Review 1:Parking - when people hadn't parked within their car park it proved extremely difficult to get out of my car park. In fact we had to contact the owner of the vehicle to move his vehicle so that we could leave!

Review 2:It was ideal to catch up with friends. With the Bar and restuarant being extremely comfortable.

Review 3:Very spacious room, which was clean and comfortable. It's close to St Kilda Rd so easy to access trams to go into the city or to places like Chapel St, Prahran or St Kilda. Also within walking distance of Albert Park and South Melbourne.

Review 6:That there is car-parking right under the hotel. That there is a tram stop nearby. That tje views over Albert Park Lake and the bay are great from the right rooms.

Review 7:Had to pay for parking, but it was only $13 a day with unlimited comings and goings..,also it was secure and easy to get onto Kings way Queens Street So, maybe it wasn't that bad a 'thing'.

Review 8:Most comfortable bed EVER, quiet, fantastic views, friendly staff, great facilities. Reasonably priced. We really enjoyed our stay there and will stay there again. Easy access to where we wanted to go. Please go and have a look through the mansion as it is stunning and has been renovated back to its former glory.

Review 17:Although the hotel is on a very busy road, there was very little noise. The staff are fabulous - nothing is too much trouble. Fabulous location close to tram stop, and even walking distance from Crown Complex and the CBD, and Toorak Road/Chapel Street.

Review 28:We have stayed at this property over 20 times over the last 10 years but standards have fallen significantly. What they now charge for tariffs in not matched by what they provide. Inclusions have also disappeared. We paid 'top dollar' for Saturday night. On arrival a table & chair were in a seriously broken state. Houskeeping generally not up to scratch. Shower filthy & very mouldy. Not good enough.

Review 34:The occupants of the adjoining room were very loud between 2:00am and 3:00am. They were shouting and singing. The adjoining door probably didn't help the noise.

Review 38:The room was filthy. I have never seen a bathroom so dirty. The bed sheets looked like they hadn't been washed or were stained and we both got only one pillow each. The TV didn't work and neither did 2 of the lights. We were not told anything about the upfront bond that we had to pay, which we are yet to receive. The parking was awful. It was far too tight. The lifts took at a minimum 5 minutes before we could get in. Defninitely wasn't worth what we paid. Will not be back.

Review 54:Both computers in the business center do not work. Old using XP operating system with no virus protection. Could not use the printer. Wifi was free in lobby only. $18.95/night in the room. Couches in lobby worn out.

Review 55:Just didn't like that after we arrived we were told we needed to leave a extra $200 deposit that was twice the amount of the actual booking itself. We were unprepared for the extra holding cost that was needed secure the room, so was forced to use our spending money.

Review 56:Unexpected costs such as bond for the room and paying for parking was dissapointed. Shower was very tempramental, took a few minutes to get it right. Knowing up front bond takes 5 working days to release would of been better.

Review 62:I really have to stop saying good things about this place before it gets to hard to book. The staff are amazingly friendly and helpful, from reception, the bar, and the maids. I have stayed here a few times and it's a great place to come back to after a day of adventure. All good.

Review 63:The room was in a state of disrepair. The carpet had grease stains that looked like someone had built a motorbike in there. There was holes in the walls and electrical fittings broken or hanging away from the wall with exposes single phase cables. From an OHS stand point alone this room should have been taken out of service and fixed.

Review 67:The room was nothing like how it was advertised. We had a booking at another hotel , but after viewing the superior queen room at this hotel and reading that it had a smoking room, we decided to change. I was so disappointed. I took my partner down there to propose, and instead we were met with a room stuck in the sixties, staff that would just stare at us instead of letting us know that the reception desk was around the corner, and a mouldy bathroom that held the worlds tiniest bath tub (my partner could not lay back as his torso was too broad). The real hammer on the head; which was the reason that was swapped hotels, was the smoking room. Unfortunately there is no such thing in this hotel, but in its place is an open area next to the front entrance, and an unsheltered balcony on the seventh floor that does not even cater by offering any benches or chairs. Overall I should have expected half of this from the amount that we did spend, however if the hotel had been honest with its advertising, then I would have stayed with my original booking.

Review 68:the location was wonderfully close to the cbd and gave my partner and I a better understanding of where we would like to move.

Review 69:The long walk from lift to room. Car parking was only available under the basement where there was no lift this made for a VERY long walk from car to lift which also involved two sets of stairs.

Review 75:Concierge, older Gentleman, blonde hair ,was such a complete rude and unhelpful member of the hotel staff. I prebooked a taxi the day before ,to make Sure I could get to the Mcg for an open training session of a football team in the Morning. as I waited ,he informed the driver had walked off as the hotel had mistakenly told him it was an airport transfer ,looks at me with absolutely no consideration or explanation and says "it will be at least an hour for a taxi " and then plays up to a woman guest buzaree and poor behaviour, there was nothing I could do except try to hail a cab ,which I did eventually ,arriving half an hour late.The other staff were good ,shame one person can be so poor and ruin the experience of staying in a hotel. Letting the other good staff down.

Review 76:The car park is quite tight in the important places! So easy to damage your car getting in and out! The scrape marks all around the entrance tell me I'm not the only unhappy driver

Review 78:My only concerns were the bathroom door-stop noisily dragging along the ground when the door was opened or closed (and the mark on the floor indicated this had been happening for a while), there were spots of what looked too much like blood for my comfort on the carpet next to the bed although they could have been food stains and the electrical wiring feeding into the lights etc. on the bedside table looked decidedly dangerous (wires visible).

Review 79:My daughter and I came to Melbourne to see the Lion King on a Thursday night and we needed accommodation that wasn't too far from the Regent Theatre, was reasonably priced, and had definite car parking on site. I decided on Bayview Eden. A twin room which contained a double bed and a single bed cost $105, with parking underneath the building an extra $13. We were assigned room 418, which, although it didn't have views across to Albert Park was at the back of the building away from busy and noisy Queens Rd. There was a bar fridge stocked with snacks and drinks, coffee and tea making paraphernalia but no microwave. The bathroom was quite spacious with bath and shower over the bath. The bedding was a very clean white and the beds were comfortable. A late check-out time of midday was a bonus. A taxi one way to the Regent Theatre in the city cost $12.

Review 82:1) Requested 2 separate beds in the booking. Discussed with hotel staff and they explained this was not possible and was told to use the sofa lounge. No one asked about breakfast or anything no one told me check out time I had to ring and ask , the spa was a bath , (small ) and for the price it was just average , at crown $300 gets state of the art everything and very helpful staff who told you about the whole place and everything Bit disappointed , I payed your 300 coz of the spa in the room and turned out being a bath Not overly happy

Had to use a torch to adjust the air conditioner and the passage had a musty smell. For the money we paid for this suite I was expecting a bit better than this.

Review 123:Your carpark facilities are a disgrace. When I managed to find a carpark, the last one in the carpark I couldnt park the car. It is a small car park and it makes it very difficult to monuvre the car. I would think again before I book your hotel given the car park facilities. i explained to reception that I was having trouble and they said they couldnt assist. How ridiculous!!!

Review 129:Recently stayed here to visit flower show at Carlton gardens. Received warm welcome and was able to book in early. All staff were friendly - even every single cleaner upstairs smiled and said hello to us. Looked like a nice place to work. Room was well appointed even if there were a few chips on door. We went to leave to go off to Carlton flower show and concierge asked us where we were off to and goggled best tran to get there for us. Tram stop was close by to hotel on St. Kilda road. Had a drink at bar and mezze platter and the staff there were also excellent. Would definitely recommend and go back.

Review 130:I was there for a Red Hatters conference weekend. We were put into a room that was too small, for the large group of us, for breakfast on Sunday morning .Don't know why we couldn't have used the room we had Dinner in on Saturday night
