Review 1:No complaints at all.

Review 2:The lady owner Carmel was amazing, informative and very welcoming. The guesthouse matches her personality. The guesthouse is in the middle of town so you can walk everywhere. It was New Year's Eve during Storm Frank and we could hear the pitter patter of rain before we slept. Really nice place to stay.

Review 3:Tobacco smell was very apparent in the rooms that we had. Must be in the carpet. That turned us off. Owner was not awake when we left around 9AM...so we left.

Review 4:Interesting location/ history.

Review 5:The washroom/shower was en suite, but a tight squeeze. The location is in a residential neighborhood and up on a steep hill (which could be a selling point for some, but with my knee wasn't ideal).

Review 6:Carmel was very good to us, and a joy to chat with. She offered great tips for things to see and do in town. I'd had some knee issues on our trip and the room we'd reserved was on an upper floor. She showed us our options and kindly switched us to a room on the main floor (the James Joyce). The Internet worked well. There were plenty of plugs in the room, as well as a refrigerator and coffee maker. The common areas are filled with lovely art work, most of it done by Carmel herself. We learned the K used to be a lighthouse. We stayed there in November, so we didn't spend a lot of time outdoors, but what we saw was charming and quirky. Location was, on the whole, good - not far from the action in Kinsale proper, but far enough away to be quiet.

Review 7:Parking is a small problem, but we managed to park nearby.

Review 8:Carmel is a lovely host, she is very friendly and took time out to tell us about the local area and give us directions around town. I would definitely stay here again, the house is fantastic - it's like staying in a gorgeous art gallery. :)

Review 9:The landladys behaviour towards me when I made a complaint that the bed linen was dirty .. She stomped around the place disgusted in the fact I brought it up with her and when my husband said the linen was indeed dirty she told him " you would agree with her cause you about to get into to bed with her"

Review 10:Leaving !!! The b&b is indeed beautiful but the owner requires a customer care course

Review 11:Just fyi, this place does have a small dog (hypoallergenic) and uses duck down in their bedding. My husband and I are both a little allergic to duck feathers but it wasn't enough to ruin our experience.

Review 12:Very large bed and comfortable room. We had one of the smaller rooms but it had a great view of the city centre. Really appreciated the large window that opened to let in fresh air plus a great black out curtain. Overall great location and wonderful place.

Review 13:Very comfortable and quite large room. Great location, with an easy walk into town. Parking was a bit interesting, being on a bend and a quite steep hill, but that was the only very minor problem. Hostess was very friendly and helpful. The little extra details in the room were lovely.

Review 14:We arrived within the window of time identified for checking in to find a note on the door that no one was available for check-in....finally located a maid (who spoke very little english) who let us in and got her to understand we wanted to check in. (I found our reservation in the reservation book and showed her). Our room was essentially a windowless cell (very nicely appointed, but a cell nonethe less). No staff were available to obtain a local map, ask about dinner options, etc. all the things we expect from a guest house. We left the next morning without seeing any staff. The facility advertised parking which was a joke. A great location, but all the negatives trump this. Find another place to stay.

Review 15:Not a negative really - but I would have liked to have seen more pictures of the room we purchased over and above the feature rooms. Just for transparency of what to expect.

Review 16:Carmel was a delight - very friendly and provided tea/coffee/milk and biscuits and fresh water. Along with complimentary toiletries on arrival. Your home is beautiful with many interesting features and artwork - and we loved our morning conversation with you. Will be back to stay in that fabulous suite :)

Review 17:Two minute walk from the centre of Kinsale. Quiet at night, away from the bars and music. Very comfortable and clean - You really cant grumble about too much. Cheap and cheerful!

Review 26:Our was just lovely, very engaging and friendly. Our room was beautifully made-up and although on the small-side, was comfortable and provided all the amenities that we needed. It was a short and enjoyable walk to the shops and restaurants.

Review 27:This property is being falsely advertised it's a good 10 minutes walk into town from a very steep hard to find location. The room I was given was cold,small and damp and the garden view was of the garden wall. When I complained I was upgraded to the deluxe King suite which was nice but I had no need for a kitchen and living room on a one night stay. I found the owner to be a bit unorganised and she wanted me to pay an extra 50 euro for my upgrade. I had paid 100 euro and there is no breakfast available at this property. I won't be recommending this b/b to anyone and I certainly won't be back.

Review 29:The host Carmen made us feel very welcome, had time for a chat and even gave my husband some advice of looking up family history. The location is great , house has been beautifully decorated and would defiantly recommend. Beds were the most comfy we have stayed in Ireland

Review 30:Not clean, poor mattress, very small room, didn't look like picture, three hangers. We have stayed in many B&B's and would not recommend this place. No breakfast but we knew that.

Review 32:Great location, just a short walk to city centre. After returning from Cork, with food and drink for a picnic, Carmel (the proprietor), brought us plates, Crystal wine glasses, cutlery, etc. and we had a fabulous "picnic" right in the modern/glitzy dining room.

Review 34:Carmel was so welcoming, warm and friendly. She made us feel like family! A great story teller - true Irish! Would have loved to spend more time with Carmel. The home is an old lighthouse and is charming. Wish we could have stayed longer!

Review 35:Do not drive there. The streets are very small one lane 2 way, and not marked with street signs. I regret driving there.

Review 36:The home was absolutely charming and decorated beautifully. Carmel warmly welcomed us and is the epitome of a lively vivacious Irish lady. Our room was wonderful and decorated to the nines complete with decorator towels and linens and refrigerator! Beds were comfortable and it was our favorite place of all the 3 places we had lodged.

Review 38:Like much of Kinsale, the property is on quite a steep hill. So buggies and wheelchairs would not be an option.

Review 42:Location is great. The hill into town is very steep but the K is close its doable for any guest. Most comfortable bed I stayed in Ireland. Very clean and classy.

Review 45:Loved Kinsale. Accommodation is close to the town but far enough that it's quiet. Carmel is a real character, there's her art everywhere, a little dog. A little wacky.

Review 46:Owner told us all about herself in the first 2 minutes. Didn't seem to be very organized. Very cramped room. Hope your map or GPS knows what "the rock" is. It's a road that the guest house is on. Make sure you map it. Could not get decent directions from the owner.

Review 57:The hostess was lovely. Very informative and gave lots of suggestions to places to eat, drink, and some history of the town. Room was clean, bed was very comfortable with a great view.

Review 58:Didn't realise breakfast wasn't included but this turned out to be a plus as we had a lovely stroll down town and found Lemon Leaf a must-visit ! Then returned with breakie for the two we left behind and prepared this in the well equipped sun filled suite we had !!

Review 60:Beautiful building and well kept guesthouse. Really good location to the sights in Kinsale. It was the first stop on our trip around the West of Ireland, but I still remember the big bed as being the most comfy out of all of the places we stayed. Had a great restful sleep. They don't provide breakfast but didn't mind that at all considering the value, and there are plenty of places within a couple minutes walk. The host had as much character as the house and was a delight!

Review 70:This is advertised as a bed and breakfast and we found out when we arrived that there was no breakfast included. Carpets in toilets are not very hygenic in my opinion. When we returned the second afternoon all of our belongings had been moved to a different room without advance notice or permission from us to move them. Although the second room we were moved to was a little bit nicer and more comfortable we would have liked to have been notified that we were going to have to move.

Review 79:No one answered the bell on arrival. The lady who finally appeared couldn't understand English, handed us a key showed us the room and left. . The bathroom had a terrible musty smell no toilet paper. The Wifi didn't work in the room even though the owner claimed it did. Carmel the owner was nice and very artsy but too opinionated. No place to park.

Review 85:The sheer beauty of the home! We appreciated the original artwork and so enjoyed the decor. This is a ,must see home. But above all else the host Carmella was delightful and such a pleasure to meet. We will remember Carmella with fondness. Kinsale itself was hectic the night were were there with many tourists but we lucked in and found a tucked away wine bar with live music...it was lovely evening!

Review 86:Doors making noise on windy night also roof water running all night long booked it thinking it was a hotel as per the advertising where as in fact it was self catering

Review 87:breakfast is a 1/2 mile walk into town, cramped rooms, not even a night stand, closets too small to hold luggage, lack of recent painting, walls carried sound, weak water pressure in shower, bed not comfortable, limited parking and hard to enter/exit, no signs pointing to the place,

No breakfast but it wasn't a big deal as we tasted the local food the town has to offer with our friends

Review 98:Carmel is a lovely, eccentric character who offered a warm and friendly welcome on arrival; nothing was too much for her to make our stay relaxed and enjoyable. The house is exquisite, full of tasteful design, art and beautiful sculptures. The room was beautifully laid out, being both spacious and comfortable and the accommodation offered a fantastic base to discover Kinsale and the beautiful Cork countryside.

Review 99:Musty room. Noise from owners upstairs in the night. Rubbish outside window. Large bed but husband ended up sleeping on electric blanket connector. Couldn't get the TV working. Filter coffee in room but no plunger. Bit disappointed.

Review 101:The b&b was amazingly refreshing, staying in Kinsale known for it's Art and the b&b represents this. The decor is far for traditional but fabulous. Scultures and paintings from the owner herself. Bed are amazing I love down feather but alternatives available if needed. The facilities were the best I've seen, loved the fridge with fresh milk for tea!! Definitely be back if in Kinsale again.

Review 102:We LOVED our hostess and the owner of the K Kinsale! She was one of the best parts of staying there and gave us lots of recommendations for the town. She was beyond helpful and offering her assistance during our stay at anytime. She has put a lot of love into the place which has lots of character.

Review 103:I think for the price paid breakfast should be included, we booked it knowing there was no breakfast but it was a last minute room we needed and the only available in kinsale with walking distance to the town, so we proceeded to book the room only.

Review 109:Shower room very small, windowless, damp & smelly; noisy plumbing when shower used upstairs (at 11.30pm), very noisy, creaky floorboards upstairs (someone still moving about @ 3.30am), so slept badly. Room cramped due to v large bed, wardrobe, unnecessary full-size fridge containing a small jug of milk! Definitely NOT deluxe room. Only stay if you like black!

Review 112:It was a bit hard to find, and unlike most B & Bs, doesn't serve breakfast. But also unlike other B & B's, they cleaned the room daily.
