3 restaurants are wonderful. Photo of place is a little misleading as you cant see the very busy road between the Hotel and the Swimming pool.

Review 63:A lot of guests from the UK opted for an all inclusive formula. It gave us the feeling that we were staying in a hotel in Turkey. In the morning we found puke in the hallway. It took several hours before it was cleaned up.

Review 72:I had read the mixed reviews on the BE prior to booking the hotel, and did so with some trepidation, but our stay there was quite pleasant, and you really can't beat the location -- a spectacular lakeside venue with wonderful views across the lake to Bellagio and Varenna. The room itself was comfortable. The pool was great. The poolside dinner turned out to be an excellent option.

Review 73:The Hotel was ok but old and needs renovation, although the rooms were good. There was a Scottish lady at the reception who was very unfriendly, and we almost decided to look for another hotel. They have very limited parking, and she flatly told us we could park 250 m down the road which was more like 500 m at an unsupervised parking, and we were told that if we didn't like it, we could just go elsewhere. I would recommend the hotel to find more friendly staff, or they will lose clients as we will never go back there again.

Review 76:The hotel is filthy! I have been all over the world fro Africa to India. This place is run down and just dirty. There is a strong odor of sewage, dust all over the rooms, mold in the refrigerator, brown stains on the towels, and I could go on and on. The food is also really bad. I notice the all inclusive, but the drinks were very, very small (5 small beer to equal pint), just not worth the cost. Avoid this hotel!!!!

Review 86:Wake up call at 5:30 which was not orderedand was repeating until i disconnect the phone from the wall, to the breakfast was served bread which was green - means with some fungus or something like this, juice was just something disgusting. Reception was not willing to even say sorry for the wakeup call which ruined my whole day as woke up our little baby- she was "angry" whole day which means that we had to go back to milano sooner. Therefore i was not relly relaxed by leaving this hotel, never ever more.

Review 87:Some of the staff were very unhelpful, even watched me struggle on crutches. Lots of stairs, there are lifts but that meant walking a lot further. The Wifi connection is very unstable even in the Wifi zone. The communal toilets in the hotel lobby were dirty and unkempt. The ramps leading to the floating pool didn't have hand rails, I understand it would be difficult as the bridge is static and the ramp is designed to move with the lake but something to grab hold of would be great.

Review 88:The floating pool was fantastic, Cloudio at the pool bar was amazing he really made our holiday memorable. The toilets at the pool bar were very clean. The majority of the staff were great. The rooms were clean and despite having 2 narrow single beds they were reasonably comfortable but wouldn't suit anyone with a larger build. The à la carte restaurant staff and food were second to none, I would definitely recommend it.

Review 94:Asked in advance on booking for a double then arrived to twin singles. Asked to fix of which they said they would- never happened even though I asked twice. Tv remote half worked you had to walk up to to and turn volume or channels at tv. Air con just randomly turned on and off with remote not working. Very shabby and needs a huge makeover if going to pay 280 euros for 2 nights ($450 Australian). Breakfast was so unorganised and staff miserable. Coffee disgusting.

Review 100:Perfect affordable destination to visit and stayover in Bellagio. Really speedy regulars ferry to and from. The Pools are best facility in this hotel 2 large with sun decks and perfect views of the lake. Staff also helpful and friendly.

Review 104:95% of visitors are British bus tourists in their early 60s who booked "all inclusive" holidays in one of the 600 (!) rooms. Staff are very friendly and trying to be helpful but unable to cope with the masses, esp. during b'fast. Lobby crowded most times, elevators "decorated" with half-torn tour suggestion sheets, overall impression in public areas could be much improved.

Review 111:I paid the balance one day before the check out as we were leaving early to Lugano . the lady receptionist told me that I can get the receipt on the same date of leave . unfortunately the system wasn't running as we left early , they promised to send the receipt by email . I called many times and sent a reminder by email but I didn't receive the receipt .

Review 112:I liked everything . it wasn't the first stay in Brittania Excelsior . while my first stay was catastrophic , this time it was perfect . very beautiful and decorated room with great views of the lake . clean . comfortable and nice sleep (though the matts weren't that new) . I like the location , right facing Bellagio , and very close to the ferry stop and the bus stop to other places in lake como and to Lugano. excellent wifi . all what you need is there . I would definitely come back .

Review 113:The hotel is mainly oriented towards large organised groups of tourists. The lobby (and the common areas around it) was packed with people either trying to access the wifi or simply having a beer. We booked a room with a lake view. Unfortunately it was not in the facade of the hotel but on the side. It did offer a view of the lake but it was limited and obstructed. Quite different to what we expected and payed for (we were quite disappointed). So make sure you get a front room! The parking was always full. However, we were aloud to leave our car in front of the hotel as long as we did not obstruct the coaches that were bringing groups of tourists.

Review 119:WE asked to get fridge fixed, it did not happen.during our 2 day stay. intenet was only working near reception ( this was not made clear before We paid for buffet dinner on the second night, when we checked out I was asked to show the receipt ( a tiny piece of paper which of course i did not keep. There was an all inclusive offer ( food and drinks, but nobody could explain it to us. Staff appeared to be overworked and not very interested.

Review 120:The location, close to lake. breakfast good value for money. Nice view of mountains even we had a back room.

Review 121:The hotel is very tired and cries for renovation. It was crowded and chaotic. Although reception personnel tried to do their best, they couldn't manage checkins and checkouts simultaneously. Also we couldn't get any wifi in the lobby which was said to be the wifi point. But the worst experience of all was the breakfast - terrible interpretation of british breakfast (sausage, beans, scrambled eggs, etc.), and lack of fresh fruits.

Review 122:Our room had two windows and balcony. Was very clean and full of light. Perfect size bathroom comparing to those small bathrooms we were used to get during our stay in Italy. Although the pool was 100m from the hotel, it was nice and the 80 y.o. bartender served pretty nice Aperol Spritzs :)

Review 125:Good rates and the rooms are roomy and clean. The location is great -overlooking Bellagio etc. and a short walk to lovely restaurants and thehotel pool. Also close to the beautiful garden of Villa Carlotta. Aswell as the ferry to other islands and places - where you could havedinner and catch the ferry back to the hotel. We only opted forbreakfast which is only 5 euro - and the staff were very friendly andquick to bring coffee when ordered. I will stay there again.

Review 126:We booked a double lake view room which clearly stated on Booking.Com and in the booking confirmation that the room had a balcony. This was the main reason why we chose the room and paid extra. When we checked in, the room did not have a balcony. When we went to reception with our booking confirmation and room description from the website which included mention of the room having a balcony, the woman (Janette) on reception was extremely rude and said it was our problem to take up with Booking.com and had nothing to do with the hotel. She went on to say that they were fully booked and she couldn't do anything about it. Waiting in the line at reception and then discussing the issue with staff took 45 minutes with no outcome whatsoever. There was no apology, attempt to rectify the situation or customer service at all from staff. Very disappointed with how it was handled.

Review 127:Good location across the road from the lake. The pool and pool area was lovely.

Review 128:This hotel is below every standard : especially on food, service and hygiene ! I can give you only one advice ; do avoid this hotel when you want to experience the fine Italian cuisine and luxurious "Como" atmosphere ! As regular visitors to the Northern Italian lakes (Garda, Como and Lago Magiore) we have never been before in such a bad hotel as this one !

Review 130:The cleanliness is very, very poor! I never seen something like this before, even I am from Asian background. From the room floor, the dusty furnitures, the carpet along the hall and at the restaurant: the floor (bread crumbs everywhere) coffee machine (never been cleaned for decades, I guess), buffet table. They only need to pay attention how to clean in proper way, very simple! Or hire a better Chief Housekeeper, please! They can do so much with this property! Very pity..

Review 131:Stayed at room 503; it has enough space, comfy bed, love the room design. The 'floating' Infinity pool in front of the hotel was great! This is the only reason we book this hotel.

Review 132:The hotel was filled with 7 coaches of British Seniors each day. The breakfast was awful and don't expect bathroom amenities or extras. We had to ask for towels for our room and two were provided for our triple room. There is a charge for pool towels so bring your own. Be prepared to walk to find good restaurants for dinner. Upgrade to a "'lake view" or be prepared for a view over the back street and parking area.

Review 133:The swimming pool and the waterfront location. Good location to ferry terminals.

Review 134:Although it says 'free parking' the hotel has only 10 parking spots available. There is paid parking nearby at €8/day (between the blue parking lines). The breakfast was just horrible.

Review 135:The location. It's near the ferry (10min walk), Villa Carlotta and offers a great view of Lake Como. The floating swimming pools were quite nice as well.
