Review 1：The location was a but isolated and the room small for a four member family. The breakfast selection was limited but not too far off what I expected. The location may be best in spring because the grounds were beautiful

Review 22：Soundproof between the rooms was almost nonexistent. You could hear the TV from next rooms, the people talking, flushing toilets, etc. Poor decorated rooms with cheap furniture. We felt like it was a 2 stars hotel. The breakfast was terrible. One kind of ham and one kind of cheese. That's all. We stayed for two nights and on the second day, the hotel rented the first floor lobby to a fashion presentation which started at 21 and ended past the midnight. We were there to rest after a full day of visiting Venice not to listen noisy house music until midnight. Bad experience.

We drove to Venezia Mestre Ospedale train station and parked for free. The train was 15 mins to get into the Venice train Station and only cost us 1.25 Euro. Very authentic Italian feel here, everyone staying there and eating in the Restaurant seemed to be Italian. Dinner in the Restaurant was delicious real Italian food for a very good price(menu was completely in Italian). Staff were very friendly and helpful. Excellent Hotel, highly recommend.

Review 45：First of all, we booked superior room with 25 square meters and got small common room, at the most 15 square meters. First night without soap, only showering shampoo, but second night they brought us a soap too. Second, when we checked in, the receptionist told us that breakfast is until 10.30 a.m. but first morning we came at 10 a.m. and there was no food and cutlery until we asked the waiter to bring us some. Then he told us they serve the breakfast until 10 a.m. Second morning we came to restaurant about 9.20 a.m. and found a lot of people there, but there was lack of food after what we asked the waitress to refill it but she told us that it is finished. There was no bread, scrambled eggs etc. Unbelievable... Third, in spa, they do not have any liquid for drink (water or tea) and it is insane not to have when you use saunas, because you can dehydrate! We needed to go to the reception to ask for a water. Fourth, at the check out, we must negotiated with receptionist to charge us the amount which we have in confirmation email that got from www.booking.com. He wanted to charge us higher price, but finally he did not. So that was OK, but unpleasant situation. Overall, this hotel does not deserve 4 stars. at the most 3, but rather 2.

Review 50：Taxi from airport to hotel was a shocking, unexpected 52 euros! If youbook the taxi through the hotel you'll get a fixed rate of 35 euros,so make sure you do that! Wish we'd known beforehand.Remember to budget for city tax. 1 euro per person per night. You will be billed for this at the end of your stay. It does mention this on their website, but just to let you know here as well :)

Review 51：Hotel price was good (too expensive for us to stay in city of Venice)and location good. 10 euros for taxi to train station (another 10 eurosback as well) to travel into Venice, but my boyfriend and I were happyto walk the 20 mins to the train station and save ourselves the money.Staff were wonderful, very professional, spoke excellent English and go out of their way to help you. Breakfast buffet was great - had a wide selection of food. Bacon, scrambled eggs, croissants, cake, muffins, toast, cereal, yoghurts, juice, water, tea and coffee. Included in price of hotel :) Good shower, and soap, shower gel and shower caps provided.

Review 73：wonderful place set in a park at an incredible price. reading some of the negative comments, we were afraid, but we could not find any faults. room was very clean, everything functional and the owners friendly and welcoming. it is a great location for visiting Venice and retreating to a calm, green location at night, away from the crowds.

Review 74：It is calm, nice large garden (but no swimming pool yet), large and comfortable living rooms (for all hosts). Staff is friendly and competent. It is close to Trevise and Venezia (that we can reach by car or by train).

It makes you almost feel like you're living a century ago and invited to someone's villa for a holiday. Marvellous. The rooms are simple and clean. The staff, especially Sebastiano was delightful. There was air conditioning in the rooms, the WIFI was free and available in the lobby and rooms, the parking space was ample. It was easy to get there. The train station is a short distance away and then there is a 20 minute train ride to Venice, for those of you who are visiting Venice too. It was very convenient for traveling. There were a few nice restaurants in the vicinity, but you'd need a car to get to most of them. It's away from the hustle bustle of a big city and we thoroughly enjoyed it. Note; Be sure to have mosquito protection when you're there. Lots of mosquitoes in August.

The hotel does not have the charm as in the pictures.

Although next to our room was staying a family with a lot of childrens and we could hear everything they say their steps and running. Hotel is ideal for people who like the atmosphere of the hotel as in the picture and for those seeking a peaceful rest. Staff were very nice and I also liked the machine coffee in the breakfast,. :)
