Review 2：Friendly multi-lingual staff that were well informed. Hotel is well situated with short walk to shops, restaurants and local travel hubs.

Review 3：I liked the building's location and classic architecture, the cleanliness of the room and the public areas, the breakfast, authentic italian coffee with fresh croissants and delicious pies and mostly I liked the smiling and helping staff! I will surely choose it again!!

Review 4：Beautiful hotel in a wonderful location. The view from our balcony was amazing. Looked right out over the water with Mt Vesivius in the distance. In walking distance of shopping, dining and center of Sorrento. Very friendly and helpful staff. Nice beach club. Highly recommend this hotel!

Review 8：The owner of the hotel is extremely friendly and helpful. He does everything he can to make your stay as good as possible. The hotel's location is perfect. In walking distance of most parts of Frascati, while being just out of earshot of the cathedral bells.

Review 9：Soundproofing of external noise was very good for the central location, but we were kept awake by noisy people in the adjacent room one night. Could happen anywhere!

Review 16：The owner/manager was very accommodating. He helped with the luggage(no elevator), provided early coffee and parking. This is a very basic B&B convenient to fly out of FCO. There was a/c which worked well. Unfortunately, the bed and pillows were extremely hard. Did not sleep at all.

Review 28：The hotel had a nice friendly atmosphere that was not too formal. Room was clean, bed comfortable. Lovely view from our second floor room down towards Rome. Extremely handy for the railway station and just a minute or twos walk from the heart of Frascati. Breakfast was a nice selection of sweet pastries, cereal, fruit salad, bread, ham and cheese. The proprietors were very warm and welcoming. Wifi available free of charge. Happy to store our luggage on the day of departure free of charge. Would definitely stay here again if visiting Rome

Review 30：very central location in Frascati, easy to reach from the railway station, and taxi stand next door. Bus terminal just across. My room was quiet although outside is noisy, and the staff was very friendly and helpful.

Review 35：The parking area comprises an internal yard shared with other users and requires staff to open gate. It looks a bit dingy but was always available, convenient and secure, but a bit tight for space. In room, shower head and hose needs to be renewed.

Review 38：We were greeted by a wonderful brother and sister team who couldn't do enough for us. The room had a view of Rome and the breakfast was delicious. We even had free parking in the heart of town.

Review 39：Unfortunately you cannot believe the claims of air con - there are only a few rooms in the hotel with air con. This is a problem in summer months and it was very noisy on street outside, too noisy to leave windows open.

Review 40：Wonderful breakfasts and very helpful staff. However, the family rooms do not have air conditioning as they claim on booking.com. The first night in august was so hot couldn't sleep. Staff found us a double room with air con for second night but children had to remain in family room without air con and at the other end of hotel. Given we pointed out that it was misadvertised weeks ago and has not been changed on the website I am not impressed.

Review 83：Having never been to Frascti before we were delighted with the locationof Bellavista. We had private parking and didn't worry about thecar. A lovely park area across the street, and the town to walk throughin the other direction. Through our windows a lovely view of Rome.Fruits, breads, coffees for breakfast was complete. Thebrother/sister managers were most helpful in giving directions.Would stay there again. Loved the white wines and the roast port whichthey are known for.
