Review 3:The room was shabby, lamps held together with tape. Chair ripped and taped up. Breakfast very poor. Not fresh fruit but tinned. Hot food cooked too far in advance, bacon like rubber. Had to make own toast and toasters old. Very poor value for money and it appears we paid a lot more by booking through you.

Review 20:I found the room dirty. I did not use the shower as the screen beside the shower curtain was filthy and behind the door I could see hair on the ground from a pervious guest. The room as very basic and felt quite over charged for the use of this hotel. I also didn't have the breakfast as felt if they can not clean the bathroom what would the kitchen be like. Thankfully I was only in the hotel for a short part of my stay in KK.

Review 22:This Hotel was booked at a rate of €40.00 per night and breakfast extra I did not stay for breakfast. I was charged €2.00 per night because I paid by Master card when booking on line no mention of extra charge for Mastercard while €2 is not a lot it should have been mentioned on the booking form.

Review 27:breakfast was dreadful, the food had been cooked badly to begin with,all the bacon was burnt, the sauges were either white or black and the eggs managed to be hard on the bottom and undercooked on top. this was then place in metal containers which did not keep it hot or even warm. cold badly cooked food. this really needs to be addressed, i saw other reviews and thought people were probably being overly critical, but i have never seen anything like it. they need to employ someone who can cook and sort out thier method of keeping food hot or cook to order. Bathroom was not cleaned properly in both rooms I booked.
Review 28:Hotel was nice enough, we got a very good price. check in was pleasant and the room was fine. big plus was having two good pillows on each bed. If it wasnt for the breakfast i would book again as hotel is too far from town to go in for breakfast.

Review 46:Breakfast needed a bit of a makeover. The Dining Room was great but the food could have been better. Maybe, on low season with a small number of guests, the hot food could be cooked to order; or at least prepared in smaller batches. Fire Doors propped open by Housekeeping. Sorry, this makes by blood boil! A propped open fire door isn't...and the auto release clamps weren't working. I constantly kept kicking the wedges away only for them to be put back by Housekeeping.
Review 47:Recently renovated rooms and reception areas. Privately owned with genuine effort on the part of the proprietor to ensure guests had a rewarding stay. Excellent Wifi and secure on-site parking in a quiet, residential area.

The hotel management could do with teaching their staff how to smile as at breakfast we were greeted by a person who just couldn't be bothered. Shower filthy. Hairs on the bed, found under duvet.

A smile and friendly greeting would have made a difference - the impression given was that we were a bother. The range of cooked food available was considerably less on the second morning - why? The description on Booking.com said 'room rate includes continental breakfast' but after booking a twin room the emailed confirmation stated 'no meals included', there was absolutely no mention in the twin room details that breakfast was excluded, it was only after booking that the confirmation stated 'no meals included'. Price should have indicated level of expectation but this was our first night/stay in Ireland. The furniture was extremely dusty inside and needed a clean all over, drawers could not be used. Not a great location from which to explore Kilkenny town.

Sounded like a good idea, but he failed to explain to us that it was a buffet and they stopped cooking fresh food an hour ago. I wouldn't of been so disappointed about breakfast if we didn't have to pay or he discounted it. They still insisted we pay full price breakfast per adult when we left.
